I moved into Station House in September of 2020 and I am resigning because I havent had one complaint. The staff is friendly, the building is clean, and its very safe. The residents are business professionals so you almost never see anyone disrespecting the building. Mandy at the front desk is there to help you with anything you need and is extremely responsive. I highly recommend this apartment building for anyone thats looking.

I moved into this building almost three months ago and have had a good experience so far. Mandy at the concierge is the best and so friendly and helpful with all my questions. There were a few maintenance issues when I moved in but immediately addressed by Craig and Brandon (who are awesome and very professional). Overall, the location is great - right near the Mall, Union Station, and H street - and the amenities (gym, roof, pool) are the best in my opinion compared to similar buildings.

Luisa, the leasing agent, went above and beyond to help us out pick the best floor plan. Would highly recommend her if you are looking to rent at Station House, she makes the experience worth while.

Ive lived at Station House for about 8 months and I absolutely love it. I feel like I lucked into such a great place to live, a lot of the problems my friends have with their buildings I just dont have as the staff is great (especially the concierge Mandy!), maintenance is speedy, and they seem to be making an effort to add some socially distant events and activities. Its not perfect, but it seems they at least listen to complaints and take thing seriously.

The amenity are amazing . I’m glad I picked station house. I have been here since April and I love the community . The residents are supper awesome . The leasing office was very friendly. I love love the front desk energy especially mrs.dee she always greets us and give my LO candy when coming into the building .during the covid time they have hosted fun but safe events to attend . So far so good station house .

Absolutely LOVE Station House! Weve only been here just over a month and my husband tells me every few days I cant tell you how much I love it here. You really couldnt have picked us a better place and location. Makes me feel good know my whole family is happy here. We love the gym, outdoor spaces, location, Fili being next door (since we are Greek), but most importantly every interaction with concierge, maintenance, and cleaning staff is pleasant. Neighbors seem friendly too!

We lived in Station House for a bit less than 3 years.Overall we were super satisfied and happy with our apartment. Location is perfect. Close to metro and you can easily survive without a car. We never had an issue about being fined with trash or something similar.Amenities are fantastic and they were doing their best to clean them even before COVID.We had some days some delays with our packages being late lost but they did everything in their power to expedite the process/find a better solution.Maintenance and concierge people were fantastic, always helping and fast to respond.In addition, we took a really good care of our apartment + we left it in a precise condition and we were refunded our security deposit.Unfortunately due to work related life changes we had to leave our apartment but we were super sad to do it.We would happily return to it if we had to choose a place in DC.

The Bozzuto management team is kind and efficient. The amenities are very nice when were able to use them (albeit EXPENSIVE). Otherwise, its been a rough experience with a somewhat hostile resident community and the prior Roseland management who misplaced blame on us for noise complaints coming from other apartments and did nothing to help us when a neighbor parked in our space for 3 consecutive days (the parking garage manager kindly resolved that for us himself). The neighbors are unfriendly, very entitled, encroach on others space, do not care to wear masks properly or sometimes at all, and are just flat out rude and aggressive.

If you are looking for a reliable, clean, safe, and friendly place to live in DC--I highly recommend Station House. From day 1 to now, the staff and people at Station House have been helpful and great. My roommate and I love living here, and they have always been accommodating and understanding. The staff really does care about the community and its residents. As two females in their 20s living in DC, I would recommend this apartment complex to anyone.

We have been renting in Station House since March 2020. In December 2020, with less than a weeks official notice, the property management company changed to Bozzuto. We loved living in the former property managers version of Station House (Roseland). The concierge staff were all friendly and we never had issues with maintenance requests nor rent payments -- going above and beyond always.Bozzuto service is a complete downgrade. We have had rent payment issues resulting in double charges, the package pick up system through the concierge is a complete mess, and maintenance has not responded in a reasonable manner (it takes upwards of three days to respond to a request, some of which are emergency requests). Communication on important matters (like security of the building during inauguration including access to the parking garage) have been minimal at best.For the amount of money we pay to live in this building, it is completely unacceptable to be treated like this. Even though we hate the idea of moving again, we are investigating leaving this property since Bozzuto has left such a sour taste in our mouths.

My experience in the building has been fantastic. The spin classes and the community kitchen where lots of popular events happen (including waffles, jazz bands, Santa Claus photos with your puppies, etc.) have been marvelous. The staff - particularly Jenny & Coors - have been spectacular. The community kitchen has allowed us to cook for the homeless and deliver food with the help of neighbors, to the homeless neighbors. Love the full gym and the spin classes offered multiple times a week. The cleaning crew and maintenance staff are phenomenally responsive. I love Station House!

Great location! So close to so many stores and restaurants! My apartment is beautiful! Love all the bells and whistles (and all the windows!) I havent had many needs for Maintenance but when I have, theyve always been attentive and quick with a resolution. Amenities are fantastic! I love the rooftop pool in the summer! And you cannot beat this gym! Its amazing!! (and never closes) Ive lived here for almost 2 years now and I couldnt be happier with the service the concierge and office staff has given me. They make me feel like I matter and that makes me happy.

Station House is great! The amenities are amazing. The staff is very friendly. The gym is the best Ive seen in NoMa. The place is beautiful, and upkeep inside the apartments is very good - they generally respond very quickly. Hakim and Stanley are awesome - they take care of most maintenance problems, and they have positive attitudes, make you smile, and will do it quickly. All the folks who work at the concierge have been great too. The amenity spaces are great, and only minor things are in disrepair (the trash chute for recycling almost never works, which only means you have to take recycling to the basement). Its a non-smoking building, though they cant seem to stop a few people from smoking marijuana in their apartments and stairwells, which is annoying for other residents. But I think this would happen almost anywhere in DC now, and generally this is the most amazing building Ive ever lived in, and with the best service too.

Lived at Station House for a couple of years now. Loved it when I first moved in and still do. I always get oohs and aahs from all of my friends and family that visit. Its a beautiful building and very well maintained. Cant beat the location! The short cut to Union Station is the best! Saves me time and exposure to bad weather. Grocery stores, bars, restaurants, shops are in walking distance. Office staff are friendly and always willing to help. They make it feel like home for me. Maintenance are top notch, friendly and efficient. Feels good when I walk in the front door to a warm greeting by concierge. I dont understand how others feel differently. But they do say, you receive what you put out. Highly recommend!

One of the nicest apartment buildings and apartments I have spent time in. Very modern and great technology all around. A liberal game room with many great quality, entertaining games such as billiards, fooseball, etc. Nobody bothered us in the game room even though we were playing till late on a Sunday night and noisey at times too. Shows the amount of space and soundproofing the building has as well 👍🏼 A shame that the overall rating is not 4 point something stars. That compelled me to write this review!

I lived in Station House for over three years and wanted to write a review to address some of the comments in other reviews.1) Location is great, perfect if you work on the Hill, everything you need is in the neighborhood.2) Concierge and maintenance staff are the best. In three years the only maintenance I had to request was getting the shower drain cleared about every 6 months (I have a lot of hair). I also once accidentally broke a glass into the garbage disposal and they cleaned it out for me.3) Leasing is staff is very nice though you may need to contact them repeatedly for a response. In my experience they generally left you alone as long as you paid rent on time (I never got one of these trash fines, but I also took my stuff down to the appropriate areas).4) The summer interns and AirBNB visitors were a huge pain my first two years there (the interns especially would take over the pool) but they stopped having them after getting bad publicity. There was a noticeable difference at the pool last summer.5) Amenities - especially the pool and gym - are great. The amenity fee is annoying ($600/year), but just know that and plan for it going in. They did do amenity refunds during COVID (anot til after the Mayor declared buildings legally had to do so, but I digress...)6) In general I rarely heard my neighbors. Street noise isnt bad but if you live above the loading dock you will definitely hear the trash collectors every morning. The building is also very strict about no smoking (a great thing, in my eyes) and do make a concerted effort to get any violating tenants to stop.7) In my three years there I saw exactly two bugs and ZERO mice (I am deathly afraid of mice so this would have been a huge deal for me), and I assume Id be at a higher risk due to being on a lower floor and above the loading dock/trash area. I dont know what the infestation comment is about.8) most of my annoyances in those three years came from the residents, NOT the staff. For example - people leaving their trash out in the trash rooms instead of putting them down the chute, not picking up after their dogs, etc. A lot of residents were clearly very entitled (I once encountered someone complaining that there was no trash can on the first floor so she just left all her trash in the middle of the lobby - there are at least three trash cans on the first floor) and that shouldn’t reflect badly on the building or more importantly the maintenance/concierge staff.Ive toured all the buildings on H street and think for the location and amenities, this is the best. Is it still overpriced....yes. But I really enjoyed my 3+ years there and only left because I moved out of state.

Great location, near all! The apt is beautiful, Amenities are just amazing you have it all. The resident events are phenomenal. Front desk time is top notch, and the office staff is always willing to help. Overall this place is a community where you meet your neighbors, make new friendships and have quality of living.

I’ve lived at Station House for a few years now, and our experience has been great. The staff has been kind, and the maintenance team has really come through for us in several occasions. Overall happy!

I highly highly suggest looking elsewhere when looking for premier housing in the NOMA area. There are plenty of other (much nicer and newer) options in the area. The only good thing Station House can offer you is a decent rate on a short term lease. If you are not in that situation, do not apply to live in Station House. I repeat-do not apply to live in station house- you most certainly will regret it. First, if you ever need the assistance of the leasing office, they likely will not be in the office. One morning, at around 10:20 AM, I was locked out of my apartment. The lady managing the front desk of the building did not know how to make a temporary key, so I had to wait around for someone from the leasing office to show up, despite their opening hours beginning at 10:00 AM. I ended up waiting over 40 minutes. Second, the leasing office will almost certainly scam you out of your security deposit. If you dont believe me on this one, read the reviews below mine. We haphazardly glanced over those previous reviews, but we wish we hadnt, because it happened to us too! I have lived in the Washington, D.C. area for over 10 years and I have never had my security deposit not returned in full. Third, you may experience random trash fines on top of your normal monthly trash bill for not taking cardboard boxes all the way down to the recycling bins in the underground garage. Residents are not even given a warning first, instead, $50 fines are slapped onto their doors in an envelope. We werent the only ones who received such fines. Instead, they were plastered on almost every door on our floor very frequently. Fourth, maintenance rarely successfully fixes work orders on the first try. When we first moved in, our freezer was not making ice. We reported the issue to maintenance, not once, but twice before they showed up. It then took us reporting the issue five more times before it was successfully fixed. In the process, water began flowing from our ice maker and filled up our entire freezer, completely ruining all of the food we had stored in there. They did nothing to remedy the situation. Fifth, and lastly, the building has some sort of deal with Universities to provide housing for undergraduate students who are interning in the Washington, D.C. area. This happens not only during the summer months, but also during the Spring and Fall. In signing a lease at Station House, you are rolling the dice. You may live next to a nice, quiet and respectful neighbor, or you may be living next to a group of college students. We experienced the latter. The students would frequently throw very loud parties on all nights of the week. In short, if you sign a lease at station house, you are signing up to be hassled and nickeled and dimed the entire duration of your lease. If I could have given 0 stars, I would have.

Station House staff was so generous and let my non-profit use their community space for an event we hosted in December. Staff was easy to work with and lovely to be around, flexible with me, and the space was beautiful. Were hoping to work with them again in 2018. Someone who came to my event even loved the building so much she then moved in!

No complaints so far. Responsive staff, nice amenities, and unbeatable location (next to Union Station). They even have an agreement with the building across the street which has a tunnel underground that has a shortcut to the Union Station Metro.

I have not rented an apartment here, but I am sure planning on it. I called the help number in regards to some questions about renting an apartment here, and the woman on the other line was fantastic. I didnt think to ask her name, but whoever answered that call on 3/7/18 at about 4 p.m. needs a raise. She listened to my problem, and answered all of my questions wonderfully, and even seemed very interested in what was going on. Fantastic customer service. If the apartment complex is anything like that, I will be sure to apply.

Station House is an amazing place to live! It offers many amenities and events that keep the resident always satisfied! Wonderful staff, excellent location, and a warm environment to be!

Good: The building is sleek. Complaints about short-term renters are pretty groundless -- the walls between units are mostly noise-proof, and the common areas are mostly unused (with the exception of the pool on summer weekends). Many events involving fitness classes and free food.Bad:1. I left my unit in absolute spotless condition. However, a maintenance employee on final inspection then said I had a scratch on a single floorboard. The scratch was incredibly light and the size of a nickel. It certainly could have been there before I moved in, as I never would have thought to note something so imperceptible. It’s the kind of “damage” one would claim to find only if they found zero issues in the rest of the unit and were determined to find *some* issue (picture attached -- try to find the damage).Station House made me wait an hour for that inspection (despite telling me an inspection would always be available), and I was verbally told a single floorboard cost $25, so I signed a form noting “1 floorboard” of damage. I was then supposed to receive my security deposit within 45 days, according to both the lease and DC law. However, after 45 days, I had to ask Station House to return my deposit. I expected $25 of damage. However, they instead billed me over $330. Station House claimed that more boards had to be replaced (none of this was noted on the damages form). Station House then wastefully paid $225 in labor costs for workers to travel and swap out the board. After complaining about these charges, Station House did waive the materials cost, but at the end of the day, they still charged me over $225 for essentially made-up, imperceptible damage that the vast majority of people wouldn’t think twice about as actually being a flaw. (This includes Station House itself in regard to its common areas, as there are thousands of similarly tiny imperfections around the building it hasn’t spent hundreds on each to fix.)Because Station House only requires a $500 security deposit, I recommend residents just write it all off as a loss and don’t worry about any damage (or in my case, “damage”) to your unit. They tried to charge me over $330 for a spotless unit that I put immense care into not damaging in the slightest, so just assume you’ll hit the $500 limit and don’t worry about keeping your unit pristine like I did.2. Throughout the initial lease process, I was told verbally and in print that the bike locker lease was $10/month. It wasn’t until signing that they snuck in buried in the lease that it was $15/month. Not a huge deal, but a sign of how the building operates. (They did agree to the $10 rate after I presented them with the written evidence.)3. When I was renewing my lease and replacing my roommate with another, the building demanded a $200 fee to remove my outgoing roommate from the (expiring) lease + another $200 fee to add an incoming roommate to a (new) lease. These potential fees were not mentioned in my initial lease. After some negotiation, I got Station House to drop the fees.**Everything is negotiable with this building, and I encourage all prospective tenants to negotiate with leasing office before agreeing to anything.**4. The hot tub was broken all three summers I was a tenant. They did eventually fix it in the last two summers, but it took many weeks.5. The trash chute system for sorting into either garbage or recycling was broken from Day 1. I put in multiple maintenance requests and got excuses every time for why it was delayed being fixed. I’m fairly sure that nothing anyone on my floor put in the chute with the “recycle” button pressed actually went to recycling.6. If you have an issue, you often have to email the management a few times before you get a response, as they seem to hope you’ll just forget about the issue.7. The building charges $50 to replace a lost keycard. It’s a piece of plastic they just have to recode.

Took a charter bus down to a winery event hosted by Station House. The tour guides (Paul and Paul) were great and informative on wine information. We went to Creek’s Edge Winery in Virginia - the venue was beautiful and the different wine tastings were sooo good!! Great experience!!! 🍷❤️

Station House has been great. We moved in this April and have been very happy. The community is beautiful, the gym has top notch equipment, and the apartments have great appliances. We also love living in a building that is green and having energy efficient appliances and windows. Currently my fiancé and I are in a one bedroom but we want to move into a two bedroom in this building when our lease ends and hopefully make Station House more of a long term home than we have had during school. Any repairs weve requested or questions weve had have been dealt with promptly and professionally. I havent experienced any of the negative things that some reviewers have talked about, and I agree with the roof and pool curfews that the complex has in place. It makes sense to close those down at night so that there doesnt need to be a 24-hour lifeguard and to help prevent injuries and accidents. The building overall is very safe and we love living here.

I lived here with my wife for a little over 2 years.After living here for 2 years there are some observations I would like to add:First, I would like to point out that the place does look fantastic. Its stylish, cool, and has amazing amenities. The problem is, that when you actually live here, you quickly realize the whole place was designed with style in mind, not practicality. The open area downstairs is completely impractical. Do you really want to try and have a quiet poker game next to people playing Skeeball? Do you want to try and watch a football game while people play a loud game of ping pong directly behind you? Does it make sense to have a study area directly adjacent to the main thoroughfare for residents (with no walls or partition)? For me, the answer is no. Most other apartment buildings break up these amenities rather than try and cram them all in to one big, loud, open space.The herb garden I so wonderfully praised when I moved in has been completely neglected. There have been very few events to keep it up and running and any attempts at suggesting or working with the leasing office to make it an enjoyable amenity were completely ignored.This place will absolutely take your deposit when you move out. Whatever deposit you provide, understand now that you will get virtually none of it back.One of the most frequent issues we experienced at this property is the fact that there are, simply put, not enough elevators for this building. If you live anywhere on the north side of the building its not unusual to wait up to 5 minutes for an elevator. Now, that doesnt sound like much, but when you have 15 minutes to catch a train from Union Station that can make a huge difference between making it to work on time, or missing your train.The architects have completely failed at ensuring that the elevators per unit are sufficient.Finally, I would like to point out that we absolutely tried to bring many of these issues to the leasing offices attention. However, literally no follow up was offered, nor actions taken, even after multiple times trying to talk to them and suggesting improvements.We really did enjoy some aspects of living here. But for what its become its not worth it at all. Youre paying for looks, but no substance. If you are considering moving in here, I implore you to reconsider.

Would-Be Tenants: Just read the City Paper article on this place. That will tell you everything you need to know. This place used to be decent, but is highly mismanaged.Also note that the Director of Operations had her husband write one of these reviews. Further note that most of the nice reviews are about this one bus trip some residents took to a winery. Guessing that was in exchange for the trip(?).Save your money. I really wish we had.Two of the maintenance people walked out recently. Good luck getting anything in your apartment fixed.

Station House is a very attractive building living in a very attractive part of town. The amenities are great, the elevators are terrible, and the staff is generally friendly. While friendly, they are far from accessible, it is not uncommon to have to wait upwards of 30-45 minutes to pick up a package, a spare key, or your dry cleaning.Additionally, you might get a good rate on an apartment (emphasis on the might) but you will be paying through your teeth for parking at this building, and it is far from secure. My roommate and I have both had break ins for our cars while they were parked in the building, and Station House has had a broken garage door (stuck open for the world to enter) for over 4 months.I really enjoyed living on the H st corridor but I am excited to be able to move on to a building that makes life easier rather than harder.

I liked Station House until we ran into problems. The problems such as loud music, barking dogs in the middle of the night, loud music in shared spaces, unsecured and unmonitored doors opened wide to passerbys to enter the building. The TV’s/ media programs in the public places have NEVER worked. I have yet to see any of these problems rectified and it’s been almost a year. As a resident there is no one to contact after hours for problems such as the ones listed. However, The maintenance and concierge staff are very nice and accommodating.

Worst experience ever. Don’t waste your money on this property. The front desk staff are the worse, they don’t do they’re job as a concierge. People are paying $$$ towards nothing. If you have a guest coming and you call the front desk to let him up they will ask you to come and get him yourself. Honestly this building is a joke.

I agree with all the negative reviews. I was there for 21/2 years. Any complaints or problems you have are quickly dismissed by a useless leasing office.They will take your deposit AND overcharge in any minor wear and tear to the building.Worst of all. I recommended the place to a friend of mine over 4 months ago and was promised a $500 referral from leasing. I didn’t realize how bad the building was until my last 6 monthsI moved out and still have yet to see any $$$.Don’t trust the staff there.—-Stay tuned. All my emails and unanswered complaints will be posted. I signed the form and left it at your office 3 times. I also have repeated emails requesting my referral. I am not even including the standing water in the building, the ‘hotel guests’ that you have in the building as well as the nonsense and break ins in the parking garage ($250 a month to park and your car will be broken into). Have much more to add.

Nice apt and centrally located but the worst management team l have ever dealt with. I was wrongly evicted after informing management of my intention not to renew my lease and evicted while travelling overseas and the case is still pending.I witnessed two force entries and complain to management to no avail. I was among the tenants that withnes the fire alarm situation and was surprised we did not receive any apology from management. You do not get value for money leaving in there.

Its a great place to reside if you need to be immediate to Union Station. Not cheap but a great location and building is brand new, although there have been some issues.Corzann, our community planner, really makes it worth living here!The curfew on the roof and pool area is stupid. They really need to change that ASAP.

Poorly ran building, the leasing staff are rude and the rules are very strict. While living there, a fire happened. The pool flooded all of the floors below it and not one honest apology from Station House management.Beautiful building, but poorly operated and poor customer service with few resources close by. Food options are slim and so is retail. There are several empty retail spaces within the building, which makes the price of the apartment not so worth it.

Hi. I had booked my stay that this place because i thought it looked nice from the pictures and the place where i was going to staying at cancelled at the last min. Love the place im styaing in but i had no working dryer, no trash bags and the drain in the bathtub doesnt drain. They fixed the dryer after i called them 3 times. Still no trash bags so i had to spend my money on some. The drain was never fixed. I payed $1,000 to stay here for 4 nights. That doesnt include parking. When you want guest to stay here from another state. You guys need to get your stuff in order. Oh yea i also have to buy my own dishwasher shop.

Station House is an extraordinary property in its own right. When contrasting it to other apartments in DC, none really compare. I come home everyday to what feels like my own personal W hotel.There are quite a few floor plans - mine is perfect for me. Additionally, I have ample closet space and a small balcony overlooking a garden-filled courtyard. The appliances are all top of the line as well.They really thought of everything your workaholic DC resident would want when you get home from a long week in the office: pool and hot tub, grills, rooftop garden, fire pit, puppy park, gym, and courtyards were all carefully designed and continue to be maintained in a meticulous manner.Roseland management and the staff are proactive and very responsive to resident requests. I have never experienced this level of professionalism in 10+ years living in the District.I plan on renewing my lease early if Roseland lets me.

I just moved to DC from Las Vegas and immediately fell in love with Station House. The amenities, beauty & overall energy of Station House is truly amazing. Additionally, I have experienced top notch service. Carl Lucas has gone above & beyond assisting me with my lease & move, ensuring a smooth transition. The concierge team members Ashley Bellamy & Neiel Edmonds have also welcomed me with warm arms. Maintenance team members Hakim & Stanley have ensured everything is working in my apartment & assisted with any need to ensure I am all set up! Excited to get settled in at Station House & couldnt think of a better place to call home.

This place is infested with roaches and mice. I don’t know why the can’t keep it under control. As much as the Tenants pay in rent they should have the exterminator here at least 2 times a week for this. I’ve never seen a place like this. They should lower the rent at least $1,000 less because tenants are here dealing with the bad infestation.

The building is great. Best residential gym Ive seen in the whole city. Pool, hot tub, fire pit, bbq grills, outdoor movies, fountains, conference room, party room, work station with nice Macs and PCs, show kitchen, TVs, game tables (ping pong, pool, shuffle board, foosball, skee-ball).My unit is comfortable. Tall ceilings. Wide living room. Large bedroom. Spa-like bathroom. Classy kitchen with movable island.Management, maintenance and cleaning are all superb. Jenny and Logan do an amazing job taking care of residents and the building here. Carpets get cleaned. Air filters get replaced. Fire alarm system is maintained. Craig, Hakim, Stan, and Leonard are quick to respond to repair issues. There were a couple significant issues with my unit when I first moved in – anomalies you might chalk up to lazy work on the day the construction workers were building my unit. Craig and his team went above and beyond to troubleshoot the problems and then make the necessary repairs quickly. Frankly, Ive never known a building with management and maintenance that does so much to care for the comfort of their residents. The cleaning team is great too. They are always on top of keeping the public areas spotless.The amenity events that Tiffany plans are excellent. If you like food trucks, fitness classes, financial advising, massages, boutique shopping experiences, concerts and dances, dance lessons, and happy hours, then youd enjoy just a *portion* of the life that is lived in this building.The location of the building cant be beat. A short walk from Union Station, the Capitol, H Street, and Union Market, for instance. Grocery stores in walking distance include Giant, Whole Foods, and Trader Joes. Commuting, errands and night life are a breeze here.Finally, Station House feels safe. You can rest easy at night.

We were having some issues with our apartment but the maintenance team, especially Stanley, constantly worked to help us. When the problem wasn’t quickly solvable, Logan in the leasing office really helped get things moving and took care of us like family.

Coming back from an awesome wine tour out in Virginia. We rode out on a luxury coach bus to Creeks Edge. Great wines and a beautiful place! Just one of the many perks of living at Station House! Corzann has really made the experience here at Station House. You pay an amenity fee, but with the state of the art gym, roof top pool and hot tub, game room, 24 hr concierge, and tons of fun events you get more than what you spend by ten fold! And just to name some of the other awesome events Corzann puts on...bootcamp and brunch, paint and sip, comedy night, cooking demos, pool parties....the list goes on! And I just won the end of trip raffle 🍷!!!

Reminiscent of a college dorm.Let me start off by saying the facilities here are great, topnotch lobby, gym, and courtyards. Friendly front desk staff who know nearly everybody by name. The management is the real problem. Things were wonderful up until Roseland Management decided they filling rooms fast enough and began leasing to WISH Housing. For those of you who dont know, this is a group that provides temporary housing to interns year round. Last I asked we had 76 interns living in Station House.There is nothing intrinsically wrong with having a large intern population living here. However, with interns comes excessive rules in an attempt to keep these children under control. Want to have two couples over for dinner, forget about it. Thats over the limit for how many people are allowed to visit at one time. Want to have a drink on the roof at 10:15pm, no shot. We received an email threatening immediate arrest if we were on the roof past 10:00pm, even on a Saturday.Again, I have no problem whatsoever with interns as I am young myself but a warning this was coming would have been nice while signing a lease. This is the ideal place is you are 18-22 yrs old but if you are looking for an upscale apartment complex you may want to look elsewhere.

Guess anyone can stay as long as you pay at least a dollar. Leasing office not great...rent not fully paid for months and no eviction notices given. Protical is not followed.

My boyfriend and I lived here for 2 years, and initially, we loved it. The apartment is BEAUTIFUL, the location is so convenient (Union Station, Whole Foods, H Street, Capitol Hill), and the amenities were on point. Amazing gym, beautiful rooftop pool, dog run, outdoor common spaces... but things went downhill fast. AirBnB-ers were cycling in and out, and it felt like we were living in a hostel. Any time there was a big event in the city (inauguration, womens march, homecoming, etc), the lobby, the gym, all the public spaces, were crawling with loud, drunk 20-somethings or sweaty tourists with rugrats running all over the place. We would find puddles of vomit and broken glass in the hallways, joints in the stairwells, drunk bros regularly harassing residents in the elevators... what a mess.There were people cycling in and out all the time. We paid like $700 a year for the amenities, then couldnt use them because the gym is full of grunting meatheads, the pool is packed with 21 year old interns (dont even think about going up there on a nice weekend. Literally packed by 10 am with people who definitely dont live there). I dont even know how the interns can afford to live there. The rent for a one bedroom was about $2,700 (not including the $250 per month we paid for underground parking), which we thought was a high enough price point to steer clear of them, but I guess they can afford anything if with daddys money.The residents couldnt be bothered to clean up after themselves. The dog run upstairs literally has two trash cans with bags available so that you can pick up after your dogs, but there was always poop EVERYWHERE. How lazy and entitled can you be that you wont pick up after your own dogs? Once, basically all the dogs who used the dog run had diahrrea, probably caught the same bug, absolutely disgusting, and we never used the dog run again after that.We never had any major maintenance issues, but when we did, the maintenance staff was generally responsive. They were the one highlight of the building, but apparently, those fine people have moved on. Good for them. The management is unresponsive. There is no direct phone line to get a hold of them. When we were ready to move on and give our notice, we had to email and visit them multiple times before they responded. The front desk person has changed so many times. We would work towards building a nice relationship with whoever was at the front desk, but theyd be gone before long. I dont blame them, having to deal with rude, drunk, idiot interns all the time.This building is so beautiful and convenient. I dont know why they let it go downhill by letting it out to interns and AirBnB. By the time our lease ran out our second year there, there were people moving out basically every day. The long-term residents could not deal with it anymore. I dont know if all the other luxury apartments in the area are going the same route or not, but steer clear of this place.

So far this place has not been what I hoped it to be. I ignored reviews that suggested that living here would be akin to college door living but the post were correct. I was drawn to the location & amenities here. As an urban working professional, juggling a lot of responsibility at home and at Work, I hoped that for the price I would get some convience and easibility. Not the case. I feel nickled and dimed with the prices. Lots of rules. Lots of trash in the trash room for long periods of time and the worst is the conceirge desk. I’ve had several unpleasant experiences with them and told by one to come back for my package in 10 minutes once. That was the height of inconvience. She didn’t even look up from what she was doing and I’m sorry I thought giving me my packages were among her immediate Responsibilities. Find another place for your dime.

Im really surprised to see all the horrible reviews. Ive lived here for a year and toured a bunch of apartments in the area for a friend, and I couldnt believe how much nicer station house is. Yes, its expensive because its a nice place. Things break occasionally, and that happens anywhere. I would love to have more relaxed hours on the pool, but I also noticed we have the nicest and biggest pool area compared to others Ive seen.UPDATE: ive lived here for 2 years now. Concierge now sucks, this place is a hotel WITH its own welcome packet for guests, people steal stuff from the common areas, etc. Oh and if they tell you theres plenty of street parking theyre lying. Station house isnt allowed to get zone 6 parking so youre forced to buy theirs for $250/month, yet the garage breaks for weeks with tons of homeless right next to it and ive heard about multiple car break ins. Everyone i talk to is running out of here. HOWEVER, my apartment is gorgeous.

Worst rental experience at DC . Leasing office staffs are very rude and umstale. Breakims are commonlace.

You pay for the W hotel amenities, but you get horrible service. Nothing works here from gas grills to trash chutes and parking garage. Right now there is yellow tape everywhere. Roseland management is the worst. Dont believe Kevin Smith (a reviewer)

Brand new building which just keeps falling apart, which wouldnt be a problem at half the price, but the reality is that this is as much as a mortgage payment. Super disappointing.

Building is overrun with interns and has also gotten into the hotel business. Stick with Bozzuto properties.This place is not worth the $$$.

Horrible customer service and too strict policies. Dont take feedback from residents.
