We have brought Flat in Life Montage Sus where builder unable to provide basic needs of human like water supply and drainage system. The hight is they have installed STP near Hindu temple where you are not able to sit for 5 minutes due to bad smell.Society suffering from huge bad smell problem.I did mistake to brought flat from Pate Developers.Jai Hind Jai Maharashtra!!!!

They did not provide Security and maintenance which caused that incident.3. If you are not local, their site engineer give threats by passing racial remarks. Pate do not take any action and simply ignore.4. They change layout and design which is in their interest. For selling flats they compromise with the parking plan and use open spaces. If you object they say it is their sole discretion.Overall a complete mess and painful journey which does not seem to be ending soon. I would NOT recommend to invest in their projects.They are completely unprofessional who just care for their money. Once you buy and get your registration done all they care about your payments. I bought a flat in Life Montage Phase-2 and its delayed for more than 10 months but still they are not taking the things seriously. For long they are giving all the vague reasons without any further assurances.Moreover, they reply to the queries after weeks with single liner like Well get back to you and again after weeks same reply.

Pate is just a name... nothing else...I buy a flat from Pate builder at Shivane, West Coast Park with saying multiple amenities, even after having too many follow ups they failed to delivered it.I recommend not to buy any property from this builder.

Pate Developers in Pune teamed up with Ghodawat Infra (Miraj group) for Life Montage Society in Sus gaon Pune. We had booked a flat with them looking at the reputation. They had priced there flats expensive reasoning on the reputation & professionalism.However to our surprise, there has been delays in handing over of flats by more than a year from the commitments. Over top of it there has been complete lack of communication from Pate sales team to customers. Utterly confused sales team with no support to customers after the payment has been accounted for. There has been no developments for Amenities even after feedbacks shared with them. Further there is no effort to take care of customers.Not at all a good experience & would not recommend them for future transactions.

I have bought a flat in Life Montage phase 2 in 2015. It has been more than 4.5 years and yet to get possession. Staff is also very unprofessional and keep extending possession dates. Very disappointed from Pate builders the service which they are provided is very cheap not happy with the service and also the staff is very rude not helpful not solution oriented no manner how to talk with client and they just three give reason to client. Now the project come under Pune city ring road and pmrda is not giving the occupancy certificate.I dont know what should i do now . I have bought a flat in Life Montage E buliding Pashan-Sus rd. Loan amt disbursed, own contribution done, agreement done. Yet failed to get O.C issued of E building. Without OC the flat is not totally yours, anytime development authority can get a notice and ask you to get out.Have to Live in fear. Careless management , Ghodawats name was key to buy but no one from their side coming out and taking a stand as to why we didnt get OC. We the flat owners are suffering. So please Clear this out before buying.

Pate developer claim to be one of the most renowned builders in town. I have flat at Balark Arcadia-Developed by Pate. Construction quality is good but commitments regarding Amenities/Infra and administration are false and even not up to the mark. So after paying a big amount one couldnt expect much.

I stay at life montage in sus area. The society is nice however the builder is non responsive right from the beginning. After several delays we got the possession and now we are waiting for completion of pending work which are not only with respect to amenties but also basis things like water and electricity supply. There has been no progress and considering the experience we have had earlier, it doesnt seem to be done on fast track...really terrible experience...

Total lack of empathy towards customers. Till today (march 2018) have not received possession of the flat booked in life montage in 2014 and schedule for completion in 2016. Only false hopes of next completion date is given. Customer care is unresponsive and depend on management for guidance.It is a financial setback for some of us who have to pay extra for renting due to unplanned extensions.Would suggest go for another developer or scheme. Brought the flat based on good developer name however there was no professional execution nor any value added.

I live at Life Montage. While the scheme is good, there have been severe delays by Pate Developers on many critical things inconveniencing the residents greatly. Commitments from them are never met, which too is frustrating. Would have loved to give a higher rating but their complete disregard for the inconvenience caused to us because of delays and not fulfilling commitments doesnt allow a higher rating.

Very poor service, booked flat in 2014, planned possession date was Dec 16 which is already gone. New Possession date they mention Dec 17, which seems also not realistic looking at progress. Possession is one problem which you can still tolerate as many projects get delayed but worst part is their response to your questions and any clarity, there is one responsible lady who does a lot of wrong calculations of taxes, misses your paid amount and if you are not careful yourself in calculating payment amount would end up paying more. If you have some question they will take month saying I will answer today with every follow up and not really answering you, so you can really not plan anything even after paying so much of hard earned money. I refrained from writing a negative review from quite some time but it was high time now. So better stay away if you are looking for a professional way of communication even if you could live with delayed possession.

I would like to recommend go for local buidler.They will constrct good home for you.Pate developers engineer dont know how to build homes.Mr. Manoj Dighe,is the name of engineer.He even not bother to come and listen your issues after possession. Same for other staff in Pate office at Narayan Peth. Do not fell in their promises which never completed.I am surprising here ,how to get 2.8 star to them. Pate Developer is not even of 1star. No one care at Pate Office.I will suggest to go for branded builder.

Very very very bad service. Unprofessional staff n they always give false statements. No respect for clients specially Ms Trupti from the head office is very rude n unprofessional. We asked for covered parking when we booked the flat last year n they said they dont have it n they gave covered parking to somebody who has booked the flat next to me this year. Have been following up for GST refund for over 8 months and the only update I have ever got from Ramesh is that he will call me tomorrow but never received any call. Tried escalating the matter to Shilpa Vaidya but she CUT MY PHONE without even listening to me.

I have just booked the apartment here at higher floor, the construction were slow previously due to TDR and road widening issues, but now i could see the work at different speed, getting possession by JUNE19. Got very good deal in terms of price.

I am having horrified and pathetic experience dealing with Pate Developer for the project Life Montage at Sus. Their Sales representative at sit Sheetal does not have basic knowledge of the project and availability, she just kept there to fool clients for booking. She will not be able to answer even basic questions like availability of parking. When you visit Pate office you meet Ramesh who I dnt know why have so much attitude. He talks like he is doing some favor talking with you. Their Director Yogesh Pate is not available at office or on phone. Overall I had nightmare dealing with all of them. Many works have been completed after completion certificate from PMRDA. Which is still going on, dont know how Pate team received certificate! There are lots of work pending like club house, children play area etc. We told them to complete but they are giving us day to day new date to complete the pending work. Not sure how they will get assurance from people/customers for their any future constructions.

No sense of responsibility towards flat owners. Bought a flat in the life montage project started in 2014 with possession in 2016. It has been a year and a half of delay and the excuses are still coming thick and fast with no concrete possession date in sight. No clear answers on important topics like water pipeline , visitors parking which were all part of their shiny brochure during luring customers. Also when we brought the flat we were informed that it was a 12 floored building and then a year was wasted to get the permission for 13 and 14th floor which was not mentioned in the agreement. Conveniently this was revealed after they had demanded almost 80% of the price of the Flat and our EMIs had begun. Very poor service and definitely feeling we took a bad decision to invest our first house in this project.

We had booked a flat in Pates life montage project at sus village Pune.They had 12-floor building plans then they made it to 14 floors (we all know how govt. allows it) now there is zero open space at the site. everywhere parking and building. They claimed that there will 450 trees in society its hard to find 5 even treesAfter waiting many years I got possession in March 2018 saying they will finish the pending work by April to June..... its already October 2018... they have not finished pending work..Seems they have more focus in the new building....People are living in Life Montage without proper water supply as promised in agreement, no electricity meter. no clubhouse access.....They even not left the nature, they releasing STP water in a natural well ... no human being will do this....

Booked flat at Life Montage project in May 2014 still no possession. Dec 16 is originally committed date and then it is revised to Dec17. But looking at the progress at site Dec17 also does not look possible. I am very disappointed.

Its frustrating..We have booked flat in Life Montage, which is joint venture of Pate and Sanjay Ghodawat Group. Flat possession date was Dec 2016 in the aggreement, but havent received possession yet.Revised project completion committed date is Dec 2017 which is already delayed by one year, but per current progress dont think would get possession by Dec 2017 as well.We have been cheated by builder since they mentioned March 2018 is project completion date on RERA.So humble request to buyers think wisely before investing hard earned money..

Front end person does not provide accurate information or real status. No proper justification provided for delays. Had booked this expecting good experience from Pate Ghodawat JV but current situation has been very frustrating.
