I visited project 5-7 times and each time vishank was very welcoming and able to address all my concerns. Transaction with Kumar properties was also very smooth from booking to registration. Great project due to :1) Prime location, right in front of Magarpatta main gate (see photo) and walkable distance from Amanora and Seasons mall.2) Construction quality, alu formwork being used which results in good concrete surface finish.3) Efficiently used apartment space, all columns and beams passing thru corners. Specifically liked the living room of 3BHK, appears huge and square shaped.4) Ample sunlight and ventilation in all rooms.5) Good number of amenities being provided.6) Was guided excellently all through the process by their sales professional, Mr. Atul Rathod. Knowledgeable professionals (Mr. Vishal from legal and Ms. Kajal from accounting) at their head office as well.

Apartment and locality is good. Only one balcony for 3 bhk is not sufficient. However, we experienced that the sales people are unprofessional and do not stick to their word. One day they agree on price and next day when we call for confirmation they change and make customer wait. This is highly unprofessional.

Apartments are being constructed between two nalas spreading foul smell. Many booked flats are available for resale. Besides salespersons are unpredictable and unprofessional.

- This project is at good location but has land litigation issues, not sure how builder is constructing & selling flats to end consumers which is having land litigation issues. Although builder says case is already dismissed but it is not true.- Flats are not vastu compliant, most of the flats are not booked even after 1 year of launch.- For 3BHK flat there is only one balcony.- Both side of flats are big Naka (Sewage) which is 24 hours running, it smell very bad.

Pros- Close to big shopping mall.- This was a big brand in Pune, (BTW it lost its name in last few years)Cons- This properly is located just between two big drainage/Nala. Both of them stink like anything specially during rainy season, I checked with builder, they do not have any plan to cover them.- Flats are not vaastu compliant, 50% flats are south facing entry :(, there are many other issues wrt vastu.- Too close to main road, can hear the big truck noise specially at night hours.- Relatively high price as compared to other projects in same area.- There are many complaint against kumar properties, just search online.
