Even after a month of move-in, they havent fixed the issue mentioned in the move-in form on day 2.I have submitted over 10 service requests in the past 1 month to fix the various problem(s) for my new apartment.They have never bothered to respond to an email, and every time I have visited the leasing office, I got the same answer, someone will visit to fix the problems.One more incident of leasing office mismanagement, I paid move-out dues using the Gio portal for my old apartment, and it was after 5 days from the date I received the letter in the mail.Still, they submitted it to a debt collection agency. So, I had to do a follow-up with them to get it sorted.In a nutshell, Im not happy with my move-in.Check out the pictures ( Sharing only a few of them ) of my move-in-ready apartment as per the leasing office.
They do not respond to emails and when they do it’s like they do not act on a problem you told them about. I feel like they do not care about their tenants. The pools have been open for a month so far out of the 4 I’ve lived here. They have 4 pools, and not a single one of them is open. The gym is still being repaired from the snow storm almost a year ago. They said the gym would be ready at the beginning of July but it’s the end of august and still not. If you want something done your best bet is walking up tot he front office multiple times letting them know your issue because they will not prioritize it. It’s almost like they have too nice of a property to afford upkeep. The supplied car washes were not working for over a month and I cannot confirm if they are working yet because I just go to another car wash. There is a hole in the stairwell that has not been fixed at all.
So far everything seems awesome!! The apartment is very nice and I love it. The water pressure is a little low, and the car wash area dosent work, but nothing too big! Overall a great place.
My oven has been broken for almost TWO MONTHS!!! Two months of having to order out because I can’t cook. Groceries that spoiled and went to waste because I can’t cook! Not to mention the terrible job they did fixing the water damage in my apartment after a flood. Not to mention the front office has been closed for almost a year. All those amenities they promise like the pool, the req room, the office spaces, haven’t been open to use since I moved in 2 years ago.
We have been living in Gio apartments since 2017 and maintenance and service is getting worse day by day. We have so many problems at our apartment. And nothing is being done about it. Our kitchen lights are not working for more than 4 months. We had been told that we have to buy new one and then someone can come change it for us.We have got that long back and when we log the ticket, it’s closed without anything being done against it (not even visiting our apartment). More than 10 maintenance requests has been closed without fixing any things.We had a leakage in our apartment because of pipe burst in apartment above us ( maintenance was getting it ready for new tenants) because of which there are visible stains on our walls. First we were told that there is a shortage of paint and then when we followed back again and again, we were given a day and told that someone will come to paint the walls but no one turned up. We waited whole day. 2 months are already over but no one came since then.Two of the stoves of cook top doesn’t work and every time someone come they just adjust it and it stops working in mid of cooking suddenly. That’s so frustrating and time consuming.Experience is so bad that we will never recommend Gio apartments to anyone.
I only leased for a year because the property was not well-taken care of. I was given one rate when I toured and signed. But then they told me the guy who toured me was wrong and gave me the wrong rates so sure enough, I was stuck with the higher rate. The gate was ALWAYS open and broken. My dishwasher was broken when I moved in so I asked maintenance to fix it. It took them 2 weeks to come look at it. Then it never got fixed for the entire year I was there. There was graffiti on the walls outside my apartment doors and it was never addressed. I called the front desk many times to get repairs done but nothing ever came of it. I would never recommend this place to anyone.
Emma is AMAZING!! She went out of her way to fast track my move in while I was in a time crunch. Not only was the staff great, but the apartments are very nice! WAY better than my last apartment for about the same price. Can’t beat the value of this place. Thanks again Emma!!
Since I moved in a little over a month ago, it’s been such a mess. There are so many maintenance issues that take weeks to resolve. My toilet was broken and fixed, but not fixed correctly so I’m waiting for them to come back. They broke my shower when they tried to fix it and had to have tile replaced when they broke through the wall to fix the pipes they broke. The pools and all amenities are all closed around the entire property and have been closed for over a month. The Gio management is extremely unresponsive. I emailed the manager about the maintenance issues and never got any response at all. The front office leasing agents are the only good thing about the Gio. They are always helpful and cheerful even when everything is falling apart everywhere in the community. I would not recommend the Gio to anyone right now.
Lived here for almost a year now and honestly didn’t have any problems for the first couple of months. The gates haven’t worked in well over 6 months, it’s hard to get in touch with anybody in the office because they never answer the phones, the dumpster has overflowing trash constantly, the package room isn’t even working allowing people to steal packages, and my AC is always breaking and I have to wait hours for someone to come fix it in the middle of summer. Another recent issue is the office towed one of our cars AFTER telling us they wouldn’t tow it. And then told us it would be returned later that day and now we are on day 2 of waiting for the car. I wouldn’t waste your time here.

If I could give it 0 stars I would. The office staff never responds to calls and rarely responds to emails. These apartments are old and are definitely not worth the high price their charging. Kitchen appliances constantly break and I always have the same problem with tubes under kitchen sink leaking. I haven’t received my garage remote until almost a year later. Some days my trash doesn’t get picked up even though it is stacked properly and is put out on time. Overall don’t waste your money and time there are much better apartments out there for the same price.
Really bad service, i have tried to call the office and visit it many times because i need maintenance in electricity. It have been more than a month now and no one is coming. The keep scheduling a visit every week and they are not doing any actions. And when you will move out they will ask you to give them the house newer than you took it from them, yeah it’s impossible thing but that what they are asking for. Really not satisfied with this apartments. If you are looking for good apartment, this is what you looking for but you will not find any customer service in here.
Changing my 5 star to 1 star due to the fact my packages were stolen when the package room was down. I had called to complain and they had said to me that it was not their fault my packages were stolen and that they instructed drivers to not leave them outside the package room. Heres the thing, if you guys knew that the package center was down why didnt you send a mass message to let everyone know right away? there was message that was about a week late to when the package center wasnt working. Not only that why wasnt there a sign on the package center saying its not in service/ locked it up/ or any cameras? I cant exactly remember the name of the person i spoke to.. i think it was Amanda or some A-name, but she had made it sound like it was my own fault when safely getting packages here at the Gio is a GIVEN amenity. This complex had failed to do what they can to communicate with everyone with an important issue. I do order pricy things through the mail often and luckily it was not one of those orders or else I would have filed a police report.
Apartment was not fully prepped for a resident to occupy space. Horrible and filthy! Office does not pick up the phone nor email customers back.
Mr. Ray was very informative and helpful. Showed me more than one floor plan and answered all my questions. Great customer service!
I never had a problem living here. Of course theres going to be noise, but thats expected in an apartment life. I really loved my cozy little apartment. I had quiet neighbors, did not see one bug while I was there, maint did respond as best as they could. I gave grace due to short staff and COVID. But I never had any issues with the office staff or maint. Trash was kind of a pain, but other than that, this was a nice place to live. :)
All amenities have been closed since covid, so we pay a very high price for very small living space. the wood paneling inside the upgraded apartments start to peel as soon as it meets steam; so bath & kitchen look awful unless you keep some glue. Cars have begun to be towed if your regist. is out of date. my car hasn’t had valid regist. since I moved in, but only NOW do they decide to have a tow truck comp. down the street to roam our complex and take cars that are out of date. Not like they’re tearing into tenants garages to see if they have legal cars, just roaming the GATED COMMUNITY TO TOW. So I can’t comfortably park, and sleep overnight at my apartment without fear of my life being taken from me; cause $300 to get my car out of an impound would mean I can’t pay rent that month. I’m a 21 yr old college student with a part time job (not allowed to get full time at a job that would prefer to pay people less) and all of my check and then some goes towards my half of rent. They recently raised the rent on our new lease, without a reason why. Because again, all this year they’ve been closing pools, saunas, the gym, the dinky car wash that’s never worked, and now the parking lot for those who can’t afford everything as soon as it’s needed.
When are y’all ever going to clean the pools? It’s 80 degrees outside I pay 1200 a month to be stuck up in my apartment and can’t go out in the complex to swim because the pools look like pond water. I can barley see through them and it’s almost summer. There should be no reason I can’t walk out and take a swim without being disgusted. Y’all should fix this and not come up with excuses every time someone makes a comment because I know I’m not the only one complaining about this unhealthy living.
When any issues arrive, which they will, you will be met with the responsibility of having to create at least 3-5 maintenance requests per issue in your apartment. The apartment never answers any calls, be thankful the office isn’t closed for COVID anymore because at least you can go in now to make them act on their negligence. I would not recommend due to the office, the quality of the apartment isn’t great either, but would be justified if the office cared at all.Update, since leaving they sent our last bill to collections, even though we paid it EARLY, when asking the office about it they are as expected, unaware and useless to fix the issue.
Very unprofessional and extremely poor maintenance. They will pressurize you to move in quickly but will not have the apt ready for move-in, its dust everywhere, rusty bath/toilets, spider webs all over the place. Moreover its all fake promises, they said my unit will be fully renovated with brown cabinets but to my shock, that is not the case its all old cabinets. Also its been a week of move-in and they havent fixed priority issues such as water leakage, clogged toilet, and broken flooring. Inspite of raising more than 11 service requests, following up with mgmt every single day there hasnt been any progress. The leasing manager just doesnt care to respond to phone or emails. Even if you visit the office she is not around and doesnt care to respond to messages. Its like lease is signed, rent is paid so they turn a deaf ear. Very unprofessional. I feel cheated on what was promised vs what is delivered.
I’ve lived at the Gio for the last year and it has been one awful experience after another.Today takes the cake though.I ordered about $200 worth of work clothes to be shipped to my apartment. I received a notification that it was delivered from UPS but the apartment never notified me that my package arrived like they usually do.I went down to the package room where I could not find my package.I called the front desk multiple times and left multiple messages that were never returned.I then decided to leave work early to go into the office to ask if maybe they had my package elsewhere.I was told the mail room lost electricity last week and all the delivery drivers placed the packages in the mailroom out in the open without putting them in the lockers.I was told there was nothing they could do because they placed these outside the lockers and I would have to contact UPS about my package.UPS says it was delivered.I am assuming my package was stolen since it was just left outside of the mailroom not locked up.The apartment let my package get stolen and now they won’t do anything to fix it.The appropriate thing to do if the electricity went off in the mailroom and the delivery drivers couldn’t put packages in the mailbox would be to take them to the main office and notify everyone that their package was SAFE in the main office.I’ve never left a google review but I am very upset and I have no clothes now for work.Please save yourself lots of frustration and do not live in this apartment complex.
If the mold doesn’t get you the crumbling walls and floors will. It’s was raining last night. We were watching a movie when all of a sudden our mounted TV comes tumbling down. It’s been up there for 5 months perfectly fine until now. The wall was wet where the mount had ripped out indicating our tv was basically mounted to soggy sandwich bread. We reached out to the apartments inquiring on how we can at least be reimbursed for our obliterated television. The renters insurance we have through them doesn’t cover any damage caused to OUR property apparently. You just gotta hope the walls don’t melt away while you’re living here.
If residents make even a single mistake theGioapts charges $50 directly. Whereas on other hand if employees of TheGioApts bang floors like hell from top , throws furniture from balcony like insane does not come under violation policy because they are employees :( . Its just resident who have to pay for everything. Money minded Staff please grow-up isnt rent sufficient enough to earn money.
The gentleman who helped us was really professional and did a great job. His name is Ray and we are thankful of him.But unfortunately there was a delay on the moving date. On the other hand even there was a delay, the problem was not solved!
The Gio is a beautiful property with great amenities, the staff is super friendly and helpful. I defiantly recommend stopping by if you havent!
How funny that my 1 star review was deleted !!! they know who i am. this place is absolutely disgusting and management doesn’t care one bit. all these reviews are true.
Worst experience ever. The maintenance doesn’t come when you need them and you’ll wait months before someone responds to you, and they are trying to charge us an entire months rent for the month of July when our lease is up July 14th. I wouldn’t recommend this to even my worst enemy. And they advertise what the apartment looks like and refused to let us see it before moving in and when we got there it was NOT what the website said it looked like. Our cabinets wouldn’t stay closed, the counter tops looked like someone just splattered paint on then and the microwave didn’t even open cause they put it to where when you open it it hits the wall. Everything about this experience was terrible. The floor was uneven half the blinds were missing and the shower door as broke and the amount of mold in the apartment was ridiculous. We never had roaches in our apartment but the complex was INFESTED thank God we were on the 3rd floor but when you are climbing the stairs they were EVERYWHERE. Our apartment door looked like someone broke into it, the trim was chipped off and the door knobs were loose, and nothing was fixed.
Overall the best we had the best experience with the person that help us get the apartment we wanted his name is Misael.
Horrible management. The little man in the leasing office make up lies and don’t communicate with people that’s above him. FedEx dropped a package off to the hub and usually the Gio sends an email with my code to get packages out and all of a sudden he’s telling me they don’t do that. He hung up in my face after screaming at me.They also have bugs and spiders

Worst place to live had them come try to fix my a/c twice now and just got back from a 4 day vacation and came home to my apartment being 82 degrees and waited over an hr to hear from someone.. they dont answer mantience calls texted the mantience manager a handful of times got no response and when they do send someone out theres such a language barrier I cant understand what was the problem or fix anything got fixed.
The staff is very nice but unfortunately my upstairs neighbor drove me nuts I could hear everything foots steps all night and day. People always yelling outside, fighting. My apartment was nice and private. But you can hear everything.
I have recently shifted to new apartment in theGio.Apartment is not clean, appliance and wash basin are rusted. Appliance are old and not even working also. Blinds colors are change from white color to yellow color but they are not ready to change it and all are very dusty .There is no communication between leasing officer and maintance manager. I have asking them for inspection for couple of time and they were not ready to give inspection at day of moving also as they were working in apartment at the day of moving. If you want to lose your peace of mind, please sign a lease with The Gio Apartments. These are very ill maintained apartments.The staff does not even care about fixing things in the apartment before a new resident moves in. When I moved in I received the apartment with a Broken Closet Stand, No Hot Water, Broken Shower, Broken Curtain Rod, No Filter in the exhaust, No ceiling Fan in living room, Broken Patio Door, Broken Shower Drainer and a Fridge with leaking water.The apartment was not even properly cleaned. I had to follow up on this multiple multiple times to get these issues fixed.If you raise a maintainence request, they will mark is as complete without even fixing the issue.I received the apartment without a ceiling fan and light in the living room, they dont even bother to tell you what all things the apartment is missing before you sign the lease.When I asked them to install a ceiling fan in the living room, they bluntly asked me to buy it and get it installed myself and for light they asked to buy a lamp.Once you sign the lease, you are stuck.If you are looking for an apartment, I would strongly suggest to please look somewhere else.

If you are looking for a family oriented community, keep looking! We moved in over 2 months ago and weve already been threatened with multiple fines because we make too much noise even though I have explained it just us walking. I have a one year old who is still learning to walk so when he falls it makes a noise but the neighbors call about even the slightest of noises, cant help it that the walls and floors are paper think. I can hear my neighbors music all day long but that seems not to ever be a problem. ALSO, if you are a pothead, this is the right place for you. As I have mentioned before, not a family oriented community... they will call and complaint about noise all day long but when I call to advise about the smell of marijuana all they say is we cant do anything about it because we cant assume theyre smoking it. I got an email about noises and it said something along the lines of we want everyone to feel safe and comfortable in their apartment but how do I go about that when my kids are getting second hand smoke from weed/marijuana? They never replied to my email about that though so I can only assume where management stands. Please consider this review a warning there are better communities out there. As mentioned in other reviews also, maintenance is trash, they will come and fix something but break something along the way. For example, two wall plug outlets do not work even before we moved in and still not fixed. They will say the work order put in has been completed even if they never made it to the apartment to check it out and when you call about it they will lie and say they did (they didnt we have cameras). At this point I wish there was a way to move out without penalty, this is not what we signed up for... 10/10 do not recommend.
I have been living in The Gio apartment for over a year now. I recently renewed my lease agreement. Earlier whenever we used to have any issue or maintenance request , management responded in timely manner and it was fixed. But recently not sure why this is not happening . One out four cook top burner and patio door is broken. I raised maintenance request over a month back and nobody responded. I even called thrice (weekdays and weekend) and all i get is we will send someone to fix it but nobody came. On top of it , they closed the request mentioning work completed. This happened second time now.Continuing from above issue-I am writing second review approximately after 8-9 days since above review. Our cook top burner has been fixed. But our patio door is still having same issue. It is completely jammed. We are not able to open it. Send numerous mails asking for update. They never responded on mail. except when i informed them about cook top burner. Last Monday(or Tuesday), 2 technician came and informed us that the door needs replacement. But it has to be ordered/asked by management. After 5 days of that , there is no response from management. As usual , we paid our rent on time. But management doesnt seem to care about their responsibilities.
I had no problems with living at the Gio. Everything was good.
I lived in the Gio from January 2020 to August 2020 and I really enjoyed it. Many of the reviews I have read have to do with maintenance times and with the front office. While I have always had a good experience with the front office, I agree that maintenance was an issue. You just have to be annoying and bug the staff to get attention sadly. Maintenance staff were all very friendly and always smiled and waved when driving past me.Overall, I felt very, very safe in these apartments to be honest. I have missed living here ever since I moved to Denton.In my experience, this was a safe place to live, and you are close to the highway and a huge park. I very much enjoyed living here.

Cold snow storm about to blow in. The 3rd floor apartment broke the main pipe. Flooded my home. Called front office, told me to press 6 for emergency maintenance, and when I talked to the person who answered, couldnt find the gio in his system and went to his manager and told me that they do not service here!An hour and a half later, the top notch maintenance guy saw me mopping the flood out of my front door, and quickly came to our rescue. His name is Cedric I belive. Please dont ever loose him, he seriously helped me out so much. Please update your phone service.
Very please upon move in apartment was very clean and spacious. Few minor fixes that need to be done but overall a great apartment!
I have already created several service requests, it is just being closed without proper fix. Like for instance my washer(washing machine), they came twice and checked and said its working fine, but after i put clothes for wash, it doesnt run after sometime with water logging in the washer. this is quite frustrating, and not all the service requests have been addressed completely, the point is here, poor action from maintenance department.

I have lived in these apartments for a little over 6 months now and the apartments are nice. Unfortunately the amenities that are promised are not as they are said to be. The trash people only take the trash sometimes and they charge you a $50 fee when they leave it. The pools and other recreational areas are rarely open and the office employees dont seem to care about requests from the tenants unless they can make immediate money off of it. Wouldnt recommend.
I moved in to The GIO Apartments in Plano, Texas yesterday. Prior to moving in I did a walk through of the apartment. I noticed a few things weren’t up to standard and I immediately notified management on the Emergency line. When I arrived at the apartments the next morning I was quite impressed to see the maintenance men at my apartment rectifying the problem. I really appreciate the quick response to my problem.
I stayed there for 3.5 years. The management has changed and theres nothing to appreciate about the new management and the staff.During my stay, we had a big task getting maintenance request closed. Be it a flooded toilet, or a oven not functioning, it took them ages to send someone. My garage was flooded twice, due to pipe burst at neighbors house. Even emergency request were addressed after 8-10 hrs! Normal request took more than 25-30 days at times and ample follow-ups. They would quietly close the service request without acting on it as well.I moved out, and some of my packages went wrongfully to the old address. I requested them to make a courtesy call to the current resident and ask if they received it.Call 1 : They asked me to come to The Gio Leasing office with my identificationVisit : When I visited The Gio office, they they cant open the Amazon lockers since the apartment is taken by someone else (which I understand). They said theyll give a courtesy call to the current resident and check.Follow up calls : They refused to give a courtesy call at first, saying its not The Gios responsibility. I agree its not their responsibility, but for an old loyal resident, this is the least they could do.After a lot of insistence, they said they gave a call to the current resident (which I doubt).
The day I walked in to get my keys they had everything ready to go, didnt even have to tell them my name!! It was a very nice experience!!

Update: June 2021-11:47- I had to call my own ac repair guy to come out and tell me whats wrong. The unit outside is covered in ice. So he said to turn unit off that is low on Freon. Still no response from the apartment management or staff. Its been 12 hours since I reported it.My Sophie (dog) is wrapped in a wet cold towel so she doesnt get overheated.Guess what!My ac out again. Ive called emergency number 5 times since yesterday , 2 emails to the management staff, 2 work orders since 10 pm last night and its 9:15 am the next day. No reply from anyone. Its currently 81 degrees here my son (21) is sleeping in his car this morning due to its hot in the apartment. Opening windows dont help when there is no breeze outside and the temp outside is just as high as the apartment.Oh they replaced the unit outside since my last review.
I understand Ravi but like you said that was then. I see some Improvement myself. They were there the next day when told. Remember its a large complex. Respect what they do and still have a good attitude allday.
The upgrades are not upgrades... no granite or stainless steel. So if you are looking for luxury this is not it. You will be paying for the convenient location. Nice garden tubs tho.Joe is a magnificent leasing agent as well. If the apartments were nicer I wouldve leased one out today.

My shower stopped working recently and they came by the next day to fix it. Ive been with these guys for 3 or 4 years now. Every time I have ever had a problem they have came to fix it in a reasonable amount of time. I feel like I get my money’s worth here. And I hope they get the gate fixed, it seems though every time they fix it someone rams through the gate and breaks it...
I’ve been renting from these apartments for over 2 years. Since I’ve been here there has been mold in the showers & toilet from when I first moved in I cleaned it & it keeps coming back. I asked for maintenance to fix it & they paint over it in the shower. The ladies who work upfront always has attitudes when answering the phones & the garbage guy left trash by the door & they still charge us for trash. They don’t fix anything that has to be fixed & if they attempt too it’s sloppy. I wouldn’t advise anyone to rent here unless you don’t care about losing money.
From Last 4 month both Laundry Facilities are closed. They are not plaining to open it. Insisted us to rent a washer and dryer
Broken A/C during June & July. Child almost fell out a window with no screen installed. The front office & maintenance will take an extremely long time to respond to repairs, more importantly fix them. Over two months to fix our A/C, had kids sleeping on the balcony, and nothing but apologies and understanding was given. Had to send them pictures of my kids sleeping on a mattress outside before they finally repaired the issue. Even then, rather than making the correct and more expensive repair, they made small shortcut fixes having to return multiple times. Also the screens were cut out of the windows and never repaired from the previous occupants, and we almost had a child fall from a 3 story window! However they are very puntual in sending you surveys constantly in hopes that you will air out your frustrations with them instead of publicly.

Apartments are nice and beautiful but if youre looking living in a safe community those are not, because management doesn’t do anything about, k Av. gate is always open never closed, then fence need maintenance is missed parts, plus cameras doesn’t work so this place is a easy hook for theft, they can get in and out at any time they want with no problem, so what is the point of having gates, I move here because of the gate and what they offered but at this point this is not what I expect.

My 10 months here started off great and got drastically WORSE!! Upon moving in most of the amenities were not available: no gym, no car wash, no business center, and partially opened pool, and when I inquired my emails were either ignored or given some random ETA. When I moved in the place was dirty and smelled. Utilities were expensive due to the older windows and the sliding glass door not completely shut and letting heat and AC out. The place is not energy efficient. Garbage valet is mandatory! Our first month there the dishwasher stopped working, the second month the door knob was falling off. Then the week of the hottest days the air conditioning went out. It took a FEW days to get maintenance out. During this time I relied on using ice packs, Popsicles, cold showers, and retail store air conditioning. After fixing the AC unit it completely went out a week later. The apartment was over 90 degrees inside. They finally provided a portable ac unit which we put in the bedroom. It took 1 week to repair which ultimately led to getting a new unit. After that I was done. The renewal offer was $50 more per month which was mind blowing considering the situations I went thru. Communication with the office was TERRIBLE. Upon move out there was zero instruction until I called and asked. GATES ARE NEVER CLOSED!!Some good things are location, close to shopping, competitive pricing for Plano, spacious floor plans.
Been here for 2 weeks. 3 issues came up:AC not blowing coldUneven stoveBroken kitchen faucet.I cant use the stove, kitchen sink, and AC at the moment. Been 3 days, no one came but marked completed in their resident portal. Called the office and they had no idea when maintenance is supposed to come? No communication from within the apt and to residents.No wonder they have 2.5 average review.
I agree with other recent reviews. Ive been here for 3 months now. The staff was only helpful while I was looking to move in and shortly after. Now, I have more maintenance issues than Ive ever experienced my entire apartment living life that go unaddressed. They ignore me and my water bill is high due to plumbing issues. Trash is rarely emptied at the dumpster despite 5 days a week of valet yeah pickup. As a result, you pay $30 per month for trash service yet the apartments stink to high heaven. The only upside for me is the view from my back porch. If they ever start answering my emails and fixing the maintenance problems, then I will increase the score. On the flip side, if things continue down this road, Ill lower my score and post examples of pictures and unresolved emails to warn potential tenants as I wish others would have done.
Swimming pool not clean, GYM closed, gates always open no security, no prior intimation for any maintenance work or stopping water, no response for call, no response to maintenance request.
They have the most automated system in the world. They can fix the problems reported in the house (for example: light bulb issues, bathroom Water Pipe issues) without even looking at it. The system will say the work request is completed.There are delays with the requests. They can improve if they are responsive.
I’ve been living here for 2 years and it’s amazing. I had an A/C issue and maintenance was quick to repair my system. People in the front office are very nice and knowledgeable. This properly is well maintained, I would highly recommend this community.
Do not live here. Things are always breaking and maintenance takes forever. Front office is inept and rude. Gates always broken. They rarely take trash. Not worth it.
Giving this rating only because the maintenance and the response from the front office. Poor Maintenance, 4 requests for same issue and NOONE shows up but request will be closed without resolution.Was posed a fine for using the papers to cover the sun light without even getting a warning, but I have issues with the fan in the master bedroom making too much of noise and feels like its gonna fall down, i have raised maintenance requests 3 times and noone shows up and after a week, requests gets closed saying work completed. (Attached the requests). When I call front office either they wont pick up or I get response, its maintenance, raise requests in portal even after telling i have raised multiple times with no response. Also have the security concerns gates at the K Ave side are always open and no proper security measures are taken.
This complex had some struggles when I first moved in, but they’ve figured it out. Ashley is hands down the best person in The Gio office. She is very knowledgeable, helpful, and a genuine person.If you’re looking to stay at The Gio, go talk to Ashley! She will take great care of you.
I lived in this apartment for a year and recently extended my contract. Until now, it was not bad because I didnt spend much time at home. BUT, this apartment management does nothing. Our garage broke down 6 months ago, they repaired it once. And it broke down again four months ago, we asked for repair but until today nothing is fixed. Our rent includes a private garage, but we cant even use the garage. Also, I live on the second floor and water is leaking from the ceiling. I think the rain from last week is causing this problem, but I do not understand how water can be leaking from upstairs. There is water leakage in the living room, and our carpet is starting to smell bad, as well as cockroaches to appear. I clearly do not want to live in this place anymore.I didnt want to post a bad review in this difficult time. But I think this is the only way. If manager sees this review PLEASE PLEASE fix our garage and ceiling OR please cancel the contract.
Had mold in my apartment and they did nothing but spray some chemicals over it then painted. Then try to say I didnt clean the apartment when I moved out....
I am living in Gio from past 2 years and the way the team work is very unprofessional when ever there is issue no one will respond and in case for rent increase they say all rules and current market value also security is very poor and no installation of security cameras in apartment complex people who try to steal are roaming freely in nights and my car was looted twice when kept in parking lot, people tried to break doors in night but nothing was seriously looked by GIO I strongly recommend not to look to stay in this property

Maintaince facilities is too poor. Always they updated with work completed without even to see the problem. Called so many times then they replied, maintaince team will come and 3rd floors patio door is not on priority. Request pending since February,19. Not happy with such like services and support.
Recommend this apartment to live in as we have all the stores like Sams club, Walmart, Costco, Indian grocery store nearby within 1 mile radius. Although there are few problems like maintenance of cleanliness which was reported to the appartment management and they are working on it...upon that issue being addressed can increase my rating by 1 more star!!!!
I just recently moved in here and it was not quite what I expected.
Lived here for about 2 years. Don’t expect anyone to ever answer emails or pick up the phone. Maintenance takes several days to a week to respond. Office staff is unresponsive and generally incompetent. Amenities are not kept up with. Find another apartment complex.
The gio managment never takes responsibilities. The theft is happening now and then of our valuable items from the cars parked in the society parking lot and society managment never replying to your complaint neither takes any action. This society is really old and people are living here for years its time for them to take action and install CCTV cameras to stop such events for the security and safety of the old and the new residents.
Giovanna apartment has changed with new management and they provided us renovated apartment twice. These apartments have new carpet, and electric appliances and rent is affordable too. Sometimes maintenance requests get little delayed response and need to follow up. Management staff is really nice and friendly and gives prompt attention to any follow up requests and emails etc. Thank you.
Love the place. The staff are amazing. Ashley was the person who helped us set everything. She is so passionate about her job. So detailed and easy to understand. There was few things that needed to be fixed and she got right on it when we mentioned to her. The place is just how you see it. Cozy and comfortable.
I have been living here for the past 2 years and i like my unit. i also like that they have a gym as an amenity, but the only thing that really bothers me and something that they do NOTHING about is the DISGUSTING smell in the gym. i have talked to the cleaning people and even one of the staff members who is a man about the smell. and they simply dont care. very disappointing.
My sister lives here and they are very nice and affordable. A lot of Indians live there but I have nothing wrong with that. Slight odor from somewhere right outside the apartments but its fine once you get into the complex. There is mini golf and pool so great for families.
To be honest. Im not all that happy. Feels like I live somewhere that doesnt completely care about my living here. I have a balcony the have torn apart without my knowledge of Why nor a notice that they would be doing anything to my balcony. Its been a month now and still cant go on my balcony. Breeze way is dark and they wont fix the lighting. I honestly dislike this residence here but stuck because Im in a 13 mth lease. An yes I sent an many requests for these to be fixed.

The apartments are fineAllowing one internet company to monopolize the entire apts is just wrong.... Their service is intermittent and sub par at best....Definitely not the only company in the area
IF I COULD GIVE NEGATIVE STARS I WOULD! SAVE YOURSELF THE ANGER, STRESS AND FRUSTRATION AND DO NOT MOVE HERE.This apartment complex will only play nice when you are signing your lease and they will trap you with an “affordable” rent price. BUT BEWARE they will raise your rent $300+ within months with no timely notification for you to find another apartment and move out. They will justify it by saying they are trying to u prove their image, the infrastructure and maintenance but nothing will change. The gates will always be broken, the maintenance will blow you off and no infrastructure updates will be done. They are only there to ask for more money but when you reference a friend to move into the apartments they will not give you the reference reward of $300 claiming they lost the papear work or they never saw you fill out the form even though all participants filled the according forms over three times. When you pay for your carport they will still call you and say that your car will get towed if you don’t move it because their system sucks, it is crazy that they will call in the middle of the night to tell you your car is getting towed just to realize they made a mistake because of their “system”. The apartments are old and falling apart. There’s cracks in the ceilings, cabinets and drawers handles will fall off, the stove coils are super flimsy, majority of the outlets don’t even work, the sink handles will break within months, YOU DONT EVEN GET WHAT YOU PAY FOR because by the time they raise the rent so much you could be in a brand new apartment with top notch appliances for the same price.MAINTENANCE IS A JOKE:1) if you have ceiling leaks they will come on a day that is not raining and say “ I don’t see any leak you should be fine” tell that to the furniture the leak ruined....2) if your fridge stops working on a Friday Jeff will come for 5 seconds, open it, and tell you “yeah is not working, sorry, we dont have any fridges for you until Monday so maybe go buy some ice” and laugh at your face. Then Monday will come and when you call the head of maintenance (Jeff) will say “sorry I’m off today but I left a note to get you a fridge” and laugh while he is on the phone with you. You literally have to threaten them that for every day they don’t get you a fridge you will not pay rent and all the food that got spoiled you will deduct from rent as well, in order for them to start doing something about it. Then when they finally replace your fridge, they replace it with another one that doesn’t work and leaks.3) I your AC breaks they will take 2-3 days to fix it ( imagine in Texas summer and winter that feels like an eternity) My neighbors straight up just bought their own AC because of how little maintenance cares.I have 2months left in this place and it couldn’t come sooner. When you give you 60 days notice that’s when they start caring because suddenly they don’t have that money flow going, but by that point it’s too damn late but they will also try to get you with the 60 days notice. If you are ONE day late and didn’t give them all the information they needed (even though it took them like 3 days to reply to your notice) they will count it as you not notifying them in time.UPDATE:Few days after I posted my review they tried to fine me $50 for having “trash and a grill on my patio”. The fact is I don’t even own a grill and the only thing in my balcony is a patio couch. The manager Nicole corrected the problem after I sent her an email with picture proof of my apartment and said that it was “100% her fault, she had a missing apartment number and wrote the violation for the wrong apartment”. It seems like this complex likes to take advantage of people in hopes they will not stand up for themselves. They will appear like they are willing to work with you and call it “miscommunication” but all it is is harassing people who voice their concerns.After they were notified of this review , the manager Nicole emailed me apologizing for feeling harassed. That’s it.
Lived here for almost a year and a half. The location is really the only good thing about it.Maintenance: There is a lady called NAINISHA WHEN EVER WE GIVE CONPALINT about the maintainance she says I’d if i were you I get repair myself instead giving the complaint.you are better off fixing things on your own. You try to put in a request in person and you get told to use the online portal. You use the online portal and you get an email saying work is completed and no one ever came into your apartment. Sometimes we don’t even give a complain of anything maintainance just enter and put a note and say work is done. I am planning to break the lease and move out. Totally irresponsible maintainance.My daughter is getting sick these days regularly as she is allergic to something so took her to doctor she is allergic to mold I had mold in my house have a complaint about it, they mentioned we need to hire outside and pay from our pocket which is totally unfair. Their response was to replace the vent cover, so that there was no more visible mold. Never even cosidered actually dealing with the problem.We had nearly 15 maintenance/service requests to fix a lot same issues over and over again. (mainly leaking water from ceiling, and disposal not working properly). 1st floor people have vacated the house and they removed the washer dryer and forgot to turn off the tap Our roof leaked and closet was full of water and we were left with a giant. We have showed all the damage to the maintainance people we have our laptop camera and some dresses was completely drained with water. We pay insurance every month as asked for the claim they mentioned it’s only for gore.Not the maintenance teams fault at all because the office doesnt give them the budget to address such issues. In fact, I loved the maintenance team. They were all super helpful and great!
I dont know who paid the people on here to put positive reviews but this place is trash! Move out as the new management was coming in and the fact still remains, TRASH! I have a collection on my credit due to the Giovanna from IQ Data due to the fact the Giovanna has tried to stiff me with a bill for almost $1000 even after my security deposit! They made up all types of charges and when I came in the office to speak with someone about them, both the manager and assistant manager were mysteriously NOT there. I left messages for them to return my call and emailed them and they never did! This place is a dump and to the tenants who live in unit 3612, you have black mold. They moved you in less than 2 weeks after I moved out. They caulked up your shower to make it look fresh but you will see (if you havent seen already) that there is mold underneath the white caulk. Have you seen the leak from the light fixture in the main bathroom? Dont turn on the light in the shower!! And before they say its not true, I can post a video.
The front office is a joke. Theyre nice ONLY when youre looking to live there. Ive been at The Gio for 1 year and their service gets worse every day as you live there. They rarely answer the phone, and when they do they laugh when you ask questions and are not nice at all. I would not recommend for anyone looking to live somewhere that cares about its residents the entire lease.
Lovely apartment complex, and wonderful neighbors so far. I enjoy the many different floor plans you can choose from. Some times maintenance requests can take a while to be attended to, but the front office & staff more than makes up for it with their wonderful customer service & friendly attitudes. Apartment complex gate closed on my car as I was midway through and my car had some damage. Looks like the gate had some sensor or timer issues and Giovanna manager assured initially she will talk to management and help in reimburse or claim from apartment insurance but after weeks of followups she claims no issues found with the gate and I have to claim from my own insurance !! Its a known secret that gates always have some issue and I also requested to check the camera footage to prove my claim but no response on this. Its been 2 months already following up and I have issues to get response from management. I have spent $$$ to fix this due to issues with apartment gate maintenance.
Moved in less than 2 months ago. Since we moved in nothing but only problems. Maintenance is WORST.Somebody left an apartment and they directly rented us without any good maintenance work.when we moved in -there was water leakage from faucet, coils were missing from kitchen stove, Oven was too dirty with food particles, many stains on refrigerator, windows not sliding, Net broken which attracted Mosquitoes, flys, bugs to apt. , broken curtains blinds rod and many more... Overall got apt in very very BAD condition.Visited their office approx. 5-10 times to get this issues fixed however its been almost 2 months and STILL CHECKLIST IS PENDING.I never missed any rent payment, provided all required move in fees and everything on time. I expected good on time services.OVERALL - Many apartment options available in near by area. Better and cheaper. Choose smartly and wisely.
The new management team here is maki g some real changes. I have called this home now for almost 3 years and the improvement in the past 9 months has been significant. Liz the Property Manager and Devon the leasing manager are very easy to work with and their communication is top notch.I am in a 2 bedroom with attached garage. The home is actually very large for a 2 bedroom. Adequate kitchen cabinets and counter space. Bedrooms are large and nice size master bath. Both bathrooms have large garden tubs.They recently spent a lot of money on landscaping and grounds, they have redone all the pools, new furniture at the pools and new community BBQ’s.Only downside is that this is advertised as a gated community. There are 3 gates and there has not been a single time when all 3 gates are working at the same time. The gate closest to my home has been wide open and not working for at least a year.Other than that I love the improvement I have seen because of the leadership change at this community.
