Neat and clean apartments.Location is good - in the heart of Noida.Rental costs for the flats are on the higher side.Society maintenance fee is cheap (Rs. 2100 as on 10-Oct-2017)Maids and cooks are easily available. Most of them are from Nithari village which is just across the road.The building has designated plumbers and electricians. They are not prompt in service and a lot of follow up is required to get them to complete the work.

A quiet place.. mostly old people, probably from the Army background. Very few children. Almost no place to play. Most of the flats dont get proper sunlight throughout the day. Society maintenance includes 2 electricians and 2 plumbers. But they will never come promptly, even if free.The advantages of this society is: The society is well maintained, clean and secure. No stray dogs. These are the only apartments with lifts (which can be very important for old people) in the nearby sectors. You cant get such apartments with lifts in Sector 30, 37, 26, 29, 28,36 etc. This is the USP of this particular apartment. The closest apartment with lifts perhaps is the P & Q block in Sector 21, which are not as well maintained. Another advantage is the very reliable electricity backup to each flat. It takes a few seconds to come on automatically, as soon as MAINS fails. There is enough power backup to run a fridge along with lights and fans. Theres no need for an inverter at all.Rental is high. The owners from the army background know how to extract the maximum from you. Every year, they will increase rent by 10% or try to maximize it. Additionally, the RWA will keep a security deposit of Rs. 10,000/- (refundable) and an additional Rs. 7,500 for shifting charges. So BEWARE. Once you enter, you will feel looted, and shifting out in a year or two will be a hassle.The RWA has weird rules. If a guest comes to visit you, theyll charge them parking fees. You cant have any vendor come between 2:00 PM - 4:00 PM. So no AC installation, RO installation, using the drill at these times, or after 9:00 PM. Someone (old and cranky?) is likely to complain to the security guards.Buying a flat is again a bit high. As I said above, the USP is the lift and the electricity backup. There are two types of flats - Two bedrooms and a study with two bathrooms is standard. Additionally, the bigger sized flat has a small servant room with a small toilet. The layout is not great - very little privacy when guests are around. You can definitely find flats with better layout in the nearby sectors.This society is perfect for older people with kids gone/going to college. There is good security. Its a gated society. The surroundings are clean. Electricity backup works like a charm. Lifts, while old, and in the process of renovation, are great for the elderly, even for first floor flats. The society maintenance is Rs. 2600/- per month, all inclusive, including the power backup, which is quite reasonable. Theres a small general store, that will charge MRP, but is good for basic daily items. Mobile vegetable sellers come on Thursdays and Sundays to sell vegetables, albeit at a higher price than the open market. Youll get auto-rickshaws as soon as you exit the main gate.To summarize in a nutshell, a very good option for older people.. maybe not great for young people with small kids.

Nice AWHO colony, very good location, safe and clean, metro station just a Km. away, best Noida malls at about 3 km. It is right next to the big Noida Civil hospital.
