We Booked a 3BHK flat in Urbanrise Bachupally project in 2021 August Month and Cancelled in September due to multiple reasons. They are going to charge 50,000/- as Cancellation charges and we agreed for that but still there is no proper response about the booking amount.For last one month, every week they reply like return Cheque will be given in next week. There is no proper response for mails and calls.Business should be mutual. and they chased me like anything for Payments. But in their case also they should honor commitments in all ways.Expecting Quick response.

One of my friend has invested in bachupally project and asked me to join in that.. Ive shown him Chennai reviews and asked to not go for it.. but he thought they would not repeat this in Hyderabad.. Finally his decision was false, there was no progress till date and now theyve changed the completion date to 2026 and again they are going for an 50% floor increase than the original plan with out initial start it self.. My sincere suggestion, better do not go for this.. Marketing people will give all the false promises and never stick to it.. No one is now answering why there is increase in floors making it a congested project.. There are lot many professional builders that you can prefer instead of this... Final word.. its all your risk if you want to go with this..

Whatever positive reviews you see here are all fake. Urbanrise company people themselves are writing proxy reviews here. This company has a digital marketing team whose job is to write positive reviews and post on various websites and portals including Google. Therefore, my sincere advice to all – Don’t believe in all these positive reviews about Urbanrise. These are all fake. Chairman of this company is a big fraud and cheat. If you want genuine reviews of this company then search for ALLIANCE, Chennai or URBANRISE Chennai in Google search.

Hi friends please dont go for this project we booked a flat in their bachupally project and gave booking advance and later got to know that this builder is the fraudulent one who keeps on changing the position period and also he has so many uncompleted projects in Chennai and Bangalore so we decided to not proceed further we asked them to cancel our booking and return our booking advance just two days after booking but they deducted 50000 as cancellation charges which was very unfair so guys please donot invest in their projects

Final Suggestion People dont go with this please look othersnot approved projectapproved for 20 floors only they are telling will get 30-40 floors.these people changing their plans without customer notification.very very cheating customer team people specially sales manger ,sales people and crm team people .I was checked the 2.5 BHK the 40 % space going to common area .these people got permission 20 floors but taking booking 31 now after some time they will take 40 also without permission.all false promiseGround water polluted in this area. (Health issues)Pharma companies behind this project (they never move i am hearing since 2011 they are moving but still position is same )Quality not good.Cheating people by model house.Good sales team they attract people easily.2500 families in 9 acres . 2500 * 4 = 10,000 + people small city (not fair)very very late possession and will take min 10 years.rules are not fare.people please check weather other good projects coming and other area .dont trust this cheating people and this builder quality is very very poor in Chennai Projects.All Chennai projects are super failed .these builders are not fair.these people got this place in auction for very very less price 12 crore per acre.

Weve booked a club facing flat in Bachupally, and they suddenly changed the whole plan, they dont accept if we ask for a similar club facing flat now. They have the worst customer relations team, they dont pick the calls and never respond properly when visited the office.I was initially promised the delivery of the flat by end of 2023, now they say Ill get it after 2026. The CRM team says, its our mistake that we blindly believed their sales team.I also wrote an email and they just gave a reply after somedays that my issue has been resolved without actually solving it.I kindly request future buyers to be cautious when dealing with them.Update: After fighting for soo many days, they accepted to allocate a flat in 25th floor(Not club facing), we had to pay more money as floor rise charges and any flat above 22 is not approved by RERA.Absolutely disgusted with their response and regretting all the effort we have put in.

No transparency. Every builder now a days posting everything on their website and the progress of their projects. These guys just have their initial brochure on their website thats it. Can you guess why a reputed builder (they claim as such) is not posting updates and Admin is too much interested in giving responses rather than posting their updates on website.Also these guys keep on changing the plans and increase the floors with out customer intimation. They must be earning profits out of it, but they should see the customer satisfaction also. When I visited Ameenpur they said 10 floors and now extended it to 12 floors, similar with Bachupally. They said 22 now extending to 33. Can you imagine 2700 flats in 9 acres how the outcome of this is going to be. From my experience, just think twice before you buy.

Spring in the air- First they sold flats with a Sanctioned plan of 10 floors. Now they are having plans to build 2 extra floorsA rera approved project cant do any changes/alterations in sanctioned plan. In Agreement its mentioned as below It is agreed that the Promoter shall not make any additions and alterationsin the sanctioned plans, layout plans and they cant do any change in sanctioned plan without customer Consent.But they are still proceeding with extra 2 floors without consent of all the customers.They say consent of ALL the customers is not mandatory/required. then what is the use of an Agreement if its not followed?Zero customer satisfaction .They can do the same with their other upcoming projects and they say they want to be Largest real state developer in Hyderabad by 2030. It can be achieved only with Happy customers - their trust & confidence and delivering /adhering to what was promised/agreed.Why a customer will give consent for 20% extra load/ congestion/traffic in the society where they have planned to live. These factors(how many families stay,how big is the project etc ) are while booking a flat so its like you deliver what you planned, discussed and promised/agreedIn the agreement nowhere it is mentioned that only 2/3 customers consent is required for any additions and alterationsin the sanctioned plans. Every agreement holds its own value, its not as majority win kind.

We have visited spring is in the air.. we liked it very much. But one concern, there is no RERA approval for 11th and 12th floor. So awaiting for it to buy. If you have any info regarding RERA approval, let me know please.

First i would.like to rate 5* for Bachupally project.I have seen so many users are writing negative feedback, But here we need to understand We throw a stone towards the tree which having a Good mangoes same way some of the competators are throwing negative stone towards it.This is the logic to crash the reputation of New Builder entered in hyderabad.Dear Public the way urbanrise respect their customers no builder company can do that which i personally experience at Bachupally site.Really wonderful Team and Wonderful company and wonderful construction quality.I heard that they have Paid the Full salaries to their employees from First Lockdown to till...When they take care of their employees in pamdemic How come they ignore customers.I loved the experience with Urbanrise

They keep on changing the plans and floors with out any intimation to existing customers of project. As usual more delay than promised similar to their other projects. No proper response when we question them.. they say, we have to just ask them about our flat and not the extra things about plan change and floor rises. We had a discussion and promises from the Hyderabad head, but that guy is also not responding. No professional ethics and no proper response.

I can better comment once they complete the project. Till now I am a happy customer.

This review is for Urbanrise-Bachupally -Talk of Hyderabad project. Be careful new buyers.They are not customer centric. They had one construction plan in March 2020 showing which they sold flats to investors. In 2021 they changed entire construction plan and forced investors to chose other flats based on new plan. They pushed investors to loss without providing any benefits for construction delay.They are planning to launch the venture by end of July 2021. They took all approvals based on old plan and according new plan there are no approvals. So they are planning to sell flats after launch bluffing they have all approvals. As of today HMDA and RERA approvals are pending.. Dont fall for their marketing unless you see the approvals and plan submitted for approvals.Buy only after verification. Based on my experience they dont negotiate and run monopoly on customers once after you buy flat. So see these risks before buying

When will work for tower c going to start. From Last 2 month I Keep on asking this but not getting proper response. If Work is not started yet how will u handover project on time means by 2023 may.

I have took a flat in Hyderabad 2 months ago. Now they have changed the plan by increasing the floors to 12. When I asked them about the parkings they said very arrogant answer which is not I cant even explain.Later the road which is beside the 3.5acres park was made a public usage even for outsiders. When I went to discuss with them they had a discussion with me for about 3 hrs and said that , that is there property and they can do any changes without discussing with flat owners. Amd I have to check only my flat alone remaining is none of my business itseems.The most worst thing is the reason for this is political pressure as per there answer. I am not sure how an hmda approved plan can be changed with political pressure.Even the bottom line sales people dont know anything of whats happening over there.The worst part is for card transactions they are charging 3% on the swiped amount. And they say that bank is charging them that percentage.So I am planning to raise a complaint for RBI on why organisation charges 3% on customers and why banks are encouraging these things.I have got trapped here by seeing the model flat and facing miserable experience with these guys and I am leaving to you on your purchase .Beside this site there are many industries and I am not sure the pollution related things which I comment here , this thing I havent noticed while purchasing the flat.The answer for below is:- the RBIs own words: …merchant establishments levy fee as a percentage of transaction value as charges on customers who are making payments for purchase of goods and services through cards. Such fees are not justifiable and are not permissible as per the bilateral agreement between the acquiring bank and the merchants…RBI adds that any such instance can be used as a strong argument by the bank to terminate its POS-linked relationship with such merchants.

Agree that the flat sizes are compact but they are equally designed with zero wastage space and luxury. Never seen any gated community offering full package of amenities at such affordable prices. Hurry Up before the prices go up !!!

Flats offered (in Aminpur, Hyderabad) are very small. 38-40% of saleable area goes into roads and park. Lowest carpet area compared to other ventures.

Guys I strongly recommend & suggest not to buy flat from urbanrise, they are not at all professional and they dont keep up their word, once you paid advance they speak lies and torture you like anything. I got in that trap so I recommend my frnds and well wishers not to invest in urbanrise. Dont BUY.if builder changes the building plan suddenly and he gets profited in terms of money than customer should been some profit in same way. Anways this builder is not standing on the points he told initialy, turth is always bitter for them

Let me start with good about this project .1. Staff is too good and attentive. They explain every thing in this project. But they do not have any authority to take decisions.2. Tried their best to make it compact and making less wastage of space.Whats wrong in this project?1. More than 37% of space is going in common area and carpet area is less than 65%. Most of the premium builders in hyd is giving more than 75% carpet area. I dont see any reason or special to take out more space for common area. No one in market team is able explain the reason for less carpet area.For ex. 918 sft flat, customer will get only 600 sft carpet area only... For 518 sft single bhk flat, carpet area is just 322 sft (38% wastage).2. They are Charing for every damn thing like floor raise, east face, corner flat , park view etc.3. No proper commute to this area and verry far from main road.. which is not a major concern.. but definately a drawback to this community when it comes to resale perspective.I guess , you will get much better properties for this price .

I visited Urbanrise, Ameenpur project which didnt start yet. When I saw their model flats which are actually congested but they tried to show them as spacious. 2 bhk is 950 sq ft super built up area and 3 bhk is 1039 sq ft super built-up area. In this dimensions house will be very congested but they kept 3*3 feet bed to show case as if bed room is spacious. Trust me there will is hardly any space left after a 6*6 bed is arranged in master bed room forget about children bed room. They hired professional marketing folks and explaining all the amenities which will not be provided I believe. Whats the point in giving so many amenities when you primary requirement not appropriate. House is meant to be decent enough to live. Without that giving lot of amenities doesnt make sense. If you dont trust me just check their model flat you will be surprised seeing flat size.Marketing person claims that they have enough funds but they are giving prelaunch offers which is bit contradicting. As far as I know their Chennai projects are delayed due to crash crunch.As per the reviews of previous project they never delivered project on time many are delayed by years.Bottom line is think before you book a flat here. Dont get carried away by amenities they are providing. Do some research about this builder and then you can decide.

Once the project gets started we can see actually profit margin compare to any other project.

Dear All,If you get call from HR, suggesting you Do not to go to the interview. They will keep you waiting, no proper response. I had a good experience with this team two times.They said Im selected for the interview for the first round keep me awaiting till evening and said Manager is not there in the office.Since I have selected I will get call next days. Its been 15 days no one from that company called me back. More over when I called them they said I call you back. But no proper response. I dont know what MD and higher management monitoring it or not.

Very big developer and theyre starting new venture in Bachupally, Hyderabad. I have associate with them in their business and theyre are very transparent system maintaining for their customers and business associate. I have received an award from them.

We (teachers)are working in Kennedy high the global school ,Bachupally, hyderabad interesting to buy around 5 flats . Is there any concession in price and payment tenure to book flats.

The marketing team is very unprofessional.They committed to a price when I called but increased it when I went to their office.Better stay away.

Construction not yet started,they have pre lauch offer and started selling flats. But as per google reviews, in Chennai all of the projects are still under construction or waiting for approvals from government.Not sure they will keep the promises they made while prelauch sale.But the location they are showing may become prime in future.If they keep there promise of gated community with out any delays or issues,it will be good for those who invested there hard earned money.Currently the prelauch offer is completely restricted to block 5 of their plan which will be the last block of entire community.

Please Dont trust their words.. they even dont have proper communication between sales and CRM team, I lost hope on them, sales committed one thing and after a month it is different.. I booked a flat on a agreement with a sales team as they will swap the unit after booking but this is not happened and they are asking agreement money, after a follow-up then they said flats are already booked there are no flats at your preferred block, again with followups with CRM, they gave it with 5L more amount which is completely unfair.. dont commit with sales pitch.. it is happened in urbanrise talk of Hyderabad.This is happened with RajKishore (Sales), Pradeep, Yeshwanth (CRM).They could have blocked or atleast informed to respective team about swapping of tower when I booked and paid booking amount and confirm the flat but it is happened after 1month when they need agreement money where I didnt get respective unit at respected cost.Completely unsatisfied with the service and lost trust on them as they may create any other problem during the complete tenure of 3-4years.My sincere advise, go with reliable builders when you are planning for just launched projects.
