I want to know that ,1. Is this place or road is water logged during rainy season?
I have booked a flat here in 2018.But do not get regular update.Due to corona construction is delayed. No update on club house construction. No process of regular construction update to customer.I have booked after good review about Develoke group but now I can find that the group is not professional as far customer update and Status.Hope everything falls in place and we get the opportunity to stay in the complex.
Its a big residential project in Sonarpur near Shimultalar math. Plan is good. 1st phase expected to be completed by September 2022. About 2km from Kamalgazi more.
Not Good... the tentative dates are postponing again and again... they ask tor 10% booking about,and then ask another 10% within 10 days

Its far away from the city and the road to site is horrible, high possibility of getting a crash of you ride a bike. The nearby community is not good for living. Three project is far away to be completed and its over priced. Not a worthy deal atall.

A very smart and modern city. Its Internal campus are very nice along with natural. Many types of facilities are available here. Communication system is very good condition. Nearest metro railway station Kavi Nazrul for Garia Bazar area , distance only 2 km. Nearest Railway station Sonarpur Junction situated only 1 km distance. Big bazaar, Svf, English medium school are available its surroundings.

Its special Unique Selling Point is NOTHING but on the mid of Kamalgazi - Sonarpur main road only (2 km from Kamalgazi more & 2 Km from Sonarpur Stn,) first of all its a load bearing constructions which is little bit weaker than Mivan Constructions compare to earthquakes resistant.Moreover, who is going to properly check about its quality of 1st class red brick, Concrete Grade (mixing ratios) whether its M-30,M-35, or M-40 or not, Cement grade whether its giving OPC or PPC 43 or not? what about the Steel mm & Bar ? these are all could be measured by a qualified engineer only.there are few natural water bodies at its south & west side which are totally against as per the vastu compliances (If you know & obey the rules of vastu / Fengshui). But its selling price (Basic Selling Price/Sft) is too high compare to its location, they are saying its at very near to Bypass, but compare to Ideal Aurum its little bit away from its and also to Sonarpur Station, if you are in hurry, you cant easily reach out to bypass from its location within couple of minutes due to its extreme traffic & very bad roads over there at any time. So buyer should check all its concerns as well all papers.(including legal disputes & Bank Loans for any project.) Or is there any other drawback of the project.Regarding its modern amenities & all which are providing along with its complex these are more or less same compare to others projects at its vicinity and now a days all the projects proving the same everywhere. besides this its CP (Car Parking), FRC (Floor Rise Charge), PLC (Prefer Location Charge) are too high as well and even its not giving back Input Tax benefits on GST to the Customers. Point to be noted that, there is NO special offer giving on any criteria to the customers including non friendly payment schedule.If you properly check the Cost Sheet of the your flat or one unit which you are going to book, you will find the total value of the said flats has been increased to almost double (at lest 30% to 40% of flat value which has been added along with actual flat value including its EDC(Extra Development Charge) FRC (Floor Rise Charge) +PLC(Prefer Location Charge-South/East/Garden/Podium/Pond Facing+GST Etc......THATS ALL ARE TOTALLY EXTRA COST OVER THE ACTUAL FLAT VALUE.

I was somehow not happy with the location also the road leading to it is dug up and narrow so it takes a longer time 2reach. The marketing office isnt up to the mark , at few of other projects you get the feeling you have entered a premium place but here the toilets are dirty and the tea is served in shabby cutlery, also thid project shares, its complex with an adjacent shanty, who have free run of this place.so overall best avoided.

I have Seen the place , as per declaration all kinds of ammunitionsavailable inside the project. Metro, School, market alls are easy access. its value for money.
