This sprawling residential complex in Rajarhat, Kolkata, is a cluster of G+12 storied buildings comprising of various size of flatted units; 2, 3 and 4 BHK I am informed, measuring 900 square feet and upwards.With a huge water body at the intended centre of the complex and a well spread out landscape of grassy lawns and an array of fence-lining trees, the ambience is soothing and green.Enhanced by the clear and open horizons on the east and north east, the happy mini community of 400 families is located about 8/10 kilometres from the Netaji Subhash Chandra Bose International Airport, Kolkata.Though the Kolkata New Town adjoining Bishnupur Road and the Panchayat area around the complex is being newly developed, the approach road conditions during monsoon are as good, or as bad, as they can be found in and around Kolkata at large.

This place is too good to be a society I mean everyone is so friendly here and hospitable like I have never seen before.

Average society, rooms are having wardrobe places that is fixed and not good for customisation. Public transportation and communication not good, if youre having personal vehicle for commute then you can stay here. No markets and shops nearby, Rajarhat chowmatha around 10mins distance from this complex.

A nice value for money place. But a little on the inner side of Rajarhat. I had to change two autos to reach Haldirams bus stop.

Clean. Well mentained. Quiet.The best working and living environment for anybody with a usable brain. Guards keep the gated colony safe and everything happens hiccup free.The view from the place is not the best but a calm refreshment and a welcome break from the steel and concrete dystopia. Near to the food and vegetable market and convenience stores. Yes there are malls too you rich c*nt. The enclosed area also has a huge depression for a pond. Hopefully there are plans to make good use of it.Theres an equipped gym, conference room, indoor activities room, a pool and the rest of the amenities an expensive gated community has. My only problem with the pool is its surrounded by buildings on all sides and I cant try on my sesky bikini.Oh and the transportation isnt all that connecty.

The construction quality seems really poor and the free space claimed by the builder doesnt seem right. It felt right a large number of people are cramped into a small space. The swimming pool is soo small. I dont understand how it can cater to the needs of 400 families.On a positive note the price seems quite low than the market rate. Guess bcoz of these drawbacks they had to reduce the price.

The biggest problem of this area is water. Water Id very hard and no supply water in available from tala since its a panchayat area. Magnolia is only providing water filter in the name of water treatment plant to save recurring cost. This water filter is never effective and not works with this hard water. Magnolia has cheated us by saying water treatment plant will be there, but its a only less effective filter. If you love your hair and skin please think twice before take any decision

I booked the flat here 4.5 years back. Got the possession 8 months back. The area is very peaceful and growing day by day. The road condition has improved a lot. Communication is much better now, but it is expected to improve further. This housing is just perfect for mid range budget. A block is the best bock with 3 sides open and lots of air and water. Lots of greenery around. Price is expected to rise in next 1 year. Overall value for money!!

Possession was given to me in 2018 but till date promoter is charging 1) high for temporary electricity supply and no commitment of permanent WBSEDCL supply till date but giving false promises, 2) maintenance charge in every month while one year maintenance cost was taken as advance before giving possession, 3) there are many unfinished area in the complex, like boundary wall, drinking water quality, 4) promoter took more than year in allotment of parking space while full money was taken many months before registration and then possession, 5) the workmanship is so poor that, for example, the lightening arrester cable connection is hanging loose, incomplete false ceilings and there are so many such issues, 6) more over, facility manager of the service agency appointed by them, is inactive and stops services, behaves rough. Promoter dont respond, care or respect the customers, once payments are completed.UPDATE: November 2020At last individual electricity meter from WBSEDCL was installed in end August 2020.

I regret buying a flat here...there are lot of issues and the major one is the electricity which is very expensive that the promoter is charging as there is no mother meter yet installed and this is almost going to be 2 years.The issues are unheard by the promoter.

One of my brother wants to buy flat in here but he got an issue with the documents, before you hit make sure all documents they provide to you is OK. In this complex Magnolia had 300 flat and 100 flat for the builder, and Magnolias all flats are sold out so, now their only builder flats are available here, and I think C2 for rent. This 100 flat is the main problem here, I guess. And one more think outside environment the locality is not good for family. And I gave a visit there but I dont see that any one own a flat and staying there everyone is a renter here.

It seems that construction is going in good pace. Magnolia group is asking for pending installments in regular interval. However it would be better if they could have also provided some documents on progress in regular interval as well.Anyways the main concern is about the passing by road which is still under construction and which they promised would be completed before they hand over the flat. Has it been started at all ? Does anyone know any update about that road expansion which will connect newtown ?

I completely repent investing in Magnolia project. The quality of construction, beautification, and mostly the client handling is worst. After selling the flat their behaviour is very rude and extreamly unprofessional. I highly recommend everyone not to invest or waste their hard earned money.

Building completion happening at a better than expected pace. Hope they handover on time. The Road Expansion passing by the apartment has not happened yet. Hope that the govt does something soon as this area is becoming populous of late.

Roads are improving but to say improved I have to wait for the rainy season as every year potholes keep on popping out in this time o the year. The place is too far from market. Public transport at odd hours and on holiday is a question.

Community is good , very well built but I saw flats had damped wall so I cancelled it. If alternative flats available i will go for it . Bit far from salt lake sector v

Not worthy to give a review about this project. Floor planing is like a local builder and transportation is pathetic.Most importantly it surprised me the unprofessional behavior of Mr. Swarnendu Adhikari. The best place to waste your time.

Have stayed in Magnolia Oxygen for few weeks on December 2018-Jan 2019 and posting review after thatPros:1) Water Quality : a new water purification pump has been installed and water quality that one gets in the apartment is absolutely wonderful2) Access to neighbourhood market : Bishnupur farmers market is quite close by and on Sundays, neighbourhood fishermen (জেলে ) sell their stuff. I got decent size Ilish for New year (In peak Kolkata winter) at a price 50% less than what I would get in Gariahat3) Well serviced by both Spencers and BigBasket for pantry stuff. Otherwise Rajarhat market is close by. It took me 15 mins to get Olive Oil.4) Really Pollution free - particularly Blocks A, B and C1 ( away from the road)5) The power backup works well. There was a period when regular electricity was switched off (scheduled before) for extended periods due to road work - the power backup did not have any hiccups at all6) Zomato delivers - takes about 10 mins more than regular Newtown locations. Quite easy to find Ubers too.7) the road in front has been paved during December 2018 by interlocking tiles - Its easy to get to Rajarhat Main road and then towards eco park.8) if you have a Car, it is easy access to eco park (12 mins), Airport ( 20 mins on evening Office time), CC2 ( 10 mins). SECTOR V can till take 30-40 mins on a busy time9) The Residents : during my time of stay there, already 12-15 families have moved in and every week, there were more. This is a young bunch of guys from different fields - with lot of ideas and enthusiasm.Opportunities1) Vodafone, BSNL does not work. ( I guess lack of neighbourhood towers) But Jio works like a charm. Infact, I got 20 MBPS on a Jiofi. Streamed Netflix, Amazon prime and Hotstar without any buffering. With Jio in this location, internet speed was faster than Deshapriya park , Science City , Park Street , JU and Presidency, Did not test with Airtel.Problem (in my opinion )1) The house electrical design does not allow concealed wired Internet broadband access till now (In my opinion). I did not care as 20MBPS Jio was good enough for me. This problem should become invalid when 5G comes as wired Broadband should not be needed then2) The pollution free semi rural feel means there is bound to be mosquitoes at least for 1st and 2nd floor residents in monsoons. I highly recommend investing on a good anti insect screen for these floors. there are many designs nowadays that that are much better looking and more functional than the traditional velcro fixed designHope this helped

Magnolia Oxygen is a high rise project ,some of its buildings are 11 storied and some 12 storied,one of the tallest housing complex in Rajarhat area.This place communicatively well connected to other places like New Town,Salt Lake and Kolkata main through buses and auto.auto to Eco space of New Town stands nearby it is also situated at Kaikhali- Lauhai-Harua SH 3 ,kalaberiya,near Rajarhat Chowmatha,so buses are available.The main construction is almost completed, and it has all the modern facilities like community hall,gaming places etc.
