Worst experience.. I have been staying here since 3 months there are lots and lots of issues suffering till date...1.STP issue no proper treatment and waste water let inside residences and this is causing lots of mosquitoes and flies and stagnation around blocks..2.Domestic water to proper supply issues faced from Mahindra and association side there has been days no water supply for more than 3 days also valve supply to blocks are closed regularly with no prior information raised this issue several times and escalated to facility teams still no response 3. Our block parking is allocated to other blocks with no prior information and this is creating mess for residence out of 152 homes only 20+ parking are allocated as per communication from Mahindra and association 4. Lift doesnt work once in a week and no action from Mahindra is taken mentioning weekends off as reasons 5. Domestic water and rain water harvesting crèche are overfilled (till date only 1/4th of the homes are accommodated in my block)6. No EB card given to us mentioning several legal reasons 7. During sales mentioned regarding CCTV but mahindra now says nothing so promised so cant be provided (Avadi is now Corporation then how can Happinest alone has exception).As a summary total wastage of money . Hope someone could address these listed issues at least now we expect because several times spoke with Mahindra facility,Sales teams,CRM team and to their escalation team too.. Please any one going to buy any new flats ask the resistants in mahindra happinest and then buy .we residents of Mahindra were facing lot of problems from them like water problem ,parking problem ,STP problem ,then Network problem (No network available inside )so I kindly request you to not buy new flats from here May be all of their community are like this May please enquire and buy

MLDL spoiled mahindra brand name....They shown rosy pictures... But such a low built quality houses.In the coming years God knows the condition of the apartment...Fragile pipelines ...thin walls...filmsy doors....poor toilet design...Really bad experience....I dont think we have any resale value at least to recover invested amount...Only paying 3 times emi to get 1/3 rd rent.Never buy from MLDL.🙁People are suffering with water scarcity here no one is responsible to come and sort this issue.They are lathagically selling the flats and enjoying the common people have spent money on loans and paying maintenance and not getting the basic needs.My humble suggestion dont buy mahindra flats anywhere in India. If you wish to buy get feedbacks from the existing customers and proceed.

As per the agreement flat has to be handover dec 2020. Due to current situation they raised grant time till June 2021 However during last year I got information from management construction has been completed and flat will be handover before August 2019. Now they are coming with different statement which is irrelevant. How come they could complete the construction before 6 months from the hand over date. If this statement is correct then why are they now requesting additional time.. customer support team always gives us false information and for time being they have to control our noise..Not sure how come other builders could hand over the flat. Mahindra started their new project in Chengalpattu and all the people are busy in selling the new project and left us middle of streets..The worst part is, in this current pendamic situation we are paying rent as well as loan....😡😡😡😡😡

Really a worst ever builders I have ever seen.. my flat handover Is on Dec 2020 due to covid they said they will give flat in June for sure now they are saying that in June only we have registration that too not sure.. admin team guy is saying we need to keep in checking emails for registration slots.. irritating guys.. they are very much busy in selling the plots but not showing the same intrest in handing over the flat.. without handing over the existing one they have started a new project in Chengalpattu.. please guys dont ever have an idea of buying a flat or property from mahendra as they are really worst in updating things to their customers and they are not keeping their words..

Never ever buy a property from them. Worst customer service ever. Lies is what they are good at. False information and commitment. Promised that flat will be handed over by June 2020 before booking the flat. Later after paying the booking amount the agreement has mentioned June with 6 months of grace period. Covid started registration was done in June 2020, after two days of registration the mail has came informing flat will be handed over by June 2021. With this you would know what type of people are working over there. The customer service executive is worst I ever spoke with. The way he speak is that he is the only harichandra living in this world. The managers and sales manager told us that it will be handed over before June 2021. When we communicate the promise they made, he blankly told that our people would never promised, so ultimately the statement says Im the liar. You dont know, we never say, we will never promise, u dont understand these are the words a customer service guys use against a customer.Now Im paying rent as well as EMI. The reason a middle class people buys is that it comes within the budget and the deadline they said. So we dont pay both EMI and rent. But when we said the same to their executive the answer was incredible, that they are also in loss. Thats why they have completed another phase in Avadi as well they have started a new project in chengalpatu. I dont know with the loss they have completed the construction of another phase before handing over the promised one. Now we are in loss of almost 1.5 lakhs paying rent apart from EMI. Heartless people and money minded people even during these pandemic situation

Very worst customer service with false promises. They keep saying the same again and again they cant keep up the word. Even if we try to drop buying the project they come back and talk to other people in our family to brainwash and make false promises for their sales incentive. Very worst experience they still havent handed over the project and each time they come up with excuses. But they need the payment on time. We should pay the EMI regularly without even having the house. Do not believe these guys they wont do anything favourable for their customers even if the mistake is from the management side.

Bit out of main road, safety is a concern when you travel at night.. Cheap and best in terms of cost as well investment.. Facilities shall be improved more for entertainment.. Cleanliness need to be improved a lot.. Mobile signal rises our BP.. Rest all fine..

They make false promises and take you to the moon and back at the time of selling and after sale is very poor, they dont even respond to your emails, messages or complaints. Water scarcity has soared here, MLDL and association are in no position to solve the problems and trying to hide from the scene. Have sent mails, calls and messages but no response from the facility manager. Poor management. After sales handling is zero in this project. People who have or has thought to buy a house here pls, double check and get it in written document with regards to parking, water and EB.

Poor cunstruction

Good flats, security ambiance . But Very poor amenities and maintenance service. Every day power failure will happen through the complex. Any problem regarding flat amenities you have to be on your own. Location is 2km away from main road. Walking at night is a problem as no lights on connecting road. Not easily accessible unless one has vehicle.

Worst customer service I would say . You can easily know how this builders can be in the future by their customer service itself.

Road to the apartments have recently been laid making it easier to get there. Cabs dont often agree to drop you here due to lack of them getting return trips. Otherwise, the apartments have a park. Velammal school is nearby. Safe and friendly environment.

Pros:-> 24 hours water and electricity.-> Quiet neighborhood.-> Shops for buying essentials available inside the gated community.-> Ample number of watchmen.-> Ample space between buildings for walking and to play.-> Parks available.-> Cool place, can get through the summer without an AC if you want to.-> Less rent compared to the surrounding gated communites.-> Many petrol pump available near happinest.-> Developing area.-> Many schools, colleges, shops, hospitals are near by.-> Near avadi lake.-> Good for middle class people..Cons:-> Quality of the building is very poor (I dont know how long these buildings will last, the building is brand new and the roof leaks a little bit during rainy season). The technician who came to my house to fix my AC drilled a 6 inch * 5 inch hole on the wall in just 30 seconds, the cement bricks are of low quality.-> Small houses, if you have a lot of items your wont be able to fit them in these houses.-> Apartments are a little bit pricey (not too much).Conclusion:Best place to live if you are newly married and have kids. I would not suggest to buy an apartment in happinest instead try renting an apartment here.

Very nice, non-polluted, and clean society. Abundant open space, and ample light and air reaches each flat. The locality is also ambient with reputed schools, colleges, transportation facilities, super markets, fuel stations, etc. so nearby.

If you wanna buy house here it’s a big process don’t go by the salesman’s false promises make sure you talk to the CSR team. Many hidden cost involved. There are people inside the office claiming to be the employee of the company you will later come to know they are just a sales agent. Careful

It is nice place to live peacefully. But distance between the apartment and bus stop is around 900mts.so two wheeler must be good for anyone. But facilities is good. It is not suite for old age people without vehicle.

EB case is pending in court, not able to provide electricity connection for past 2 years for 2 blocks & another 2 blocks construction completed 1 year before, but not able to handover due to EB issue

Excellent Apartments are situated at prime location of Poonamallee Avadi Road, Parutipattu, Avadi. Customers Care Executive is so nice when we have visited the Happinest Apartments today the 15th instant at 11.30 AM. She has explained everything we have insisted. We have also visited HAZEL and NEWRY ENCLAVE. HAPPINEST is the best one. People may prefer HAPPINEST.

It is the nice place to buy house for the middle class family. I liked the buding structure. There are many amenities such as play ground with swings for kids, basket ball court, gym, jogging area. The price for both 2 and 3 bhk are affordable. It is a gated community along with full security. There are cctv cameras and security guard at the entrance which is needed for safety and protection.They have assured 24/7 water facility that is another reason to buy this house and the most important reason to buy this property is the brand.This is Mahindras project who whill never give false hope and cheat us to maintain their name and brand in the market. If you are thinking to invest your money on this property then it would be a great decision.
