Not even sure if it is worth the investment. It was too difficult to obtain proper documents from govt for the plots, not sure whats the mystery behind this location. Earlier BBCL made fake promises and sold so many plots. But now its with someone else and the entire plans promisd by bbcl is sucked out. This location is a mystery, with buyers not knowing whats going on.

If they have developed the community on time, this would have best place to purchase plot or villa. But unfortunately concepts are only papers and nothing executed. The project works are happening in very slow. It will take decades to see the real development they promise. But location is fast growing good for investment.
Area is developed or not doesnt matter,only thing attracted me is VIEW POINT OF east to west directions,you can get more peaceful over here,if you have enough money.
This project is currently named Sameera Grand City.Velammal has plans to set up a School in this layout.But since the approach road from Mappedu to this layout is very narrow this project will not find many buyers.Promoters should coordinate with local panchayat officials to get this road widened.
Hey all,This place is one of the best planned layouts whereas the builder has misused his brand name to capitalise the customers. They are not prompt in their action. They have sold this to some other builder or marketing agency to sell the plots they just quote the RERA approval, and say that we can claim if something goes wrong from the plan. The employees of BBCL does not possess good intellect. They just do something and not helpful to the customers. They don’t know the registration procedures they are unfit to get the things done quickly. The registrar says they don’t follow the rules properly and they delay for all the customers for registration.They have invited a school with which they market and sell the plots. The school has not even kept a board there in the site. The builder has not marked the layout as per the plan they simply show a random plot and today nobody is there on the site to guide you are to help you on their commitments we have only one security person on the gate and he does not Care who goes inside and comes outside the community. It is seen very clearly that they cannot honour the RERA commitments within the specified time as given.This site is worth buying only if the builder proceeds to construct as per the plan. The plan says they’ve got a big commercial complex in the front, Along with residential complex, few commercial complex inside the site school, a community hall, few parks, with clean roads which does not stagnate any water. This plan was made few years back when the Chennai was affected with Severe flood. After this plan was made, there were two other big disasters and this site has not come up to utilise and people who invested should wait further, maybe for another 10 years or five years to see this fully developed community.If you are looking for an investment you may go for this and wait till the site gets developed there are few other projects in and around this community but this is the only project which gives you a residential complex, villas, individual plots, commercial complex etc., packed.If you are planning for an investment now in this community you may better verify it with the builder or with the new marketing agent about the construction time , the confusion between BBCL and the new buyer or the new marketing agency etc.,Basically they don’t honor what they say, better get everything in writing and take a call accordingly.Thanks,Vignesh
