I would like highlight pros and cons of Sobha IRIS, Bellandur.Pros :1. Good greenery in society.2. Big 3 BHK houses.Cons :1. Lots of restrictions in Sobha IRIS.-No deliveries allowed to the house after 2pm (includes essential & non essential/medicine etc), due to which parcels are left unattended at main gate & getting wet/soiled/stolen.2. Lots of theft cases (theft in the house/parcels theft/ food delivered at gate/fire equipment theft etc. (more than 15-20 cases in 3 months)3.No accountability/ response of security or society board on theft or complaints from residents.4. Bad and arrogant management team.5. Prior email permission required from society board for various works at rented house with many details which could take 48 hrs or more for approval.6. Non adherence to latest govt guidelines & imposition of self implemented rules :Eg 1: domestic help and parcels delivery (amazon/blue dart etc)service could be stopped any momentEg 2: Quarantine could be imposed on residents for however long board decides.7. High maintenance charges.8. Mosquito issue.9. All amenities like swimming pool/ gym/ club house mostly closed and not in good condition

Pathetic management. There is dictatorship rule in the society by Society Board members. Brainless people like Bhupendra , Tushar etc. are making most inconvenience for people living in SOBHA IRIS.So many theft cases in society and all parcels getting wet in rain including medicines & groceries. Very less bad security.Think 100 time before renting or buying. Yes its true that SOBHA IRIS is still under lockdown restriction in Oct 2021.

Good place to stay for family quite away from road spacious apartments and good house keeping and security

Amazing place to live, this society gives you all cozy and warm vibes that one needs to get settled down, especially in a new city. Children keep playing here in evening and pet friendly.

It is good residential apartments. Lot of greenery now and the welfare association is doing a very good job during these pandemic days.

A very beautiful gated society near Sakra world hospital, rooms are spacious , mostly 3BHK flats. Havr A big swimming pool, garden area for kids, seating arrangements near swimming pool, have green and beautiful walking area, have mix of family and bachlores mostly family family. Security people are nice. Good place to stay in peaceful environment.

Awesome community with lot of facilities like swimming pool, gym, TT table, pool table, Carromboard, study room, prayer hall, Park area, kids playground, basketball play area and great security.. you could see lot of birds living there. Comfortable place. Recommended for both families and bachelors.

Nice community, has all the necessities nearby. Though being situated close to the main road, it keeps away from all the traffic hustle.

This is one of the best and spacious apartments in Bengaluru. A nature and peace lover would enjoy here. With familiarity, the charm reduces with time, however more you spend time here, you would love the place more and more. ☺

There are hardly any amenities. Lot of water leak issues. Since it is close to one of the dirtiest lakes of Bangalore, you will have to get used to mosquito bites.

Its a nice society. They have a clubhouse, gym and swimming pool. Location is amazing. Flats are quite good. Its near Sakra hospital and passport office and Sobha office. At a distance of 200 m from Outer ring road which adds to connectivity.

Definitely one of the best condos to live in Bangalore. Lots of open space lined with beautiful greenery and well maintained. One may feel like living in a resort right in the middle of busy ORR. A world class hospital next door makes it an ideal retirement home too.

Stayed here for 2 years. Calm community near the buzzling and noisy ORR. Has good amenities and helpful security people. Youll find a Good mix of both families and bachelors/spinsters living here.

Excellent apartment complex. Close to office location at the same time very serene.

Place is good. But buildings are conjusted and less light. Also nearby hospital is an advantage as well as disadvantage

Staying currently in society, cant say it awesome to walk around, having lots of mosquitoes- followed by in open areas, lift, floors. If you are staying below than 4th floor of any block, accept dengue visit.If you took flat or room on rent, pay move in charges of 500 rs. And move out charges 500 rs. To security, where they do nothing other than demanding charges as per society rule.If you discuss same to society manager, he will mention they soon want to have bachelor out of society.

The apartments are spacious, with many facilities. Rent is a bit high. The area isnt that great.
