A beautifully designed place by Hiranandani with good interiors in the common areas. Good ambience in the open space areas as well. However, found some of the faulty duct designs in the lobbies. During building planning, such duct designs should be avoided to keep pests and rodents away. Overall, I would say that its a beautiful apartment.

Right place to experience builder arrogance and do you want to know how NOT to be a salesman ? Meet Mohit at their Sales office in HoH Bannerghatta. Be it sales office or post booking support, you can expect them to be consistent of their rude behavior all through from booking to registration beyond which they anyway will move on. I am so surprised how they earnt a name of a reputed builder. Hope their Engineering and Quality Department is compensating for the terrible job done by front offices.I dont find the project aesthetically appealing for a city known to build even a house on 30 x 40 Sq.Ft with great aesthetic taste and as of the current state, it lacks green space as a proportional % of constructed land. There are a couple of towers under construction and a few villas (as they state to be the plan)Access/approach from Bannerghatta Rd is not bad. Good chance of getting stuck in one of the smaller internal roads in a car IF you try some of the alternate routes that Google may suggest during peak traffic days. I recommend just sticking to the approach from Meenakshi Mall or from the road adjacent to IIM Bangalore for 4 wheelers. Locality around is fast developing including branded stores and any sundry essentials, thanks to HoH residents contributing to the local economy.Presently, it does not have Corporation water connection. Relying on bore-well and tankers.As many have mentioned, the ownership and maintenance rights of the common roads and amenities will stay with builder including respective undivided shares. This is stated in their agreement but not clearly called out by sales.It is a cluster of independent towers when it comes to associations. The group level association is not yet formed which has led to a few disputes with the builder and the associations about the charges.Much of these could be a common phenomenon with gated communities of big builders. Logging my experience and the details I figured through the efforts I spent researching on purchasing an apartment at HoH Bannerghatta. Hope it helps.

Among the best townships in bangalore. Sense of luxury and high quality construction. Amazing club house and many amenities. Large french balconies and complete privacy. High rises with 27 floors. 4 lift and 4 flats per floor. Adjoining 80-100ft road. Complete market within a walk.

I was seriously interested in buying apartment by the brand HOH in Bannerugatta road, queensgate. After going through floor planning, I surprised to see whether some kid planned this. No vastu, nothing. God bless HOH. Hire some good architect if you want to sell your apartments in premium.

The association are arguably the worst. They are just so irresponsible someone came into the basement and vandalised my car and the association were just quite and were of no help. Lake Verandahs association are just here to take money and do no work in HOH. Just don’t fall for it

Project is good but their 2 bhk flat in evita has some serious vastu issues. West facing door with south facing balcony . Common bathroom toilet seat is in NE. In short, the entire floor plan has major vastu defect.

The best part of living in a House Of Hiranandani property is that the amenities provided are all designed thoughtfully, keeping the kinds of residents that would be here in mind. As an indoors sports person, I love the options between a great game of table tennis or billiards. Im someone who researches thoroughly before buying a property and I must say that I am mighty impressed by the property. I guess that not everyone will know, but HOH properties are engineered by a team of internationally renowned architects of House of Hiranandani. No wonder they are so well planned. Also, the apartments are well ventilated and Vastu compliant.

Amazing apartments. The houses are pretty big and there are 27 floors and 3 blocks. Amazing view from the top floors. Only concern is the safety as in a big apartment there will be workers who might follow you (it happened for a friend of mine)

A beautiful house of Hiranandani. Absolute positivity and away from the city pollution, residents here would love their stay. The indoor game zone etc are also amazing. Had a nice experience playing the tennis

Marketed with great Amenities and facilities as part of property , Now club house sold separately, sports area sold separately as outside business venture .Took 9 years to complete basic building . Swimming pool and many facilities still under construction , which is again not part of property , it will operate as separate business , though collected hefty amount for club along with selling price . Buyers Got cheated by builder . Now we have to pay for any facilities as if we pay for facilities outside community. Ownership of club , gym , sports complex with builder. fraudulently marketed as part of complex.

Fair set of apartments. False marketing though. Amenities are charged exorbitantly and are not at all free. Though they are supposed to be coming under decent maintenance cost. Think twice before you purchase or rent out.

Do not visit. Inexperienced sales executives trying to sell which they do not even have the slightest idea. Hyped and worthless property. 15k just for club house which is supposed to be included in the amenities which they say it as a sales pitch point.

HOH supposed to be a world class builder. Unfortunately their quality is deteriorated to an ordinary builder. Their quality of Bannerghatta Road is much below concerns to the finish. Workmanship is very poor. It seems there was no proper supervision and control.The project is delayed beyond 3years from the schedule. I dont think the builder has given any compensation to owners.

Apartments are good. Overall neat and clean and a good place to stay. Connectivity to Hosur road is a bottleneck. Also, connectivity from Banergatta road goes through a village. Connecting roads are very narrow and construction work sometimes slow down the traffic speed. Grocery and vegetables are available both inside and outside Hiranandani. Think strategically before moving to any appartment in Bangalore. For e.g., daily commuting hours, kids school(For Families) and other day to day needs.

Terrible, appalling service by blue turtle club meted out to the residents of Hiranandani Bannerghatta road.Blue turtle is owned by Hiranandani builders and they have not hesitated to take homeowners for a ride in their one sided contract for use of club and gym/sports facilities. After paying hefty membership fees to construct these facilities (the pool and clubhouse are yet to come up and we have been living here for over 2 years now), the club staff is insistent that all members must pay a high fee to avail use of these services.They have imposed arbitrary access fees without consulting any residents or committee members, refuse to resolve the issues raised by the committee and in my latest experience, physically denied entry into the gym and club facilities to residents in their own home! Not to mention the extremely rude behaviour by their staff (goons) sitting at the reception desk.Hiranandani builders are running a scam in the name of real estate development and should be taken to consumer court for wrongful charges for services under the real estate complaints category.

Location is not so great but project is awesome. Ready to move in. Build quality is awesome. People already started staying there . All 3tower is ready to move in. Even club house is functional.

This place has everything! A lake, green patches and a mini rocky hill! Its a hidden Gem for sure.

Good apartments, but House of Hiranandani builder is not at all customer friendly. Once you pay booking amount, many have struggled every step of the way because of builders non cooperative attitudeClub house, gym and common road belong to the builder for life, even though the cost is included in the purchase price. With their unfriendly attitude you should be ready to argue with them for a long time about charges for the sameFor example, even 2 years after residents moving in, builder has not installed working security cameras. Gym membership is very high even though we have paid for its construction. Intercom phones provided by builder dont work and is not repaired properly. Builder has charged for video door phones but refusing to install it. Dealing with the builder team is like pulling teethAvoid if you can

Pathetic is not the word to describe its build quality. DO NOT WASTE YOUR HARD EARNED MONEY ON THIS. Once u r a part of it u will get to know that you cannot use the club house or get your children to join the classes unless you pay a hefty amount for membership. MISTAKE IT IS.

The club house is amazing however despite being a resident in the apartment the fees for the clubhouse is not included in the maintenance fee which can be an issue. Adding to the issues in the clubhouse is the management staff of the clubhouse who are very rude to the residents themselves which does not seem very welcoming.

House of Hiranandani is amazing place with lots of aminities play gouse for kids of different age, gym, basketball court, squash and offcourse with Ur own house. Best part people come down for walk and usual gossip, have socially life when sun goes down.

Hiranandani apartment is one of the best in south bangalore, fastest growing area with all basic important things like shopping mall #meenakhshi mall #physiotherapy clinic like prophysiotherapy by J Mazumdar, physiotherapist, fortis hospital, Apollo hospitals, rainbow hospitals etc are near to this apartment only.

Very expensive place, maintenance charges is more that 10% of normal rent rate for 3bhk. I think karnataka rental act says maintenance charge must be not more than 10% of rent

Buildings is good. But unfortunately it is located aloof, in between Hulimavu and Akshya Nagar. At present surrounding Area is still more to be developed. Seems not yet occupied as on date.

Fantastic place for residence.

Horrible experience with House of Hiranandani. Invested in a 2BHK in pre-launch phase in Jan 2015 by giving 20% of the sale value of flat. Got to know later that the Kingston tower is in pre-launch since 2012. No communication from CRM staff as to when this project will start. Got to know later tons of court cases and many pending appovals (on which the sames team lied blatantly). On asking for refund they shamelessly replied there will be no refund. Finally got the money back after RERA came into effect.Will recommend all buyers to stay away from this cheat builder.

If you ask me about the apartment the well I dont know but people keep constructing these big structures and spoiling the nature
