Has anyone taken any legal action against them so far? If yes, has there been any progress? I think this is a fraud company and we should do something so that these people cannot scam others. I took 1 acre plot in 2010 and paid them the full amount. I have still not got the possession of the plot and now no response.If there is anyone who has already taken any legal action, please guide me with the process and contacts so that I can also follow the same.

Expat properties are real frauds, I have been mailing them to handover the property for which I have completed the payment is full in 2019 and they dont respond and when I do get a response the dates are not being fulfilled. Maybe I should put a police complaint but Im going to wait till the end of this month and thats it.

I have booked a plot in Paradise City - Goa and paid full amount, now they are nowhere to find. Expat is fraud company and i suggest if anyone file a case against them go ahead and i shall do the same.

Invested in 2015 for 2 units in Chandapura project in Bangalore and paid the amount in full( around 45 lakhs) right away. It was supposed to be move in ready by 2018. For the last 5-6 years we have been given the run around. Each time we try to contact them, they have another excuse. They initially said that there was some problem with registration, then something else that was delaying the start of construction. Last year, they said that project will not take place and that they wanted us to move our money to some other project. We agreed to it but still no word of any progress on any project.Each time we call, if we get through, their response is, we were just about to call/email you. In the meantime, we have been paying interest amounting to almost half the amount of the loan we took for the investment. Our money is stuck with them. So frustrated with all this. Have no other option than to take legal action against this company.

I have invested and paid in full . Been Trying to reach them since 2017 and did not get anyone to respond to me. What in the name of God are these guys doing ? Expat Properties: Their employees are honest and do not have any intentions of cheating any of their investors.Yes their skills and competencies can be under question, but they are no way cheats.Yes, they are going through a very rough phase - but they are going to turn it around. They are working towards it. A large part of it has to do with the current economy too, which all are aware.

Ive been paying expat properties without delays since 10 years and the promised properties are no where near completion. Ive been emailing, calling and now visiting their office since 1.5 years to get my money back but to no avail. False promises of swaps are given but without any substance. Theyve even stopped answering my calls or responding to my emails. PLEASE DO NOT THROW AWAY YOUR HARD EARNED MONEY WITH THESE FRAUDSTERS!! Inspite of all paperwork, your money will be lost forever.

I have invested with my spouse, Mr. Upendra Mujumdar, in your projects Shubh and Utsav and till date we have paid 13 Lakhs in total . The PDCs were cleared fully till 2018 however we wish to bring to your notice that the full and final payment notification is not yet received by us.on 08/05/2018, I had called up your Mumbai office to discuss this matter. I was asked to speak to one Ms. Saika, who attended me and promised me to look in the matter and give me a feedback on email under CC to my husband within 24 hours.I am yet to get any revert from her.I am writing this mail to understand some points :1) current outstanding on both the booking IDs2) Due dates of payment to be made for April/May3) Future course and probable dates of registration of the agreements4) site visits to both projectsI have been reading the reviews in this regards and I am very anxious now to get my properties.

Bogus fraud company, the director Santosh Shetty is a big fraud , following up on my unpaid salary for 2 years now.No communication, bounced cheques, false promises.Have at least 2 police cases against them in ulsoor Police station

Worst ever experience. Bogus and fraud company, both in India and in Middle East. Booked a plot in Expat-Crest II to be coming up near Bagepalli, in Karnataka, with a commitment from the Company that the registration of the plot would start in 2016. So far, there is nothing and there is no updates in the progress regarding the site preparations, registration progress etc. Upon an enquiry in their Dubai Office, the personnel in touch with me (Ikram, left the Company in 2017 or so; other person, Vikram Yadav, assigned for this is not responding, not sure whether he is still there), informed that the RERA approvals are underway. If everything was right, RERA approval is a matter of few minutes. So far, there is not a single update. I have surrendered my plot in July 2017, and since then I have been following up to get the Principal amount back (forget about the interest too), which is paid in full since 2013 on a yearly instalment as agreed.Further worst part of it is there was no response from the Dubai office while I followed up. Being in India, I approached the office in Bengalooru, to get some leads in Dubai office, for email communication. Ravi Rangarao Rajan ([email protected]), William Fernandes ([email protected]) and Prabhjoth Singh ([email protected]) were the persons to contact in Dubai office. To add to the disappointment, these guys are not at all responding to the emails that have been sent since a month and they seem to be very careless, irresponsible and highly unprofessional in their attitude.Again, no problem to reiterate as useless, fraud and unprofessional Company.

The registration process went off so smoothly and Ravi was helpful in every way, answering all our questions and taking us to the site to see our plots. In 2011 I booked two plots of 0.5 acre each in their MAHIKA project in Chithradurga, Karnataka. On follow-up through e-mails since 2015 they assigned a customer ID and a ticket ID. In one of the mails they mentioned that my plots are under Phase II of the Mahika project which will come up for registration soon - this was in 2018. I have not heard back from them and sent a mail last week - yet to receive any response. My phone calls are not picked up by anyone.Reading through the posts here I am concerned that my money is lost. Expat Projects & Dev Pvt Ltd - if you guys are still looking at these, I would like to know what is the status of my plots under MAHIKA. I deserve a prompt response.

Expat Projects & Development Ltd....BIG Fraud and Bogus company...We did booking for 2 plots in their Mistic Hills 2 project in the year 2012, possession was expected in 2017-2018.However, M/S Expat Projects & Development Pvt. Ltd. has defaulted possession despite receiving payments of almost 100% of the plot amount.Since there was no progress at all, we requested refunds last 2 year and have been following up with the since more than 3 year now, we are just getting new promises every time with no commitment at all.There are thousands of investors which are still waiting for either possesssion of property since 5-10 years or asking for refunds with no result.Stay away from these cheaters...Even thot not responding our call or message, emailsIf government change any rules and u can do anything that is not our fault..that not means u cant refund our money. I have also.finished paying for CREST project at Bagepalli. Till now no response. The expat official at Kuwait is telling us to put case on expat to get a solution. Do not believe this company. It is fraud.

Invested in a NA plot of land (1 acre) near Mopa Goa in their Carnival project.Booking made from their Dubai representative office via a ECS payment plan. In June 2019 their sales person (Nitesh George Dcosta) called and asked for balance payments since the land is ready for registration, however I wanted to personally see the plot and flew down to Goa. Surprised to see that their site person could not even take me to my plot and points to me some land in the horizon that could be my plot. Further surprised that talking to Nitesh, he gets aggressive that I should pay the remaining amount from the consideration. (By the way already 90 % paid already and they want the remaining 10% also, but ZERO development made as per the agreement let alone demarcation of my plots). Immediately issued stop payment of ECS to my bank and upon further follow up meeting at their Dubai office, again surprised to find their sales team vanish including Nitesh and a whole lot of them left the company siting cash flow problems. Apparently Expat mobilized a team in Mumbai to handover projects, but all they can do is VERBALLY promise and try to buy time. Informed them many times that I understand their Cash flow situation (even after paying maximum upfront) and asked for any official commitment but none received Very poor communication from their end. Further surprised to find that approx 200+ investors as me have been facing the same issue from years ago. I have paid already 18 lakhs INR and asked them to atleast refund my principal without any interest penalty as per agreement but still no reply. Now inclined to believe that they will close Dubai office as they apparently did in Muscat. Will be pursing the case with the Dubai Police as well as the Indian authorities for clear suspected fraud from Expat Projects & Developments. Caution anyone and everyone against investing with them

I have received the handover of my flat in Wisdom Tree - Hennur, Bangalore. I am extremely happy with the flat. There was a delay but it has been worth the wait. The project has come up very well and I am enjoying my stay.

I brought zenith property near penukunda. After giving the full payment I came to know there is stay order for registration from Govt and will be available for registration soon. They are not doing registration from last 1.5 year nor refunding the amount. Dont even think to invest in expat group.

I did get panicked by delay in delivering green Avenue but the wait is worth.I have got my property delivered. Thanks at last. Will be happy if the other South based project delivery soon.

Very poor service once you buy property from them they dont even allow you to enter their office they have kept bouncers at the office entrance to stop you form entering. Think twice before dealing with them I have already burned my fingers and lost all my hard earned money by investing in their project which never picked up even after 10 years waiting period.

Please beware of expat properties. I am chasing them since 2 years to get my investment registered but except false promises, i have not received anything. I understand some govt issues as the reason and hence i asked for refund, again for refund i am chasing them since 6 months. I have 2 investments and i need refund on both but every time a email them, i receive new dates and promises. Customer id -B1212011 and B1211894. Please dont waste time in investing with them.

Its a company of cheaters, I repeatedly asked them for refund since November 2018, there is fellow who changes his colours faster than chaemleon (Mr. Nithin Martin) he kept asking me to swap the investment from my investment in Expat Eden to any other project because they were not in a position to refund. I finally agreed to accept their offer in Jan 2019, to swap with Green Meadows at Gujarat, he gave me a cost sheet for the registeration and mentioned that registration will be done in 2 months to which I agreed. Last week after 2 months I followed up with him and he replied that he has been given some other position in the Expat Properties ltd so another executive will be assigned for my investment. Today I received the mail from their new representative Ms. Suchita Manjrekar who claimed that swap option was not possible to offer. Actually Expat Eden is an agricultural land at the time of investment they mentioned that the project will soon get NA. Later they claimed that they are not getting NA for Expat Eden but they can help me in getting farmer certificate. To which I refused and asked for refund, then they offered me to swap due to non-availability of sufficient funds with them to refund. They are fraud having lavish office run by over hard earned money, beware of them.If they will not mend their ways I will have no option then going for legal battel to recover my money as well to save others who will fall in their trap.

I would consider WTC as one of the best properties around. The wait was a little long but been worth it.

Expat have good projects for investment as well as for own use and their projects are mostly focused for middle income group.

Not much physical/direct interaction with Expat personnel except initially at the time of booking the property. This was followed up with rare visits to the local office at Panjim Goa. Indeed very courtious, responsive and professional to say the least. However, caught up with Expats Mr John Paul in early April at Panjim on 2 occassions for registration of the property. Very smooth dealing, very meticulous - a good experience.
