I work for an IT company in Electronics city I came to Bangalore About 4 years back. I never had any plans of settling down in Bangalore, since I come from Delhi and I always wanted to go back to Delhi after few years of working at Bangalore. Now my prospects at work have totally changed I see a very bright future ahead in this company I had decided to stay put in Bangalore for some more years and wanted to make an Investment in Real Estate sector. Since my knowledge of Bangalore’s Real Estate market is absolutely zero I happened to consult Bookaprop Estates Pvt Ltd, a real estate advisory firm based out of Bangalore and operating from Jayanagar. Initially I was very reluctant to speak with the Advisor from Bookaprop as our talks progressed, the Advisor explained the Bangalore’s market in a very pragmatic manner and made me understand about many aspects pertaining to buying of an apartment. It was a delightful and enchanting experience. Now I have started recommending Bookaprop to my friends and other extended family members.

Its a fraud company. Dont buy any property through this company. I booked a property through the bookprop agent at the cost of 2% of the sale value of my property as commission of which they initially promised to return back 1% of their commission once all the deal was done. Now when I am trying to contact vijay and anup who are the directors of this company, they are not receiving the call. Its been 6months and I am not getting any response from them.

I wanted to buy a property in 1cr budget they suggested me prestige lakeside habitat which was costing me 1.15cr they educated me abt the location abt the property which is once in a life time investment later they helped me in getting good discounts also

Always one has to be careful while buying an apartment on a long tenure, there are many catches and loopholes when a person buys an apartment for a 30 year and more tenure. If the buyer is not aware, he could be easily taken for a ride by the builder and the property advisor, I had experienced the same in the past as I had brought an apartment in Chennai. I initiated with Bookaprop Estates very cautiously while negotiating the prices, they in fact clarified all my doubts and apprehensions of buying an apartment on a longer tenure. I still haven’t decided, but if I decide I would be proceeding with Bookaprop Estates only as they very nicely clarified my doubts.

I generally dont write reviews. But, here I though it is my duty to prevent customers from these frauds.I read few reviews and realized that they did the same with us. They promised that out of 2% commission ( which they get from builder), they will refund 1% to us. Believing them we booked the property through them. When we asked for money they told that builder takes around 45 days to give them the commission. Once they receive the commission they will refund 1% to us.We waited for more than 3 months and when we checked with them they denied of any such promise. They stopped picking our phone after that.Please dont fall into their trap. They are cheaters head to toe. Hard to believe that these frauds are registered under RERA !!!!

Saving money while one is buying a property makes too much sense to everybody. Isn’t it, yes it does make a lot of sense when one saves money while buying an apartment. It happened to me, I work for a Media Company, wherein I manage the client’s budget and do lot of saving in the media expenditure, so saving money is quite natural for me. I interacted through Bookaprop Estates and bought an apartment near Sarjapur, when the interaction and negotiation process was ongoing, I without hesitating asked Anoop about my savings or in other words what kind of discounts can he get me if I booked an apartment through his company, he promised me that I would easily get around 1 % discounts, I booked the apartment and as promised by him a cheque with 1% discount on the property cost was made to me. I saved money and I also brought an apartment.

When I came down to Bangalore in the year 2016, I was very skeptical about staying in Bangalore; my experience of Bangalore was also very negligible. After a few years of staying in Bangalore I liked the city, culture and the environment. I decided to stay put here at Bangalore, since my work also was shaping out to be more promising, I decided to buy an apartment here in Bangalore. I asked my close friend and colleague and he referred Bookaprop Estates, he said he had also bought an apartment through them and one could completely trust them, so therefore I decided to proceed with Bookaprop Estates, since I was unsure about the location and the builder, they elaborated about all the top builders and their respective projects, the elaboration process took few days’ time, I understood about the builders and their reputation and I made an informed choice. Based on the information that I had received, I shortlisted on few projects and told Bookaprop Estates about them, they then took me for a site visit, post my finalization of the apartment, they also gave me a good discount through a credit note which was later encashed through the cheque. Finally, I was a proud owner of a 3 BHK apartment in Bangalore.

Real estate industry is the most confusing industry, especially when it comes to pricing of the project the customers are easily taken for a ride. I had to face a similar kind of situation wherein the middlemen had confused me with the pricing. My colleague told me to enquire with Bookaprop Estates, I enquired with them and the Property Advisor elaborated in a very simple manner and made me understand about the various methods of making payments with regard to buying of an apartment including all brokerage charges, I am completely indebted to Bookaprop Estates team.

I want to revise my feedback for BookaProp. I booked a property through this company at Brigade Cornerstone Utopia about an year back and as per the terms I need to get 1% of my agreement pay. Vijay who is supposed to be a partner owner in this firm has blocked my number and is not ready to fulfil the commitment and says that the company has decided not to honor any payments till further notice.Please note that once your booking is done you will not get any after service and your payment too from this company. On top of that they do not speak to customers properly, we have to beg for our own money. I am writing this down here as i have lost hope in getting my due amount back.

Seeking advice from the right kind of property advisors makes the task of buying a property very simple and easy, by chance if you happen to deal with un-professional property advisors who are available in plenty on the internet, your task becomes all the more complicated and troublesome. I am the prime example for this kind of experience, I work for a manufacturing company in Peenya, I decided to buy a property near Yelahanka in the year 2016, and it was an apartment that I intended to buy. I contacted few Property Advisors on the internet, few got back to me immediately with few properties that was readily available, they also took me to a site visit, I zeroed down on one property and made my initial payment through the property advisor, the property was supposed to be ready for occupation by 2019, I realized that the development work was not proceeding as per the plans and I also realized that the property would be ready only by 2022, I immediately contacted the property advisor and sought my payment back, they started avoiding me then I had put my foot down and nail them to get my initial payment made, they also deducted few thousand rupees from the payment, it was indeed a harrowing experience and somehow I wriggled out of it. After this experience I was reluctant to contact any property advisor, in the course of time my colleague gave me the contact details of Bookaprop Estates, with great reluctance I called them, the same process of site visits and other procedures took place, I made the initial payment to the property which was getting ready by 2020. I had a detailed and committed talk with Anoop from Bookaprop about the property getting ready by 2020; he assured the same and also gave me 1% discount.

Beware of frauds. Looks like their typical way of fooling customers is to promise 1% cashback. They did the same with me. Before booking I got hundreds of calls in a single day. But after that they would not even recognize your name and simply deny any such promise.The agents that talked to me were Manju, Ehsan, Anup (CEO) and Naveen (Director).Beware of there cheaters and never ever book a property from them.Multiple people from bookaprop will contact you to confuse you. And later when you ask for 1%, each one would point finger to other person.They are big liars and never ever believe them.All positive reviews here are all fake and posted by the employees of this fraud company itself. Theyre cheaters, never ever go with them. All they cause you is frustration. Theyre a bunch of unprofessional, unethical people who call themselves as experienced, corporate cultured but theyre not. Never ever trust their sales team & especially a person named Naveen who calls himself regional manager & will show you numerous previous deals which he did. He usually over commits & has zero business ethics, talks full of nonsense & will usually not keep his words. Theres no escalation chain in place & proprietors are equally hopeless. You can not expect any sensible conversation with them. They just dont believe in listening to customer concerns & just want to explain their story. From the word go, they become offensive. All these words are about one of proprietor named Vijay. Another proprietor Vijnay is bit sensible but in my case he pushed responsibility back to Vijay which caused me nothing but frustration. Theyve cheated me for over 36k even after assuring me of keeping their commitment. Im in process of filing a case against them.

BookAprop agent was involved at the time of booking. My initial discussion was with Build XYZ. Initial discount was given to me was ~3% 175/- off from base price. I dont bother as long as I receive discount.Eventually email from Builder had two versions..one with price deducted with 175/- and another with 125/- ....so asked the question to Builder and he clarified that since I came from bookAprop, Builder will give 2% and remaining 1% come from BookAprop and that will be available once Sale Deed completed.I was waiting for Allotment letter which was delayed more than a month. Then I contacted Builder and said they lost my booking form so I have to send one more booking form.After few days Builder replied that they have found my old booking form (for which I dont have scanned copy). My follow up with BookAprop was a long chain and till now they have not replied any single time about discount. I was engaged with Nuthan earlier and they told Nuthan already left company so they dont have history. Since I receive Allotment later, I am following about 1% discount and there is a complete ignorance from BookAprop. I understood that Builder might have some communication with BookAprop and after that it is between customer and BookAprop to get credit back.luckily I have some proofs and I will be using those to get my refund legally. I tried so gracefully, but none of the effort is working till now.
