The construction and large open spaces are the highlights and features of this project, however not maintained properly by the developer..its been like this for most of the projects. I beleive its to do with the team that is handling the maintenance in the project. Some key features are Tennis court, ample visitors parking, huge swimming pool, park and play area, Greenery in the surrounding area, upcoming park and lake, proximity to Whitefield, Sarjapur road and number of schools nearby.

Nice apartment complex with ample visitor car space, swimming pool, tennis court, kids play area, basketball court, amphitheatre, supermarket, gymnasium, indoor games and club hall. What makes difference with other apartments is the availability of open space and green cover behind the apartment gives a pleasant and serene outlook

I am writing this review after spending one full year as an owner of one of the flats here.What I like here.1. If you want to live in a safe and serene neighbourhood, while not being far away from your office or kids school. The location is midway between Sarjapur and Varthur, close to ORR tech parks like Ecospace, PTP etc.2. A self contained society with its own supermarket and Montessori3. Decent build quality and good value for money.4. Lot of open space, considering only 360 flats in around 5 acres of land.5. Above average amenities.What I don’t like a lot.1. Very much possible that you could be put off, by the indifferent and snobbish attitude of the sales team.2. Even post move in, the maintenance team dictates a lot of terms.3. Some quirky rules like you can’t park even your two wheelers in un demarcated common area.4. Need to plan your travel to office, if you are traveling toward Sarjapur or ORR side as the railway gate, closes so very often, leading to traffic pile ups on way to office.Overall I feel the pros weigh in over the cons, and it’s definitely a value for money proposition

I am apalled by some of the non-buyers and their reviews. We have been living here for more than 6 months here. As a single earning family, working in OOR, we could not afford those sarjapur main road projects liek BREN or Uber or Keerthi regiali. For a 2BHK they all ask for 85 to 90Lacs. For a 2BHK in 55 to 62 Lacs range as per my research we have to go towards Kodathai (like Mana Tropicale, Ahad excellencia) . This is a yucky locality. Worst was no sign of civic amenities etc. Kms of Roads thru the village with so many twists and turns so deep inside it was a total turn off for me. Some the reasons I chose Arcadia is as follows,1) A 1233 Square feet spacious 2BHK house with 75% carpet areaIt is becuase builder has not wasted space in corridor and also the because it is a completely concrete structure. Very strong as compared to brick and cement.2) At the price I find it a total value for money3) Only 360 flats in 5 acres, so much open space and the sorruding greenery and free from pollution4) Some builders were asking for 2 to 2.5 lac for the club house. Here its only 50 thousand. Gym will be outsourced to a external professionals which i liek becuase its then if you use then you pay. Unlike my previous apartment where only few use and everyone pays for it.5) We gave a supermaket inside, we have motessori inside, such a huge swimming pool6) Undivided land was so so high 45%. No where i found it so high. Which means only few aparttments are built for a small area.7) The location is in between the Sarjapur main road and whilefield. Both location is approchable few mints. Compared to kodathi and deep inside hosa road etc. I am seeing huge development happening in this locality now and will continue to be in future. SO many god schools near by.8) I liked the builders no nonsense, straight forward approach. SImple and straight. No marketing gimics.Cons:1. The common areas outside they have concreted it, i would have loved if they had made it a garden.2. Yes there is barely any ground water here, but so whole of sarjpuar road, harlur road , hosa road (where i was staying on rent before), even in whitefield, where ground water is not a problem. It is city wide problem i feel. No 1 builder can solve this problem. Govt only has to look after it.My suggestion is not to fall for people with sour grape reviews . Come and talk to we residents who are happily living here, talk to we residents. I am quie happy for what my money can buy, given the budget and locacity i had chosen. My final 2 bits, when buying a flat we have to take a practical and pragmatic approach not think at this kind of budget range we can buy sun and moon :)

Worst builder, dont believe in paid reviews.Club House owned by builder/owner means not just you pay for use also UDS would be lower.As recently moved resident pointed out of Zero Maintenance and charges for small works like drilling shows the ethics of the builder.

One of the best Residential society in Gunjan palya area. Swimming pool is very big nice long Tennis court Bedminton court. Security always roaming around. The place is well connected with White field and Outer ring road.

A standard society, only plus point is the flats carpet area + design and open area.Rest, maintenance is very sub-standard,Backup is for lights and fans (not for fridge),Very hard water supply (900 - 1100 tds) and hence water scalling issue is there, which keeps effecting all appliances like, geysers, purifiers, etc. After many attempts by residents the society management is not supportive of putting centralized softeners for each tower.Builder and builders sales, engineering and management team is rude and not supportive at all. Very manipulative and no transparency at all, also they will give you a real hardtime with payment, legal and paperwork.Land owners sales team is very professional and polite, offering transparent deals. All legal, financial and paper work is done very smoothly for deals with them.

I wanted to buy a flat in this property as this is the only one available in my budget. They have very less amenities and club house is available on chargeable basis. Some of the floor plans are not that great and you just get one side ventilation. Calculate how much you are going to pay including registration cost and interiors and other miscellaneous expenses and think whether it is right to put so much of money in a apartment with very less amenities. My experience in dealing with their marketing person Ram is bad and he pesters for everything.

The construction quality and the location ambience is good. They havent received the OC though. Also this builder projects have the gym and clubhouse charged separately for usage as they are owned by the builder and outsourced.

I am currently residing in Arcadia.Sharing my experience about maintenance team.* Garbage disposal has to be done by residents only although they have taken maintenance for the same.They give us lollipop by saying every block will have their big dustbin at basement to dump garbage. As of now its been 3 months same statement is heard.* Basement is not cleaned regularly.

Sales person is of no use. There is no follow up. Amenities are very few, for such a big complex they have only one kids play area. Construction quality is very bad in terms of doors, French windows and tiles. I have never seen such bad quality in other apartments in and around that place. Stay away from this project.

We are the Flat owners and recently moved.we are facing lot of issues from the maintenance team,they are not very friendly and supportive.Even though we are happy with the location and build quality of flats but same time unhappy with maintenance team here..which really matters for staying for long run,as the builder will be taking care of these for 3 years ....

They sell nothing more than a flat with four walls. They dont provide not even one facility more than that,u need to pay extra to get the basic plug points,get any hole drilled in a wall, extending a pipe connection,mesh doors for Windows,name it ,u will get it only if u pay for it.

Caution there is No Free lunchFor rest pros (If Any) let their salespeople and investors (here) tell you fairy talesCons:# Location - Surprised? Well, its location is its advantage and disadvantage point. Since its located in an isolated area, commuting in the late evening is unsafe, especially the area after railway crossing and after the property. Scope of development of social infrastructure (Medical, ATM, Baby Essentials, Fruits/Veg, Grocery shops) is limited and distant dream due to limited apartments (only 3) and unavailability of space for commercial purpose. So if you are a young family with working/stay at home Mom and young kid, think multiple times before making a decision#Fake it until you make it - They are creating fake scarcity and like other builders, they will tell you There is very limited availability and everything is sold out, prices have gone up, and youll regret if you dont buy NOW. As per a local agent, they still have 30-40% unsold flats and that is why they wont move their sales staff to other projects (use your own sources to verify this)#Reliability - They earned a bad name from their last project - Suncity Gloria that ends up in mass protest by residents. Please check News covered by Bangalore Mirror and TV9. There are signs they might repeat the same trick here (Read point on Amenities).#Construction Quality - Im not an expert in Civil engineering but what I have observed like others, there is concrete everywhere which will heat up the open space given the deteriorating weather in Bangalore. Check their earlier project nearby, Suncity Gloria, you will have an idea how this one might look after 3 years#Amenities - Like mentioned by others, their Clubhouse, Party Hall, Gym, Terrace, park area are owned by the Landowner and Builder as per the agreement. Party hall and gym are chargeable on a per person monthly basis. How much - its not clear. Here they might exploit residents as they did at Suncity Gloria which led to protests by their residents. This will compromise security and lead to exploitation through hidden cost#Water - Remember that Bangalore is the 2nd city globally to run out of the water by 2020. In this property, only one borewell functional and do not daydream about any Kaveri connection. The consequences, high cost of maintenance due to dependency on Tanker; Deposits of sediments in bathroom floors, water pipes, and taps due to hard water, as they do not have WTP or water softener plant#RERA - The RERA ID they provide is an ID for the application. They have not shown the ID on their website as per RERA guideline and since it is under construction, any deviation will end up creating a challenge in obtaining OC. The builder wont tell you a month when they will get RERA and OC. Do take legal opinion

Like all other builders, they are creating false demand saying everything is sold out.Bangalore has lot of inventory for flats.And major concern here is there is no water softener and using the bore well water will cause scaling in pipes and taps. Ultimately blockage of water.And they claim Kaveri water will come in next year. But if refer to BWSSB none of the apartments will be provided with water supply.That is the reason all apartments charge you BWSSB charges for maintaining there own water supply and drainage treatment facilities.Think before you invest. And verify builders quality and issues with earlier projects.Dont blindly go with Google ratings.

We have bought a flat in the society and the progress is like a beast when compared with other projects we saw at the same time.Pros : 1. Extremely serene greenery around the flat and surrounding you will fall in love.2. Approach road is much more wider and clean not much inside from Sarjapur road.3.Flats are well designed and all corner ones and vastu complient .Building quality is superior and no bricks used , solid concrete structures.4.Good open space inside compared to the price you pay in other big builders .5.Managent and delivery team aspecially Mr Srikant sir is very co operative , share regular updates and weekly progress report and most transparent builders I have seen.Cons :1. Corridor is made of tiles instead of granite.2.Club house and Gym owned by builder which offer for pay and use.3.Lift could have been little better design and looks little narrow .4.Initially plan showed greens inside the apartment but now all concrete packed .5.Maintenance is unprofessional and unethical and lot of unnecessary restrictions.

Club house and park area and terrace of all blocks is owned by (builder + land owner) as per agrrement . party hall and gym will be charged per person monthly basisOnly one borewell working , kaveri connection is dream he shows , so whole life struggle with borewell water tankers and on that builder not providing water softener , so get ready for water taps blockage .badminton court is shown in master plan but he is not providing anymore.floor design is very bad ,with common walls , get ready for noise from adjacent flats , also most of flats has adjacent doors , have not left place for shoe rack also .flat no ending with 3 and 4 ex 404, 503 etc will not hav ecposure to sunlight as they r inside as per designalso flats (except 3bhk)whose balcony opening in pool side will hav no sunlight (chked myself)builders reviews from previous building is very badbuilder will not handover it to association for 3 yrs thats fishy and as no extra corpus collected , tge day builder will handover association will be emty handed so again all have to collect 50k -1 lkh to get tge association moving.though flats r not proper north or east facing still direction charges of 100 per sq ft.railway crossing on both side is big blockage f this projct.old dryed lake in front of this projct only can cause issues in future.also builder sellling diff rates to diff ppl , i saw one agrremnt implmented on 5th oct 18 , 1144 sq ft of 405 flat no for 52 lkh(all including) but now builder asking much higher price.

Pros,:Big swimming pool of olympic sizeClam and green area as of now as there are no much constructions around..Cons,It is around 3 km from sarjapur main road.Carmelram railway gate traffic jam is major issue as gate closes frequently during peak hours.common walls between adjacent flats.water issue in and around sarjapur area.already bore wells have dried up.Club house is owned by builder and land owners. No much share for the society.Approach to the apartment in late night is not advisable.
