I highly recommend leasing at Ursa. This is my first year at Ursa and I have had the best time. The amenities are amazing especially the gym and pool. Also the coffee in the study lounge really keeps me going for school. ❤️
Ursa will straight up frustrate you. You are better off living somewhere else than at Ursa. True they have bigger rooms and stuff but what’s the point of paying all that money while the people at the leasing office don’t care about you? They are so interested in making banks.Take your business elsewhere. They will frustrate you.
Ursa is a really nice place to live. Its close to Baylor and theres a shuttle that usually comes. My only issue is maintenance can be quite slow. The staff are friendly and there are good amenities provided such as a free coffee bar, free printing, a study room, a pool and a gym.
URSA is the best apartment complex in Waco! They have the best amenities, office staff, maintenance and the apartments are so spacious and homey. You definitely get your money’s worth and I recommend URSA to everyone!
I’ve been to URSA numerous times before I chose to actually live here, and its definitely worth what you pay for! They have a great gym, $10/month trash service, their pool is undeniably nice, and they recently added a free bus service for students at Baylor. Except for the fact that theres no elevator, I’d say living at URSA is a great choice to consider!

I absolutely love living here. The staff is amazing. The amenities are great. I have a wonderful cozy open space that is great. I love the floorplan and layout of my home. The maintenance of the property is always upkept. I just love it all the way around. I am so glad I chose to make this home for the rest of year.
When I first signed my lease, I had never toured the property and had only heard my friends reviews of the community. Not the best method of finding an apartment, but after a year of living here I can say with confidence it was a great decision (although i don’t recommend people doing it like i did). Great community, maintenance, staff, and rates— renewed for next year!
Ursa is the best place to live as a Baylor student! It’s gated, has the best amenities, and the units themselves are very spacious. Maintenance is quick to make repairs if any and they are always friendly. I highly recommend!
I have been staying here for two years and going on to my third year at URSA! I absolutely love the environment and the staff. The apartments are upkept very well and I have not had any issues in the past two years living at this community. I definitely would recommend this place to anyone interested in living here!

Ursa is very nice but the work orders and the way the front desk handles it is appalling. our dishwasher has been broken for multiple months (since the day we moved in) and the lady at the front desk has completed our work order when nobody came by and has claimed that people have been by multiple times. we’ve had problems with her before and she constantly pushes back at us like we’re not telling the truth. she is absolutely no help. we now need a new dishwasher because it’s been broken this whole time after someone was finally sent to look at it. I highly suggest never trying to talk to this person or explain a problem to her because she’ll probably just act like it’s your fault even if she completes your work order when clearly nobody has been by. maintenance staff is very kind, but this young employee is incompetent at her job. we will not be renewing our lease. the response to this post below shows how in denial they are at how the refuse to take responsibility to admit that nobody came to our apartment. they said our dog was defensive to the man who tried to enter while nobody was home, however, if they claim that people have looked at it before, why have we never been told our dog was defensive towards staff before? nobody came while we were home and it’s clear nobody did while we were gone. i genuinely don’t understand why they refuse to accept that our work order was completed when nothing had been looked at. this wouldn’t be as big of a deal if we weren’t painted to look like lunatics.

The second I moved into Ursa I knew I was at home. Ursa is not just an apartment complex, it is a close knit community. After a long day of hard work at Baylor, I cant wait to come back home and hang out with my friends at the pool, the lobby, or even work out a little. There are tanning beds that I use on cloudy days and the view from my floor is absolutely beautiful! Ursa is the best place for students to rent because we dont have to worry about paying extra fees like utilities or parking.
This is the worst student living around Baylor. They try to lure you in by seeming great and then all of a sudden the management team wont help you with any problem you have or listen to any of your complaints or requests. They also try to charge you for every single thing that happens. Not to mention they will charge 300 dollars in utilities in a month when only one of us is there and if you ask to see the bill they conveniently dont have it. They will rip you off for every little thing they can. And make your experience hell. Nobody I know that has lived there has had anything good to say about it. I would rate 0 stars if I Could.
I love living at URSA!! I decided to live here two years in a row. I love how clean the apartment was when I moved in. Not only that I love how they so many giveaways and events going on. Especially residents appreciation week!! The people working in the office is very nice:) I always love interacting with them! Come live in URSA! You won’t regret!
Lived at URSA for a year while at Baylor, and really did enjoy it! Any maintenance issues were resolved quickly and effectively, and me and my roommates always felt well cared for by the staff. We definitely loved the giveaways and resident appreciation events :) Once all 4 of us won free sonic drinks which was a great afternoon!As for the space itself, our spacious 4 bedroom, 4 bathroom cottage with a great floorplan and furniture package was a little on the expensive side, but pretty well worth it. Nice amenities, short drive or even bus to campus, and overall a great place to live!

I love everything about URSA! With it being gated, I always feel safe and secure. URSA has all of the amenities any resident could ask for. It is also very convenient that parking is right outside of the apartments, making it super easy to carry in groceries or get to you apartment fast. Each apartment/ townhome is set up perfectly. Rooms come furnished with convenient desk space and drawer space. The rooms are also in great condition and if any problems arise, maintenance is easily accessible through the resident portal app that URSA uses. Staff members are also super polite, helpful, and ready to answer any questions asked. All around URSA has been my favorite student living around Baylor!

Through COVID, they’ve done their best to keep amenities open and have had tons of cool giveaways. I haven’t had any issues so far, and thoroughly enjoy living here. URSA WACO is the place to live!!!! As a sophomore at Baylor, it has made living and doing school easier. From the amenities to the customer service- URSA has gone above and beyond. They always have maintenance on site and have a dog park for my furry friend! PS amazing water pressure

I have had nothing but great experiences since living at Ursa. The staff is always welcoming and there when you have any issues. From moving in to now I haven’t had any issues with getting mail, contact staff, or getting something fixed in my apartment. Its close to campus and safe. I would definitely recommend other Baylor students to live here.

I just moved into URSA about 4 months ago, and it is the best!! I have had negative experiences with my housing the last 2 years at baylor, but after I moved to URSA those issues went away. They have great amenities and communicate well with their residents in order to solve any issues that arise. I love living here and I recommend it to others!
Due to Baylor going online at the end of the spring 2020 semester, my girlfriend had to drop out and move home (her family couldnt afford to pay for her housing and food in Texas anymore). Her and her family sent at least 10 emails to Ursa and made countless phone calls asking to be let out of the lease, asking for options concerning her leaving the housing, and even offering to pay partial rent even though she would not be living there anymore. Eventually, she was able to turn in her key to the office and get checked out (about three months early).Ursa told her she would simply be evicted, which she accepted. She is now getting calls from a collections agency, saying that she owes Ursa over $1,000 in overdue rent and fees. So, Ursa told her she was being evicted, then continued to charge her rent for three months after the eviction, even charging her for failure to return key, despite her doing so! This is absolutely unacceptable and ridiculous.Ursa refused to work with a college student and her family who lost their jobs due to the pandemic and then slapped a ridiculous bill and fees on them for good measure. They dont know what they are going to do. I recommend you avoid Ursa at all costs.
Really loving this place. The amenities are great and everything is super clean. The shuttle to campus is an amazing plus and saved me tons of money that would have been spent on a parking pass. Definitely planning on renewing my lease and staying here next year!
This apartment complex is amazing to live at! The staff is really friendly and very easy to work with. Though some work orders take quite a while to be filled the service is always great. There are many options of fun things for us to use around the complex such as the hammock garden, the dog park, the sand vollwyball court, and an amazing pool!! This is my second year living here and I love it.

Overall, Ursa has been a great community. I’m happy to have re-signed my least for next year, and I’m excited to finish out college in a safe yet convenient townhouse. The only complaints I have are the parking and the amenities. Parking is not assigned and often requires us to park units away from our actual house. The amenities have restricted hours because of COVID yet the management has not compensated the residence for our payments. If we are paying for the pool and the gym to be serviced, then we should be able to access them. The gym hours are during prime class times and the pool has been temporarily closed throughout the year. I understand covid creates some issues, but the residence should not have to pay for these amenities if we can’t have access to them. These are just small reviews, but the amenities are a big reason why I chose to live at Ursa.
I absolutely love living at URSA! The pool and gym are so nice to have and the bus makes it so easy to get to campus quickly. The staff is always so nice and helpful. AND the apartments are SO NICE! Definitely the best choice for off campus living in Waco!
Had a horrible experience here! I went to visit my cousin over summer. I got in late on a friday night and parked my car in an open parking spot. (There was plenty of spots). I woke up the next morning to find my car had been towed. I went and spoke with the leasing office who told me once the towing company had the car there is nothing they can do. I had to pay $300 to get my car back.I went and spoke with the leasing complex after cause I still didnt know where to park. They showed me a map of where visitor parking was. I dont understand how they can have a towing service without properly labeling where permit parking is. If I arrive late, how do I see this map of parking they have in the leasing office!?!?Keep in mind I have been here many times before and have always parked in the same spot and have never been towed or seen a sign that was permit parking only.Also want to add the office attendants were very rude and didnt seem to care. For any future residents, I would keep this in mind. They are not in service of the tenant.

I’ve been living here since 2018 and have had few problems. Anytime I do have an issue With my unit, maintenance has always been prompt and accommodating! I feel safe at URSA and love the amenities.

I am living here in the fall and am super happy with my choice! They have super friendly staff along with top priorities to keep their property along with the cleanest pool in Waco! My tour guide was very informative and welcoming! Not only does Ursa have huge living spaces, they have giant pantries, laundry, up to date appliances and more! They also are very close to Baylor and have a college atmosphere on their property. I am very satisfied with where i chose to live this fall!
Nice place to live, friendly staff. Occasional maintenance issues, but those are typically solved within a day or so. Main drawback now is the fact that they are no longer paying for the Baylor transportation system so taking the bus is no longer an option. That is disappointing.

This is an amazing place to live while being a Baylor student. The staff are very helpful, friendly, and they do a lot a giveaways to show appreciation to the residents. The amenities are fantastic here at URSA. They have a very nice pool, exercise/grill area, study areas, coffee bar, and even tanning rooms. I love the modern design of the apartments and that they are fully furnished. One small but really helpful service that URSA provides is trash valet. It is so nice to not have to bring trash to an outside dumpster. There is a lot more I can say about how great URSA is. Please come visit and experience URSA for yourself.

I get that covid makes things harder, but this apartment complex was not even better than living in the most disgusting dorm on campus. The rent is outrageous, and the price to renew is even more outrageous. The furniture is so cheap that you cant sit down on the couch they provide without tearing it up and it needing a replacement. The structure of their beds (that you cant change or move) is metal and I once rolled over in bed and smacked my head against the metal. One of the outlets next to my bed doesnt work. I have reported a leak in the same area three times, and it still leaks every time it rains. The only reason to charge this price for these apartments is the amenities which we arent even allowed to use during covid.Update: I am so glad that I decided not to resign, but I wanted to clarify things further. Many of these 5 star reviews are dishonest, submitted by tenants hoping to get a gift card. Because of that, I HIGHLY recommend ignoring the 5 star reviews. 4 star or lower will probably be more accurate in giving you an idea of what Ursa is like, positive or negative.Secondly, this is the second time that I have had to deal with maintenance being IN my apartment for several hours at a time. The first time, I was not expecting this, and I had no means of getting food or water or work done, as I had no idea when he was going to leave. The second time, maintenance showed up at 10 am and left at 6 pm, leaving me trapped in my room while they worked through the rest of my apartment. I tried to tell them that I was in class and needed to participate, but they said that since they weren’t going to be working in my room, it “wouldn’t be a problem,” but the noise was so loud I emailed my prof and told him I would be unable to contribute. Due to the unexpected showing of the maintenance workers, I was locked in my room again, and since I had no idea where they would be working or for how long, I was unable to eat the entire day until they left. I don’t know if they will charge me more than the ridiculously high rent I already have to pay, but if they do, I will make sure to tell every single one of my friends in the dorms and friends looking somewhere else not to think about Ursa.Third, the keys to our apartments are magnetic fobs, which can be dangerous. For some reason, in the cold weather (aka 50 degrees or lower), the fob doesn’t work and the door doesn’t lock. Fortunately, I haven’t been robbed, but it leaves that possibility open. I don’t know what’s so hard about a normal key that you have to use instead of a fob, but clearly, it’s too difficult for Ursa management.Edit: I want to add another update that the after-hours phone number is inoperable and I have had to, on more than one occasion, deal with noise issues at 2 am. College kids are rowdey when they get drunk on weekends, it’s only fair that people who are actually trying to sleep can report a noise complaint.
I have already posted a review after my 19 year old son and his friends were “ roommate matched” with a 26 year old and told that without splitting them all up nothing could be done. After we moved on from this I was hoping things would get better but we have still had multiple negative experiences with URSA since then. One still ongoing and unresolved. My son had to be at his on campus job a week before move in day. He was told he was put on an early move in waiting list only to check in a few weeks later when he hadn’t heard back from them to be told there would be no early move in due to COVID cleaning protocols. He was not notified of this until he got back with them. I had to get him a hotel room for 4 nights because of that ““miscommunication “ When he did finally move in none of the common area had been cleaned. In fact the 26 year old tenant has apparently been in the apartment for several years and by the amount of dirt built up and the damage to the furniture it appears to have not been made ready, deep cleaned or updated over this time period. My son and his roommates had to sweep and wipe down the counters before they could even use the kitchen ( and trust me their standards aren’t that high, they’re 19 year old boys!) When I came the next day it was obvious by the bugs built up in the light fixtures and corners , the soap scum and mildew I buildup in the common bathroom, and dust and spills on the baseboards and doors that the “ sanitation of the common areas” that was supposed to take place did not. A report of the apartment conditions was sent to the general manager by a staff member the day we moved him in because ironically enough on move in weekend there was no manager on site. He still has not heard back from them on the following Monday evening. I am really hoping this situation is rectified but what should have been a fun move in back for their sophomore year had been a nightmare for them thus far. URSA’s track record is definitely not good and I would be extremely cautious in singing a lease with them.
Affordable without sacrificing quality! Maintenance requests are done quickly and the management office is quick to respond if needed. And who can argue with valet thrash?!

The customer service of all URSA staff has been awesome! I always talk to people personally when I call, and my questions are answered on the spot, or someone gets back to me within a reasonable time. Regarding the units themselves, they are very clean, new, and renovated. Bedrooms are spacious. Townhome living rooms are a tad small, but still enough room to live comfortably. Facilities are state of the art. From a student perspective, the all inclusive utilities, furnished units, and close proximity to campus are a huge plus. I would definitely recommend living at URSA!
The leasing process was so simple and user friendly. The website offers all the information you need and help from the office is available whenever you need it. The complex is spacious and well kept as well as the individual apartments. Do yourself a favor and move to URSA!
Management and customer service seems very poor this past year. Transition to new system must not have gone well. They charge fees for all electronic payments, but no charge for paying by check. Most businesses encourage automatic e-payments. They send out constant email reminders to tenants and guarantors regardless of whether they have paid. They just don’t seem to have their act together, not a pleasant experience. As much as we pay, I want much better customer service!! Wish we chose someplace at half the price!!

I enjoy living in a gated student living community where everything is focused on the tenants convenience and standard of living. The amenities are a huge plus as well whether it be printing off notes before class when my paw-prints had run out or the valet trash service that picks up my trash when I don’t have time to take it out to the dumpster myself. Highly recommend living here with your friends.
URSA management used to be amazing, but has changed hands and since then has created a toxic environment. They are money hungry. Visitor parking is not marked clearly and myself and many of my friends have been towed. The check out process is HELL and they just want to find a reason to dock you in order for you to pay up. The houses are nice, but management and their stuck up behavior is the reason not to live here.
The floor plan is perfect for college students, luxury without the high price. My daughter has extended her lease for her senior year. The bus stop makes it ideal to get to school without the hassle of finding parking. Gated community is a bonus! We love Ursa and are happy that our daughter is there! Thank you!!!
Ursa was great at first. Seemed like a wonderful safe environment for our child. But then things went downhill after that.They don’t fix anything in a timely manner. They scare kids into signing a lease for the following year 12 months in advance. If their circumstances change, they blackmail the kids into finding their own people to sublease, even though they have a waiting list of other kids wanting to sign a new lease.And worst of all, when Covid-19 hit, they adamantly refused to negotiate any sort of lease compromise. So we’re stuck paying 100% of a lease for an empty apartment for the remainder of the year. An apartment that provides no amenities whatsoever in a ghost town where our student isn’t permitted to go on campus.Even if we paid 50%, Ursa would cover its costs. They’re choosing to be unreasonable in this extraordinary tragedy. Disgusting.
Shout out to the maintenance department! This freeze has been crazy for all of us but Tammy and her crew have been working around the clock during everything and taking care of their residents! If you’re going to Baylor and need a place to stay, this is it!!
I’m so excited to move in this fall! I toured many apartments and my experience here is what caused me to sign the same day. Late in the semester i ended up wanting to change my floor plan and the staff were so sweet and accommodating! Everyone here is so professional and customer service oriented that it makes figuring out something as stressful as student housing an absolute breeze.
As a new renter URSA has been super helpful! They have done their very best to help me with any obstacles Ive come across, and in assuring me that this is the place for me! Wouldnt want to be living anywhere else!!!
The staff are unprofessional and incompetent. They do NOT return phone calls. They made a mistake with a roommate request. Multiple people in the unit tried to fix the problem with many phone calls, yet it wasnt fixed. Someone from URSA finally said they could put the correct roommate in the unit, but he would have to move out of his unit THAT DAY (July 31st) and he was 850 miles away. We were also told that they could move him for $150 a DAY that he stayed in the old unit. He went down to Waco this morning after just getting back to town and they wont move him. Hes in a unit with three random people and a random person is moving into my sons unit instead of his friend.
I have not yet moved into URSA, I will be within the next two weeks. However, I have friends who have lived here for one full lease term and they love it! It is enough room for the four of them and a convenient distance from campus! One of my favorite parts about the complex is the dog park, which I will be taking my dog to daily. Another reason URSA is highly enjoyable is the pool and outdoor setting. The largest pool in Waco has comfy couches as well as chairs to lay out on in the water. There is a place to grill as well as watch TV. Im most excited to utilize the gym and study rooms in the office. :)
My kiddo lives here. Nice facility. Nice staff. Easy leasing process. Shuttle to campus. Competitive rates. Waco PD helps with security...good peace of mind with that. Happy all around with URSA.
My sister and I are moving into an URSA Townhome this fall and we are so excited! URSA is a beautiful complex and is so close to Baylors campus! Ill be spending lots of time in my townhouse room due to COVID causing Baylors classes to be mostly online. URSA has many great amenities to use including a pool, workout facility, tanning beds, and a super supportive and caring staff. I felt so welcomed when I came to tour and loved the townhouse so much that I didnt need to look anywhere else before deciding to sign my lease. The townhouse includes a spacious living room, kitchen, laundry room, personal bedrooms with walk-in closets and private bathrooms as well as 2 separate thermostats to allow for control of downstairs and bedroom temperatures. I cant wait to live here for the next year!
Location is great, safety as well, and great options for recreation.The management staff however is terrible and parasitic - keep in mind you need to monitor them very closely and or escalate in order to get adequate support. If you have a complaint or challenge to charges their approach is to ignore and threaten collections. Poor practices for a place focusing on college student tenancy.

Ursa is awesome their staff is always so helpful and kind. I love living here my roommates and I will be living here another year after resigning our lease. It is the full package, and I couldnt ask for more!
In the past the facility and staff was great but I am very disappointed on lack of compensation for the Covid19 situation.Yes, the tenants can still live in the apartment but the facility is basically closed with no amenities. When the apartment was leased, it included a pool, club house, gym etc. However, when those things were closed, there should have been some type of compensation for the tenants. There is nothing in the lease about a pandemic so the management should offer a percentage off the rent. Knowing that the majority of the tenants are students at Baylor, the management is not concerned about the tenants/students, just getting the rent, knowing that most of the students are at home quarantining with their parents. Shame on Ursa!
The apartments and complex are very nice. The only issue my daughter has had is she signed a lease with her friend and the manager ended up moving her to another apartment to put three other girls who wanted to room together without even asking my daughter or her fried about it first. She has bee fighting them to be placed back in the apartment she signed the lease for but they have been uncooperative. Now my daughter has to move to another apartment with 3 people she doesnt know. The Managemet here is awful.
My 18 year old son signed a lease for a 4 bedroom townhouse in November of 2019 for the upcoming 2020-2021 school year. He was set up to room with 3 of his roommates from the previous year. Unfortunately without anyone’s knowledge one roommate backed out. Without notifying anyone URSA “ roommate matched” The three 19 year old Baylor sophomores with a 26 year old who attends a near by technical school and I believe also works full time. All though I’m sure he is an upstanding guy this is by no means the reasonable “ life style match “ which they claim on their website they do. When concerns were voiced about the inappropriateness of this match and how it made all three boys very uncomfortable and could quite easily turn into a situation that could be a liability to the complex we were told that their was nothing that they could do without splitting all three original roommates up. Needless to say unless this situation rectifies itself before move in day they are in for an uncomfortable year and no one will be renewing their lease for the upcoming year. This is a perfect example of why student housing has a bad rap. Complete disregard for the well being of tenants because management knows you are locked into a year’s lease that is impossible to get out of. I just wanted to make future tenants/parents aware since I’m sure this is not the first or last time this will occur.
