Wow, glad we backed out after booking two flats way back in April 2015. Ofcourse, we had to cancel for personal reasons, now I am happy that the decision to back out actually turned good for us. I am pretty surprised phase 1 is still not handed over considering such a nice location. Attaching a pic from 2015 when their marketing office was coming up. Wish they complete as soon as possible.

We have booked the flat in 2016 and thats the worst decision of my life. Its been 5 years 5 months, No possession as they keep on delaying. They have already taken 95% payment and even today they dont have NOC, Occupancy Certificate. They were supposed to handover the flats by April 2018 but you can see that they have not got approval yet. 80% of their employees has left this company as they dont want to keep telling lie to the customers. Director himself is not responding, Dont invest in this.

Incapable builder started phase 1 in 2015 but couldnt deliver till today, takes another one year if he speed up the process. Sales guys here change frequently and dont have any authority/clarity/responsibility and management is in Gujarat. Builder simply says to his customers who purchased flat in 2015/2016, you can cancel flat in case you cant wait, cancellation charges has to be paid and dont get current market price, Phase 1 buyers got struck and CRYING in groups and waiting with crores of eyes for their flats. Buy the flat blindly if any ONE existing customer of this project recommends. And no road, no club house. I recommend this builder to handover the project to some youth who passed BE civil 2021/or to your phase 1 customer s. 6 plus years time for single phase is too much, its a customer failure and management success.

I booked flat with pacifica hill crest phase-2 in oct 2018.Sales team kiran and rajeev promised the flat will be delivered by Phase -1( june 2019) and phase-2 (dec 2021).Irony is they cannot even deliver phase-1 by dec 2021.Below are the pain points i went through from 2018 to 2021 with hill crest:1. When the booking amount is tranferred, you will not get any official acknowledgement (there is no booking form or payment recepits nor sale agrement)2. Hill crest changes the delivery dates every time you check with them.( standard answer 2 months)3. For phase-2 they are collecting 12% gst (standard ans is project is already in progress), gov brought down the gst to 5% but the builder will not pass it to customer.From 2018 to 2021 project is still in excavation.4. I didnt get any communication on the payment and when visited the office in feb 2020 they mentioned that my flat was forfeited with out my knowledge(best thing that could ever happen).5. When I ask for my booking amount they dont pick calls and no response. And now CRM comes into play saying as the flat is forfeited booking amount will not be refund. (They even denied my booking amount receipts).6. After visitng office 4 times and i want to further proceed with consumer court. CRM team want to process my refund and it is only 40% of booking amount and rest 60% is penality.7. Even for that 40k refund i have to follow up for 1 year.Final verdict: This is never ending project with ever changing delivery dates and awesome sales and post sales team.Hill crest donot value customer money, time and feedback.Hopeless people !!!!!

Being in touch with your team or Pacifica representative does not take care of our concerns i.e. delayed possession since mid of 2019 (as per the agreement).2. I am one of the owners in Pacifica Hill Crest. I agree with most of the 1 star rating. There is a delay irrespective of what the builder says. The team on the ground has been giving us false assurance since Dec 2020 in the possession date. First they had told Jan 2021 which moved between Feb to July as per their convenience. Yesterday when I spoke to the executive, I have been told Aug 2021. The team on the ground is not giving the same in writing as well.I been a bad experience overall.Just to clarify onto your response1) It is my property and whether I keep it or sell it is completely at my discretion. You have not right to be bothered about this.2) No one from you team has ever told me to take possession even if they did what would i do with it without occupancy certificate which you have no idea about.3) On Payment Default, I had told your team that I was not aware of the same as you guys as always didnt send any paperwork. But I have been charged 18% for the same which I have obliged so you made your money so i dont think its a topic of discussion.Given you defensive response, I am sure you will have same vague response here as well....Just answer one question of you can ....When will we get the occupancy certificate ?? Dont say govt, lockdown, carona or anything just answer that one question and we will rest our case.

All, agree with others as it might take another one year for handover.As discussed in other messaging/social platforms... we all residents of phase 1 & 2 will be meeting internally to discuss about next steps and involve respective people as necessary. Will send a separate notification about the progress..Update 28th July 21 (Reply to builder):Dear Whomsoever builder Sir ??It is funny to see a reply from you that Project is within the time line. How are other builders are dealing with Covid? Dont say, everyone is having same problem. Just responding to users is not enough with some standard answers... If you handover our apartment, no need of your response and no one will bother you as well. Come with proofs & documentations.. not just responding to every 1 star reviews.Please note, the main entrance road to our apartments itself is not ready. Forget about the handover and occupation certificate. Owners are not rich enough like you to take aerial root to go to their apartment (without even helipad). Hope your Ahmedabad team will look at these reviews. As someone said, Karma is always powerful.For other resident owners: We are planning to give a written complaint to TS & Gujrat RERA and other respective authorities about this builder.

Location wise project is good. Currently phase 2 work is going on. Possession for phase 2 has been claimed for Dec 2026. But if we take Phase 1 in consideration it may take more time. So if you have patience and ready to pay emi for a project that you will get in 7-8 years then all the best.

Disclaimer- Ive not purchased flat in pacifica Hillcrest but Ive visited their site with interest to buy a flat back in mid2018.That time they were saying as per RERA..we will deliver 70:30 area and delivery by 2019 end.The pricing was very aggressive and project looked very very attractive.At that time the quoted price for 2bhk around 800 sft (carpet area) was 62+reg... Which was awesome considering a fully gated society.Im thankful to almighty that I didnt book a flat, because had I booked the flat.. my money would be blocked up until now.I pity with people who are suffering for delayed handover.

I have booked a flat here and I am looking forward to seeing when can I get my flat.This project has been delayed beyond imagination. Initial handover date was 2018 Dec. They have still not handed over. They have taken over 90% of payment and have delayed the handover by more than 2 years ! Yet to get my possession.Rather than asking people who are giving low rating for their identity - can you please respond with **data** ? Project for Phase 1 - that was expected to have completed in 2018 - do you have information on how many handovers are done ? You are penning the delay on COVID - the project was to be long completed before COVID was even a thing. COVID started in 2019 Dec - Your project was expected to be handed over in 2018 !Your work quality etc might be good - yes you all probably respond when we ask questions - but answers are vague. I am one of the selected few who booked the flat in pre-launch time and i was promised that the flat would be handed over in December 2017 , years passed but i get no response, each time when i call a new representative answers and says he will look into the matter but to no avail.But when it comes to collecting payment they are prompt with vigorous follow-ups and at the time of collecting they cheque they will tell that we will get back to you with the handover details but after that no response to calls.Not sure of the escalation process here as there arent any responsible stakeholder out here, all they have are representatives who keep changing frequently..I have paid 99% of the amount and been waiting for registration but to no avail, clueless when would i get the posession.

As of now there is no idea on the possession date . These guys will act like a real politicians before and after elections. I booked a flat in phase 1, it was 2 years back and I was told that it will be handed over by July 2019. Everytime I call them/visit their office they say its almost done but something is always left. Last I called them was in may 2020 and they said it will be handed over in 2 months. No update post that. IMAGES in their app are almost the same every month.UpdateMoving rating to 1 🌟Last I called they said registration is currently closed in telangana and they will call as soon as it starts again, It has started and there is no update as of nowUpdateAfter connecting with the customer care, I was informed that handover has started and I will receive details within a week. Its been 10 days since that and there is no such detail. Upon mailing them multiple times there is no response from the management side. This is just pathetic.

This project was launched before 2016 and possession was March19, they changed the date of possession when this project got registered in TSRERA.I have gone through RERA clauses, yes - date of possession can be changed while registering in RERA based on ongoing progress. So this project is already delayed officially by 2 years now as they promised to the customer to deliver it by March19 and now planning to deliver it by December20. In the sales agreement, it is clearly written that the project will be delivered in 3 years.2. All the demands were released on time till July 2018 and there has been no progress made in the last 2 years. Means 90% of the amount has been consumed from customer and customer is just waiting for the show to complete.3. If you get in touch with any concerned person (Relationship Manager), you will always hear that they are planning to handover in the next 2 months, I am hearing this for the last 2 years now.4. They hardly allow the site visit because actual construction progress will be exposed. Even if youre allowed, they will show you only those blocks where progress has been made to some extent. They smartly show only ground or first floor flat which are completed for customer visit only I guess.5. Recently I received a call from Hillcrest Marketing/Sales team for Phase 2. I showed interest in Phase 1 and enquired more on phase 1 and got to know that they are planning to handover by March 2020 so you see the discrepancy in the information they provide.6. When I booked the flat before 2018 (RERA registration), I purchased based on the super built up area and I was told that I will get 70% carpet area which is not the case here. They have not maintained the standard ratio of 70:30, I calculated personally and found getting around 60% carpet area.So in short, I have invested my hard earned money which has resulted in financial loss now since I am paying EMI along with my rent. I know what would be the response on this, No response from Hillcrest talks about the concrete date of handover, you will always find we are planning on handover asap :). Hillcrest will say that they are sending the progress report every month, yes I agreed but where is the progress in the report ???

Sales staff is good, courteous. they are very good from the perspective of their employer and perhaps doing best what they are supposed to do.I have not booked a flat there. I could not have the courage to book it. Simple reasons.- Delivery date what i heard and whats published (Dec 2019 Vs Dec 2020)- Site visit not allowed;fine. But will all the work complete by Dec 2019? its tons of work still left.- They must understand that its crores of rupees for a flat. Buyers must not be taken for a ride just for sales. Delayed project with very bad management. We have been waiting since Sep 2018 for the hand over and its almost 1.5 yrs delay till now. No time line commitment from management and even they wont respond to your emails.New buyers please be prepare for the 2 year delay and also roller coaster drive with the management.All 5 star ratings are given by internal employees only. I am a flat owner in phase 1. While the pre-sales team is great, the post-sales experience is equally bad. They never pick-up our calls or provide any status through mails/calls. The only way to get in touch with them is going down to their office. They allow visit to property only on appointments but scheduling appointments is not possible since they do not pick-up calls. So to visit the property, you need to visit their office twice - once to schedule, then to visit. These sort of harassment has left a bitter taste in our mouth.P.S. If we complain regarding the same during our visits, they blatantly deny of any calls being made from our side.

No club house in phase 1 and they have charged the amount for that. Club house wont be there for next 5 years because phase 2 is not even started.They lie a lot about the dates which they mention in sale agreement. For me they told December19 but wrote December20 in the sale agreement. I cant even fight on this as I have paid 20% amount. On cancelling as well they were charging a lot. If you Cant delver the club house and all other Amenities than why you are charging for that. If you provide after 4 years than what is the use.

We should not purchase under construction properties from any builder. Also it should be banned by RERA itself. How a big ticket purchase can be done without seeing anything. .... construction linked payment plan by all builders are a fraud. . .. not against any specific builder. I learned a lesson from the problems of buyers of this project and decided not to go with under construction projects of any builder.I see that this builder always say to remove inconvenient reviews, but right to expression is provided in constitution itself and we need not to learn from builder lobby whose interest is often conflicting with buyers

This is best for investment because of location and price and also good for those who prefer to be very near to work place like walkable. I agree that carpet area is less but everything is mentioned clearly in agreement. Also builder has good reputation from previous projects. The property is still under construction. It may take a long time to complete. As per the plan it looks good. But cant decide anything untill the entire building is constructed. Model houses are very good with beautiful interiors. But the house looks too costly compared to other apartments nearby. If you are really interested you can go for it.

I visited the site last week and really surprised to the construction progress. they havent started flooring yet for B,C,D and E block. They are saying that they are going to start handover by Oct19. but it is not at all possible looking at the progress made so far. Possession was for Feb19 and another 6 month of grace period. they wont be able to deliver as promised. Truly disappointed.Also few more observations.1. They are mostly avoiding customer for site visit.2. They dont have any back up ready for customer as it is getting delayed3. They are still not sure how they are going to compensate customer. They said they will look at the payments done by customer if it within timeline and then they will think of Rs. 3 per sqft which is not at all standard.4. They do not allow carrying mobile phone while site visit so no picture can be captured. They clearly mentioned.5. I went to see Block D but they showed me Block B- it means they have not progressed Block D at all.6. out of 5 towers, only 2 towers are completed with plastering work.Please let me know if any whatsup group or google group created by customer, would like to be part of that and see if customers (owners) have planned any action.

Latest update: visited the office & i was convinced the way the staff explained me the updates. Kudos to the team for listening to me & hope the communication stays open. Updated my rating from 1 to 4 for now as the app still needs to be fixed. Only 60% carpet area would be given despite paying 40% JUST for common areas... On top of that the amenities charge level up an extra 10L. Room sizes are very small and bathrooms are too small!! But their office is too lavish... Lol!

I have booked a flat in 2015 and paid 90% of total cost But till today there is No update on hand over of phase 1. Every time you visit the office they would say 3 more months. They did not even permit for a visit (D-Block). Till today, I have paid 39 full EMIs ;-(which crossed the agreement of handover in 36 months from date of agreement).Below are the main concerns1) Not updating construction status and handover date even after paying 90% of total money and waiting for 4.5 years. They have re-certification from RERA and expected completion date is Dec 2020 for phase 1.2.) They are charging 2 Lakhs on Club house but not providing any information when, where and what facilities are included in it. They have put it nowhere in the agreement. They do not have any plan whether the clubhouse is going to be in Phase 1 or Phase 2 or some where else and on what date they would deliver it.3) Water filtration unit was promised but now i hear they have turned back on it.4) Did not allow for a (D) block visit till today (its been more than 4.5 years now).*Last but not least* I know more than a dozen flat owners who are suffering by booking a flat with Pacifica .........Not sure about the people who gave 4 & 5 stars here ...probably they did not book one or could be part of Pacifica sales team.
