After looking at various projects near Baner, finally booked my dream home at Skybay..Pros -- Best Carpet area.- Good Pricing, especially no sales games that are played in every builders offices.- Good connectivity to highway and Balewadi area (within 2 kms).- I live in Balewadi so no need for me to change my kids school also best schools nearby.Cons -- Reputation of builder has gone bad as he missed previous projects deadlines due to pandemic.- Outside road connectivity will take time to improve and depends on govt progress.

Doesn’t deserve a single star for F building.I highly doubt people giving 5 stars ratings here.Possession Got delayed by 10 Months from Rera commitment date for F building and no compensations were given.It took builder another 2.5 Years to install AC in clubhouse, That too they shamelessly installed second hand(used) ACs with no warranty handover.Leakage, Pipe bursting is all common here. You will feel like u r living on streets.Lifts, STP, WTP plants, DG are all low quality, requires regular repairs causes high maintenance amount in your monthly bill.Builder’s response to any issue in society is very poor. Also they have very threatening nature.All promises made regarding approach road, water connection has turn out to be false.Moreover, Society was being managed by builder initially, during that period many financial frauds were done by builder from our maintenance amounts, after which we formed society commitee and took over the accounts ourselves.Going for Saarrthi group has been my biggest mistake.

Saarrthi 1873 has offered a wonderful opportunity to lead a wonderful life with our near and dear ones and also enjoy the workspace as the location cuts down on travelling time, especially if you are an IT professional.

If there is an Option for negative stars, consider it. Saarrthis biggest usp is false commitment. In last three years, I have not seen any commitment coming true. Skybay2 and nearby Pristine, started almost same time. Pristine is ready and see the condition of Skybay, and am sure sales office will somehow convince customer by series of lies. We dont understand the lies unless it happens to us. And Saarrthis sales team gives reference of other projects, but dont get trapped....Skybay 2 is a false Project and can be blacklisted any time soon by Rera. Please dont believe Saarrthi and refrain from any bookings....

WORST Builder in Pune, it constructs one floor in 6 month, no commitment of delivering the Flat on time.Skybay E wing completion took 7 years, C and D wing progress is 2 years behind the schedule.Dont go on 5 Star, this is given by Sarrthi people only.Be aware of frauds, do not buy flat anywhere with Sarrthi, they take the money and start other projects and none of the projects l get completed on time.

Worst Builder I have ever seen . No proper Management at all.after 3 months of booking flat and paying the initial amount -. they will comeback and say that the unit is not available .And after that - The best part is - they will take minimum more 6 more months to return the payment (which will be around 10% of your total cost)Worst CRM team , Experts in false commitment .Update on 03/08/2021: Till now - there useless team has no update (when called to there finance team - they mentioned that no documents are prepared till now ). They are asking why I am in hurry ! Well its been 6 months now for a refund.And their so called support never reached back to me.Also recently got to know that builder has changed the name from Skybay to some other code name.I should request everyone to stay away from these type of builders and projects

I wont even talk about the flat (based on sample flat), way too small.Go to their site at your own risk or only if you drive a Hummer or Dumper. The path (there isnt any road) is so bad, youre gonna damage your car for sure. I did yesterday.Builders of such big project can atleast build a decent path/road to their sales office.

Was in search of buying a property for investment in Hinjewadi after a few searches on the internet, shortlisted a couple of properties and lastly ended up booking 2 apartments in SKYBAY by Saarrthi Group. The amenities look promising and the best part I liked was that the team members were very helpful in showcasing the property. Would definitely recommend Saarrthi Group if you are looking for a property in Pune.

Just check out their profile before trusting on their words**This project and builder is not even deserve a single star,Booked on 2018 and promised to get possession by May 2019, its been more than 2 years almost and they are still fooling their customers. They never rely on their words, staff is not even co-operative and frequently changing in every month. They make Fake promises every time when we ask for possession.

After weeks of house-hunting, we finally booked a 1 BHK in Skybay ||, Mahalunge. A couple of our friends live in Saarrthi Group properties and they recommended Saarrthi Group to us. We loved the project. It fits in our budget with impeccable amenities at this price range. Since its connected to NH-4 it makes the connectivity to work and other places smooth.

Purchased a flat in 2018 after doing research about this area and brand Saarrthi. Builder committed to give possession in May 2019 as per agreement, but Customers still waiting for possession.Every meeting with CRM team makes fake promises and delaying work giving unjustified reasons like labor shortage, heavy rain etc, while competitors quite ahead them.Management team not worried about customers.Worst CRM team , always ask for due payment on time but never replies if we ask for current progress and possession clarity.Sales team is best at their job, can convince you to buy flat in this project.Please get real feedback from existing customers, then only decide to invest in this project.

Worst decision of purchasing flat at sarthi skybay not reach upto there commitments

I dont know who are these people who are giving 5 stars. I have booked in May 2018 and knows nobody who is happy with the booking.In May 2018 sales promised Dec 2018 quoting rera date of May 2019 was with buffer. May 2019 approached, they got extension from RERA and nobodys knows how?Thereafter its a sequence of false promises and change of narative with changing faces.1. From dont worry we will compensative you properly and compensation will be discussed individually to WHAT compensation2. From lavish lobby to ordinary third floor.The only constants were you will get your flat in 2 months.The builder never listens, our numerous concerns about the slow progress went to the deaf ears. Our key question were never been answered. like Reasons for delay? Reasons for slow progress? Possession Date? Rather builder like to brag We at Saarrthi are expert in delivery, We know what to do. Its my problem how many labours I put in what matters is you will get your flat on timeAnd we never did.

If you really want to know the quality of construction visit completed projects. All low quality material used. Top floor flats are leaking. Visit all top floor flats in completed projects. Never keeps promises made in writing in agreement to sale. No sale deed executed by builder in completed projects. Builder cheat later on to flat buyers. Threatens by filing fake police complaint and manipulate all releted government officials. You will repent whole life if you ignore my message. Please enquire thoroughly before you caught up. Dont believe oral assurances and fake promises. If you want to check real attitude of builder search online for single sale deed of completed project. You will find all under dispute.

It was my worst decision when I thought to buy a flat in skybay. Builder is always giving you false hope about the possession date.After 1.5 Years of delay still I am in hope that Someday I would live in my flat.At the time of booking they promise a lot but when time passes only end up being a fool.Please don’t trust this builder.

Stay away from this ProjectI had booked a flat in Building C of this Skybay Project in January 2019. At the time of booking, they had completed first floor but even after almost 2 years they have just completed 2 floors only. You can imagine the delay in this project.Not only that their sales and CRM guys had promised to pass on the GST benfits when Goverment had reduced the GST rate at 5 % but this was just a promise and Builder is not keen to pass this benefits to the buyer who has booked their flats earlier. There is no road for Building C and D. I would suggest not to waste your hard earned money in such project. Be aware before investing your money.

Worst. They do not have the word commitment in the dictionary. Delaying the final possession for more than 2 years now. Delays and only delays. No CRM. No response to your queries.Stay away please.

No proper response after sending multiple reminder from multiple buyer to know about ground reality of project. Pathetic service. False commitment. Seems they are making fool to us.

** Stay Away **I accompanied 2 friends of mine in house hunting back in 2017. Looking at the locality and river, one of them booked in the neighbouring pristine Equilife and one book with skybay as rate was a little less. My friend from Equilife has already moved in a year back and whereas my skybay friend is still struggling. Sales guy promised nov-2018, RERA date said may-2019. Which sales guy said has been kept for buffer. They changed RERA date to may-2020. Kept on promising new dates till Mar-2020. And then came corona and now date changed to nov-2020. When times were normal there was lathargic progress...now with corona it seems it will take more 2yrs.E building has started from 2014 I think..2020 now. 6 years and still counting for a single building. Judge yourself.I was almost convinced to book too..it was a wise decision on my part to not have done.Stay away.

Waiting for flat booked since may-2017 when half of the building was already constructed. In 3 years they couldnt complete even half the building. 2020 also seems far fetched.

I own a flat here and I can tell you it has been a long wait, worst experience getting the handover of the flat. If I leave that aside, even post handover experience has been worst.1. No corporation water and completely depending on water tankers which results in heavy maintenance.2. No proper approach roads and hence not very safe yet.3. Hence low rental returns due to heavy monthly maintenance and not so good approach.4. I have experienced low quality construction due to a lot of leakages and dampness on walls etc. And this is in less than a year after handover.5. A lot of local influence around which dominates a lot of decisions from security, internet, car wash, water, etcSo if you are a new buyer and not already stuck, I suggest you think 100 times.

Gavthan separates this project from planned high tech city which will keep this area always low and lost.

He said that every fortnight, builder can hike prices after getting drunk.Hell never show you flats from E or F wing with different reasons and will force you to see sample flat and trust his words which change anytime.All in all, this guy seems behind poor sales if project. We dropped idea of buying here because of trust issues.Met 3-4 guys group there who were customers from E and F wings and were frustrated to see that even in 2019 they may not get possession. Sales guys dont entertain them and shooo away them like dogs.Check this builders reviews on other sites and with existing residents in his other projects, everywhere its negative.

I wanted to book a home in Pune. I finalised a couple of places to choose from. Ultimately chosen a flat in Saarrthi Skybay due to high quality and fair pricing they offered. What I liked was the sincerity and good service by the staff of Saarrthi. The number of projects going around in the same locality also gives them more credibility.I have seen couple of review where which I found completely wrong about builder, got a good confidence with such bran, surly! I recommend Saarrthi Skybay to all who want to get the own home in smart city in vicinity of balewadi Pune.

Value for money if you can negotiate right. Very good location considering price point, and future development. Easy access to Baner balewadi and future road in development to access Hinjewadi from Mahalunge. Though Flats bedrooms are quite cramped.
