HeadsUp/ Merits/ Pros.Rent & Availabilityn Number of flats are emptyCheap rent & depositExample1BHK rent 5k Deposit 8-10K2BHK rent 6-7K deposit 10-15kYou have to pay society maintenance which is 1k; not included in rentTenantsBachelors , couples, married, company offices everything is allowed only if you succeed to convince owner.Drawbacks/ Demerits/ Cons.:LocalityIts is situated in industrial area ,On the river bank of mula mutha, environment is dirty as hell,Stinks a lot, pigs/stray dogs rottling around,Localides trouble a lot, people have no manners to talk at all !Buildings & WingsNomenclature of buildings in it is very confusing!A1 A2 B2 B1 C2 C1 A3 A4 D1 D2 .Postman/Delivery guys often get confused due to this.To make it worse B2 B1 C1 C2 buildings are hidden behind and between of A2, A3 & A4When I wanted to visit B2 I spent 10 minutes to find it.No way to get proper sunlight because of compact and congested built up.Water supplyNot a single building has 24x7 water supply.7-9 in morning is time when water is available through taps.Thats the time when you have to reserve/store it.Drinking water is only available at the parking.6:30 - 8:30 in morning & 8-10 in nightMUNICIPAL corporation water timmings vary as per their wish. Sometimes no water supply specially on Thursdays.Only 1 connection is available for drinking water need.People get queued up to reserve water.Often fight over it.People who have installed water tanks in their FLAT and have water purifiers do not get bothered about it.NoiseChildren often play in parking space leads to loud noise that can be heard on 7th floor of building.Maximum Tenants & a few owners are very uncivilized who play music/Tv very loudly person from 7th floor can hear it and know that coming from 1st floor.Most of these uncivilized people are specially college students, working bachelors, rajsathani/marwadi & UP/MP/Biharis.On a weekend nights i.e. friday & saturday they arrange gatherings and play outloud music dance create chaos.Most uncivilized Bachelors celebrate birthdays in parking on road and shout outloud.during day/noon or evening time youll find goon like, faces sitting on parked bikes and laughing talking in absolutely rubbish , highly ill-mannered rather offensive stuff .Wont shame even if a child or lady or elderly person is present.Security & surveillanceSociety wall compounds arent built that means anyone can barge into society at anytime.No security guard at the entrance.Every wing has its own security guard who looks like to get blown away in windy atmosphere.All buildings do not have CCTV system.ParkingParking is heck of an issue.Even if you have purchased parking from builder society chariman & other people wont let you own that place.Anyone can park anyone thats what they have to say.Daily atleast 1-2 people fight over parking of vehicles.EXTRA thingsSociety isnt registered even after 5yrs of establishment !In rainy season water gets clogged everywhere in society.Newly built road is pathetic wont even last 1 year.IMPORTANTPLZ video shoot of every tiny thing in presence of owner or whosoever is touring the FLAT for you. will later help you to claim and have proof that you dint damage the property and get your entire deposit back.Also do remember to transfer rent & security deposit by cheque or bank account in the name of owner, another proof.Take video of electricity meter assigned to flat if your deal is finalized so that you wont pay for usage of last tenants.One more cruicial thing to remember.If youre finalizing deal on 14th date of current and want to move in upcoming 1st date then they arent charging you complete/partial rent of current month !While clearing the tenancy & vacating the flat make sure yourre not getting doomed for your security deposit.take help of police in such matters; they often take actions against owners of flat.
