Starting from 2017, I have been seeing this project developing in front of my eyes. The sales team is good. Especially Ms. Priya Samgir has been very helpful from the start who helped us with finding the flat which matched our expectations and connect with the right people. She was there during and after sale and also after possession and was quick to respond.The Grand Bay Project is from Gemini Housing (previous projects- Samrat Garden, Hadapsar) which is part of the Parakh Group with established brands like Samrat Aata.I have a flat in A4 and have started staying there from Jan 2018. The were issues with STP water, leakages, plumbing, grouting, painting, door locks, etc. which were solved immediately. They asked us to mention all the issues before taking the possession, if we came across any, and also once we took the possession, we were asked to write a complaint in the complaint book. The complaints are taken care immediately and there is always a supervisor who accompanies the laborer. This gives a sense of security and also the work gets done soon. They can even come early in the morning around 8AM which is pretty good.The society looks awesome in the evenings with all the lights on. The main entrance is big and a long road inside is a walking area for many. The parking they have allotted is open space parking which they say will be covered with shade towards the project completion. Also the parking space allotted is small. Only a Hatchback or a compact sedan car will be able to fit in. A separate parking for 2 wheeler is required which can be parked in the common area. Car washing area is not provided separately.I see there are a lot of reviews regarding the people who are staying in the society. But seriously in every society there will be such kind of people. This doesnt mean the entire society is filled with such people. If you need to comment on such people, then dont drag the society name. I have my friends and readers who need to know the true opinion about the things I usually write about. Hence I write about the experiences in more detail.

Really good place to live, people in the society are also helpful.. we are staying here since 3 months, been an enjoyable stay. A bit far from main city, but you will get the day to day necessities from nearby shops and for vegetables also you will get from the main gate only. Everything was going good till last weekend, when my brand new shoes were stolen from our floor lobby, tried to complain about the same to main security guys but didnt get the desired response/effort.People staying here, be careful to keep your new footwear safe, because I was informed that mine was not the only case of stolen shoes, it has happened before and such cases are increasing..

Frequently power cutSolar water heater doesnt workDrainage water used for toilet flushTanker water is full of impurities. You will definitely going to have hair fall.Classy society with all amenities. But with above issues.

Awesome society Maintained well

Staying here since last 2 months. Infrastructure wise the society is awesome. The security is also well maintained. My only issue lies with the power cuts, I would request the sales team to kindly find a solution for the same. I can understand that being in a Panchayat there is no alternative for the power cuts but if some power from the generators can be available for atleast one room per apartment then there wont be any issue.

Very uptown soceity at shewalewadi. The campus is huge with good amenities. The clubhouse is nice. It has small playareas for kids. Located just adjacent to solapur road.

An extravagant society of seen from outside but for one staying there it is nothing spl. The society is well maintained no doubt. The houses are airy and open. The only concern is that its s little too isolated which means one cant just stroll down for some snack/daily need item.

It is very Good society with all modern amenities like Swimming pool , GYM with good equipments, Children Play Area, Banquet Hall , Open Auditorium , Box Cricket, Basket Ball Court . Flat are Very specious and luxurious.

Area is very nice and well maintained. Has swimming pool ,garden ,gym and basketball court. Parking is well designed. Only issue is the surrounding area is village so u need to go far to buy daily essentials.

I am resident of Grand Bay. Its very classic society.Built quality, ventilation everything is more than expectation. I feel everyday am leaving in 5 star resort.

Its a amazing housing society.....round shape of building gives special attention and landmark to this area. Society is full of luxury flats, ordinary flat, garden, childrens play area, Indore games club, parking etc..I have seen more than 10 security guards, its means security is very good.....work is still in progress....

One of the most sought after housing society in the locality. Lot of open spaces, garden, water bodies, jogging tracks, swimming pool. Good connectivity to Pune City by highway. Security arrangements are excellent.

This is a very nice society, the security is good so is the overall maintenance, the room sizes may seem small to a few but its decent, may friends have rented a flat here. The rent is appropriate as per the society and facilities.

Just visited the place and looks like amazing to stay . Very well maintained and has all the facilities . Too good for kids and adults as well. Location is serene and peaceful

Except being just next to the quite active Highway, the society is a good one, with most of the required amenities being present. Have a great view towards phursungi.

Felt like entered some big hotel. Its palatial from the outside. I think the apartments cover area is bit cramped. But overall a good place.

The construction is awesome , the kind of material used by the builder is too good. Specially the lobby of lift area / reception area is very nice . Grand Bay Society - A project by parekh group is situated near shewalwadi fata . Its a road touch society having a big sign board written in blue . The society is beautiful and posh. The amenities are major attraction for people to buy or rent appartments here .Every balcony higher than five floors gives a beautiful view of surrounding greenery . There is a separate swimming (open ) pool and gym for men and closed swimming pool and gym for the ladies.There is 24*7 water supply and electricity.There is blackup for lifts incase of powercuts.The special thing about the waste disposal is that every floor is equipped with a trash chute which gives you facility to dispose wet waste and solid waste.

It is pathetic experience I am facing with Grand bay manjri pune.I have book my flat in April 2017 on the basis of I get it by December 2017 (I have book flat here after got confirmation of getting it in December from sales executive Priya) where as I havent got my flat yet even after delayed of 6 month . Building construction seems to be pathetically slow. There is no progress mail and update I get from sales executives and only I have to chase them multiple time to get update.Even after calling them multiple time they are not willing to send updates.Building is not ready now even and they expect customer to take flat without completion of building with mentioned amenities.

B2-1102 is owned jointly by Pooja Kumari & Rohit Patwari but electricity meter registered in their uncles name Lalit Patwari. How did this happen nobody tells. Now it is 6 months ago when we took possession but registration of electricity meter still not changed in the flat owners name.

I stayed in this property as a tenant for 3 months and was planning to buy a 2.5 BHK if I liked the society but decided not to go ahead. It is good in terms of infrastructure but very poor in terms of quality of people in the community. I wouldnt want to live with such neighbours (like Nilesh S Patil) permanently. He is the owner of the apartment I lived in and he has been showing such cheap behavior from the day I moved in. He would send messages late in the night and would come in the apartment as he please. On vacating he refused to give back the deposit amount. I have the rental agreement with me, but he was very confident that I will have to go for years behind this to get the money from him and hence told us to do what we want to get the money back. After few days of arguments he gave back only part of the deposit. In addition to this experience with the one of the owners in grandbay, I had other bad experiences during the stay. There are others in the same building who throw their waste on to others balconies. This would include chicken leg pieces, milk covers, etc. Also, the construction is still going on and the builder does not have the courtesy to do certain basic things to reduce the dust. Also, they do not allow any other internet service than tata docomo. Tata docomo service is very poor and they did not even have the set up for providing service when I moved in. In spite of that they did not allow me another connection for about 2 months though other service providers were ready to provide service. The security is also not good. I am giving 2 stars only because the infrastructure that is being built is coming up good, and being an engineer myself can visualize the end product.
