My experience in River House has been great! Starting my first year as a Master student, I really enjoying living at such a nice place with beautiful river views. The management team are very friendly and communicative. I also love the gym, which is great and easy to access and use.
Very nice place! Lots of Tech!Great common areas!They did not have availability of the type of unit I wanted within my time frame.Only negatives were no free parking and no pool.

If you advertise an apartment for $1500 per month below a floorplan, this is very clearly making one believe that is the price per apartment. I attended a tour of your facility, only to find out once we were actually viewing a two bedroom apartment that $1500 is the price per bedroom. The woman that gave us a tour was extremely friendly and welcoming, but I think this type of advertising is extremely misleading and needs to be adjusted to prevent others from wasting their time.
New building with new furnishings. Beautiful view of river and nice amenities. Wish the appliances, especially the washer and dryer, were better quality. The maintenance workers always make my day.
Why do you advertise a price 2 bed at 1500 and then have someone come in and tell them 2 beds are 1500 per person???? That is false advertising!!
Beautiful building, always so clean and well landscaped. Rooms are sizeable and the included furniture is really stylish and sturdy. Management is very helpful and supportive, always doing extra work for residents.
(Update) it’s impossible to renew your lease for 3 months or anything less than 6 months. I thought it’s a very reasonable request since the 3 months cover the whole summer. Even if I try to renew for 6 months, I will pay $500 more per month because of the short term lease.My take: the leasing manager only care about money, not about you.The staff and maintenance team are very helpful and responsive. There was a minor roof leaking problem got resolved within 3.5 days. The internal gym is really convenient especially during COVID. The only thing is that it takes hours to dry a few clothes in the dryer.
Moving in and out is completely awful. They only have one cart and it’s never available. Same applies for trying to bring groceries in, not fun. Everything is brand new and includes tons of amenities including rooftop and gym. Staff can sometimes take a while to respond to needs but they are mostly friendly. A little expensive and not in a super populated location. Near the river and India Point Park, which is quite nice during the warmer months. Also does not do short term leases (nothing under 6 months) which is a questionable business decision.
I’ve been at river house for the past semester and I’m really in love with how much care they take to organize things for their residents. The amenities are great, the gym especially!

The WiFi of this apartment is the worst I’ve ever experienced. No video games in this apartment.
River House opened in 2019 right when I moved to Providence with my now fiancé so that she could finish her degree at Johnson & Wales. The building facilities are nice as a result of being one of the first tenets. The maintenance team is quick to respond to issues I had and are friendly. The reception and staff are friendly although there is a lot of turnover. Most of the team turns over every 6 months or so.Most of the complaints I have are on the smaller side. First, the garage parking is somewhat far from the building. It makes it a pain to get to when you have a lot of things to carry or when the weather is bad. There are a few spots closer to the building, but they have mostly always been full until management finally started to enforce some of the time limits. The smoke alarm is also somewhat sensitive. I do a heavy amount of cooking and have set it off two or three times when searing meat, but was able to turn is off quickly enough before the alarm goes off in the entire building. Other tenets have not been so lucky and I recall about 5 times when the entire building alarm went off usually in the winter.Also, there has been a lot more students living in the building due to COVID. The amount of undergrads brings its own set of issues where they dont always follow rules (garage and recycling disposal, gym max occupancy, noise etc.) During the school breaks the building is really peaceful and quiet.Overall, Ive had a positive experience. Just wish the cost was lower or the quality was a little higher relative to the cost of rent.
Nice promotion event RiverhouseI got tired of the aggressive attitude and countless times that Riverhouse denied its mistake, whether willingly done or not. Is it really worth turning down many residents just because you dont want to give rents back? I wonder how many residents you will turn down this year.To management: rather than hiding and avoiding responsibility, if you have any love or care for your workplace like you say, fix your mistakes and if it is out of your bounds please do, apologize at least.
The apartments maintenance team is the only good part of this apartment. The management, neighbors and soundproofing are the main problems.The management is poor.. Some of the employees are from Johnson & Wales University. They seem to be not trained properly, doesnt know how to do even simple tasks. Moreover, the Property manager is just purely unpleasant experience. Living here, there was a different property manager before the current one. The previous property manager seem to understand the residents and trying her best to accommodate them. However, the current property manager seems like she is solely focusing on propertys financial out come, not really considering residents situation. A very disappointing attitude.There are number of college students living at this property. Its good to have younger people around the property for the atmosphere to be brightened up. The problem is many of them does not respect other residents at the property. For example, some of them smoke marijuana inside the apartment. This has been a huge problem for a long time since this property opened its doors. It seems like the management cant catch these violators.Lastly, the soundproof is just outrageous. The walls are so thin. You can hear every detail of your neighbors daily life, literally everything detail. People also have parties in the weekends, which is some what tolerable, but sometimes it gets bad when the music is still loud until 4am.Other than these main problems at Riverhouse, its an ok shelter. If I could go back to the moment of signing the lease, I would not sign it though.
I like living in this place, the do cool monthly give aways. An example of this is a monthly give away that I won and the prize was a keurig.
This place is awesome, we got quickly scheduled in for tours of different floor plans, the facilities are great. They have smart-apartments so you can control a lot of things with an app. The units are well furnished. The apartments have double glazed floor-to-ceiling windows so the views are impressive and its not noisy. The walls are thick so we didnt hear anything during the tours. The staff are really attentive. I was really impressed overall.
The place is amazing for short stays and long stays. Unique price offering for short periods. Great facilities. Great staff. Special appreciation goes to Chelsea supportive and with great personality!!! River side has awesome river view! Important check out was easy and any problems were solved and accommodated!!

In a move out statement, I was charged for damage that was already in the apartment when I moved in. I have photo proof and emails sent to them with dates notifying them of the damage when I moved in. When I tried calling, the lady at the front desk was super rude although I did talk to one guy at the front desk a day before who was super nice.
Instead of warning their residents by email or by putting a paper ticket underneath their windshield about parking, they put a large sticker on peoples car windows telling them that they will tow them if they dont move. I am still trying to peel it off, and I am heavily considering filing a destruction of property claim.Parking has never been an issue that theyve risen before, but they have communicated other issues without any hesitation. Some of their spots should be open to residents, especially their future resident spots for people that arent touring the property right now due to COVID.Ive never seen this done before, in any context, nevermind on a residential property that should have the aim of being hospitable & respectful.Management has not been particularly friendly or welcoming when I see them around the property, and this has really just stoked the fire. Would not recommend if you are looking for a place that respects you and your property.
DONT MOVE HERE!Let me start from a funny thing. When I first moved in, the ceiling of the room was lack of paint (it looked like it was only the finished cement part). When they asked about the office, their answer was This is the design of the room. Later, DUST and small fragments often fell from the ceiling on my bed, table or floor!My experience here was unpleasant and i regret to live here since i moved here from the first week. The reason I chose here at the beginning is because they said that the parking lot is not far away. Let alone the winter, you need to walk at least TEN MINUTES to the parking lot. The design of the parking lot is also very problematic! The bottom of my car was scratched in the parking lot for the first time! I thought it was my own problem. I tried it the second time and was still scratched by the slope of the parking lot!Next, you can imagine that FIRE ALARMS will sound FREQUENTLY and LOUDLY, whether in the morning or at night! Even if there is no fire alarm, the soundproofing of the entire apartment is terrible! You can hear the shower, music or loud noises in the next room! In addition, the cars and motorcycles outside can also make you completely unable to rest. You cant open the window at all, it will be very, very noisy once you open it!!I have other friends who have stayed here and gave real (but not so good) reviews. Whats interesting is that when they give bad reviews, the apartment will be covered by an unusually large number of reviews in a short time. If you can see this, you are lucky! There are still many good apartment options here around. My conclusion is to consider carefully before you sign the lease!
Extremely lacking management. The property manager Jessica Hilemn really doesnt do her job. She never replies to her emails and never on time for a scheduled call. She is a money orientated commercial Jail Cell manager.Nothing is friendly or cozy about living at Riverhouse. The soundproofing is a really bad problem in this apartment. Not sure what materials they used for the walls, but you can hear your neighbors talking, cooking or even having sex.Please consider carefully about signing the lease. You will 100% regret it.

Im the person who actually got scammed. I was given the same promotion deal of two months rent free as my roommate. However, only my roommate got the promotion due to managements mistake of creating only my roommates concession addendum. I was clearly instructed and informed about the two months rent free promotion by one of Riverhouses management employee at the time of lease signing. Towards the end of the lease contract, the management informed me that I wouldnt be able to get the promotion as my roommate.I contacted property manager about the issue. Only response I got from her was how she wasnt working at Riverhouse at the time of my lease sign. Also saying how the employee who informed me about the promotion doesnt remember about the promotion. I argued that there are other residents who signed the lease similar time as I did at the property who are in exactly same apartment type(B3) with two months rent free promotion. She again said she wasnt working at Riverhouse during that time, and promotions change everyday(which isnt true when it first open its doors).I honestly thought of taking legal action against Riverhouse and the property manager, but I figured it wasnt really worth the time and effort.There are different bad reviews about Riverhouse on google review. I would say all of them are very true. Smoking problem, fire alarm, thin walls, far parking lot, poor management etc, all true. I highly dont recommend this apartment. There are so many different problems.The biggest issue is management. Riverhouse property manager also managed Edge College Hill. If you do a quick google research of Edge College Hill, youll be able to find terrible reviews about how the management is poor.
This is one of the most amazing apartment complexes in providence RI. The apartments are spacious, well designed, and filled with high quality furniture that is included in the rent. Additionally, the management staff is kind and helpful. Because of the management staff, it only took a few nights for River House to feel like home. Whether you are looking for and extreme upgrade from dorm life as a college student, or want to raise a family, the River House apartments are a beautiful choice with many amenities and gorgeous views of providence, the sunrise, and the river. Definitely one of the best places to live in Providence.Additionally, I see complaints about the noise proofing, and I have personally had no problems with noise.

The location is perfect, the entire facility was immaculate, and the whole staff, from the office manager to the maintenance team, was incredibly friendly, welcoming, and professional. Location, location, location, all the bells and whistles, and a team of support! I have searched all over the city and found the River House to be the up and coming hot spot. The units are spacious, with great light and an ideal floor plan. The builder has included everything you could imagine to enjoy living on the river. The management team has been welcoming and helpful at every step of he way.This is the place to be!
Great experience with signing a new lease this past week! Every member of the staff was so helpful in answering questions and had consistent answers. Excited to call River House my new home next school year!

I love river house they are constantly supporting my sorority and I in everything we do they are always so kind and welcoming!!! I went for a tour and had the most amazing time see the beautiful place and experiencing the amazing hospitality!
Upon arriving I was offered snacks and drinks, which made me feel very comfortable. My tour guide was very knowledgeable of the property and location and it is a beautiful property! The staff in the leasing office was so helpful with answering all of my questions after my tour as well. My favorite apartment was the one bedroom and the fact that they allow pets is definitely a plus!
The whole staff has been so helpful with the process of me signing my lease. I am very excited to be living at River House especially since there are so many amenities. Highly recommend if you’re a student in Providence and need a space that is fully furnished!
There is nothing better after a difficult day of class, extra-curricular activities, and enduring the brutal Providence weather than returning to my apartment at Riverhouse.Having my own bathroom and washer/dryer is absolutely amazing, the staff is super nice, and it has great meeting spaces for when I want to have friends over.
I visited my sister there and I loved it compared to her previous apartment. The Starbucks machine downstairs is a great addition.
Ive had nothing but a wonderful experience with RiverHouse so far. I worked with them right before thanksgiving break to finalize my lease and they made so many accommodations with the limited hours that they had during that week. They are quick to respond to any issues that are occurring online or within the apartment itself.I have the B3 unit and it is the perfect size and division between personal space and the shared space within the apartment. Plus, it help that no matter where you are within the building, you always have a great view.Also shoutout to Amanda for being so wonderful, helpful, and always smiling!

River House is fantastic. Its a beautiful place to live with a modern aesthetic. There are everyday amenities available in the common areas, like the lounge and the coffee bar. The coffee bar is the BEST. Its like living at a hotel where the management and staff try to cater to your needs by helping to make the day start just a little bit better. Also, when I was looking at each of the floor plans trying to decide which one best suited my needs, I loved the flow of each of the apartments. The last place we rented in Rhode Island was poorly planned and non functional. The River House floor plans each had a really good flow. The first thing you see as you walk into the apartments is the nicely appointed living room. The bedrooms and common living room areas are all oriented to be able to enjoy the gorgeous views outside. Too often, apartments in college communities are geared to feel like dormitories, trying to take advantage of desperate students who are scrambling for a place to live. River house is an exception as I think its focused on catering to the needs of the residents. Most of the people who live here are medical residents and there are some college and medical faculty as well as students from the local universities, which makes it a great environment to live in as its pretty quiet and feels very safe and secure, even at all hours of the day. The management is very friendly and always professional and helpful. I cant say enough good things about this place and Im glad Ive found such a nice place to live. Oooooh by the way, I forgot to say, its WALKING distance from the hospital which is an absolute bonus for someone like me. Lol, no, Im not accident prone. But its great to have the place you work be so close by, especially when you work long and shifting odd hours of the day.

River house is a brand new apartment, and I do feel great before I moved in, however, I DO NOT recommend here. Please let me explain why. River house is full furniture, have washing machine, etc. And I do enjoy to live here at the beginning, but I started to regret after few weeks. I pay over $1300 a month to get disturbed by various noises every night. This is the most unworthy appartment that I ever lived in Rhode Island. The soundproofing here is extremely poor, even you close the windows you can still hear the loud noise from the car outside. And I can OFTEN hear NOISES from my neighbors while midnight. If you are a person who need a quiet resting space, absolutely not here.
Wonderful staff who go out of their way to assist in anyway they can. River House is a lovely place to live.

It feels like a very commercial place. The passing car is very noisy. The soundproofing of the room was very, very, very poor. The people who live here are also very noisy. Parties are often partyed.
