I recently moved into a renovated unit. Absolutely beautiful. Spacious and my view is nice, as my balcony faces the treeline. I love that I see green and not another building. I like how much the staff here works to keep this community clean I read those expectations in the rules and regulations. Great job Hope, Leonard and KC, Thank You for everything you do to keep this community clean.

The Aviary has done some serious changes. The new grey units are so stylish and filled with cool colors. Nice on the eyes. The common halls, also, beautiful and gorgeous update. Now the staff, they are all newer and are doing a great job.

I applied for a unit and was approved. When I was approved, I asked what unit I would be placed in. I was given a building number and a general location of the unit. It was in a quiet location in a secure building, both of which I was looking for, so I was happy with that. About a month before I was to move in, I tried to contact the office to confirm the exact address so that I could start the process of requesting changeover for utilities and such. After sending several emails and leaving several messages, I finally got an email back saying that there was only one person in the office and that I would receive an email with my address. That email finally came, about two weeks later, with the lease agreement. The unit on the lease was in a totally different building than I had been told. The unit on the lease was in the same building and same floor as the leasing office, the ONLY building that wasnt secure, which I made a point of making when I spoke with the leasing office that I wanted a SECURE building. Also, I have a dog, which they were aware of, who barks when he hears a car door. The traffic from the leasing office would make this issue worse for my dog as well as for my potential neighbors. I explained that the unit was unacceptable and asked what happened to the unit that I was told about. I was told that the unit that I was originally told about was already leased out. I cant help but feel that I was given the bait and switch. Had I known that the unit I would be given was the one on the lease, I would not have even applied, but that wasnt the case. The units are nice, the property is nice, which is why I chose it. The communication with the leasing office is exceptionally lacking. Approach with caution.UPDATE: The response to my post was to contact the office to discuss the situation. I did contact the office, several days ago, regarding the situation. Left a message AND sent an email. I have had no response. Again, communication with the leasing office is exceptionally lacking.

The staff was very friendly. I spoke with Hope and she made the move-in process easy and efficient. The apartment is spacious and it was clean upon moving in. I look forward to my new place.

Originally I reviewed this place higher, but the last year of living there the quality of customer service plummeted. I am not sure if this was due to the amount that the office staff changed in the 2 years I was a resident, but Im not sure what happened.I had my fair share of issues with living here. With the online billing portal (YourNextPlaceToLive), I was hit with multiple surprise charges, requested that it be looked into by the office staff days before the first of the month, only to go back in on the first of the month as the issue still wasnt resolved. I reached out to Miller-Valentine directly, but to no avail. I eventually was told that I had acquired a late fee because I had not paid on time. This could have been resolved if the online portal issues were fixed when asked well in advance. Another issue near the end of my lease was due to a typo written on my updated paperwork going into my second year of tenancy. The month of renewal was one month too early and I pointed this out to the staff member (Mindy?) and she scratched out the date and rewrote the corrected and assured me she would correct the entire contract, as well as send me a copy via email. She asked if I would send her my updated renters policy to which I went home and immediately sent. I never received my updated tenant lease. Fast forward to the end of the 2nd year lease, I was told that my lease would be ending a month early despite being assured that this wouldnt be an issue and that I would have to pay a fee as I was not giving 60 days notice of moving out. I informed the new staff member of my experience last year as well as a copy of the first page were the prior member scratched out the dates and was met with You dont have a copy of the lease? Well that is a bit unorganized of you. I cant help you and you will have to pay the fee. Needless to say, I went to corporate and corporate reached out to the area manager who honored the corrected contract. I just question why there was such rudeness and hostility?I recommend college kids to live here if they want a quiet space with access to Talawandas nature trails and a decent space to live, but beyond that theres not much to redeem this place for me. Even the maintenance seems to have an issue with the apartments from the conversations I had with several of them. Im including a video of my experience with the upper neighbors dishwasher raining into my apartment for weeks without being fixed. I dont chalk that up to maintenances fault as they tried to fix it, but there is a lack of care to spend money for updates. Older apartments with older appliances arent a great mix.I hope Indian Trace is able to fix the short comings and issues I experienced as I really did enjoy living there the first year.

Lived here for a year, and rather enjoyed the experience:Pros:*Management is helpful and friendly*Emergency maintenance is available*Free parking and dumpsters available*Apartment appliances (microwave, oven and refrigerator/freezer) are fairly modern*Outdoor balconies!*Electric heating/cooling*Water utility included with rent*Close proximity to campusCons:*Lots of paperwork to fill prior to renting approval (includes credit check and brief financial history)*Card-operated washers and dryers (reloaded at office with cash: $5 and $20 bills only)*Occasional bicycle and car vandalism or denting*Some smoking occurs in non-smoking buildings (depends on tenants)*Proximity to high school and The Annex may make morning traffic moderate/heavy*Need Renters insurance from the Miller-Valentine Group: cant use State Farm or other insurance providers

As I have said before in reviews I couldnt have found a better place to call home, Almost 18 years of this being home says a lot. Management plus staff is well above awesome!!! Thank you from the bottom of my heart Amy, Mattie, Mark, Randy for making my long time experience living here at home that much more enjoyable!!!

Spacious for 2-bedrooms and community without being in the midst of student living. Ceilings and floors are thin so you can hear EVERYTHING! Decent design elements compared to other complexes in Oxford. Would like some kind of community space/center in addition to leasing office.

The first thing that attracted me to Indian Trace was the setting which offers lots of green space & trees. But what SOLD me on Indian Trace was the CUSTOMER SERVICE that began with my first inquiry. It was this first impression that played a major role in my decision to sign a lease with Indian Trace. I was delighted to find that after the sale the outstanding customer service continued. On the few occasions that I have had maintenance issues, my calls or emails have been responded to quickly...usually within the hour & always within the same day. My town home has a spacious & well-appointed layout. The grounds, buildings & units are attractive & well-maintained. Standard maintenance service requiring entry to the units is always communicated in advance & safety inspections occur like clockwork. My experience at Indian Trace went beyond what I thought might be a tolerable situation & exceeded my expectations in all ways. I have enjoyed calling Indian Trace home.

Indian Trace I has been a great place for my husband and I. The folks here are quick to respond to questions or concerns, and always kind. Its close enough to Oxford for quick trips, but far enough away to be peaceful. We highly recommend Indian Trace!

We have lived here for over 3 years and i couldnt imagine living anywhere else. The management team here is top notch and very caring and helpful. The maintenance team are very fast about repairs. We highly recommend Indian Trace Apts.

The office staffs are so lazy, they work from 9-5, but they usually go out 3 hours for lunch.
