Not only is Dennis the bomb, he’s a master griller! We have lived at River House for 2 years and absolutely love it. Maintenance requests are responded to quickly and the management staff regularly host fun and inclusive events. The amenities are by far the best in the area - the resort style pool absolutely cannot be beat! We have been so pleased with our home at River House and cannot recommend it enough!!

I usually do not put reviews in unless Im mad about the service i receive but I wanted to post a nice review for a change. I just moved out of River House Apartments because I needed to move to Virginia Beach and wanted to be closer to my parents. The whole moving out process went so smooth because of the wonderful office personnel. Stephanie and Britni have been so helpful and accommodating. They are new to the office but i think they will make River House even better than it was before. Thank you ladies for all your help!!!

Ive lived in this apartment for going on my third year and it has been an overall great experience due to the view and great location, but I do have some cons. The AC in the main building doesnt seem to be on so it feels so stuffy in the hallways alot. The equipment in the gym could use some sprucing up, as well as the fire pits by the pool. For the price of rent all amenities should be available and working like they are supposed to.Ive had issues with water fluctuating drastically each month so I never truly know what my total in PayLease will really be. Got the water bucket test done and my meter fixed so hopefully that will be a long term fix. Maintenance and housekeeping are great/super friendly and hard-working. But if you have an emergency call it is very hard to actually get in touch with someone, for example my AC went out last summer on a Sunday (on 90 degree day) and it did not get resolved until Monday afternoon even though they told me they would send someone.Ive had the worst experience contacting/maintaining communication with old management (theyve cycled out a lot), BUT there is a group of new ladies who really seem to be doing a wonderful job making everyone feel at home and taken care of. So I am hopeful for the future! Hoping we can get packages to the office again here soon! Overall a great community to live in with many perks.

I have been living in Riverhouse for the past 2 years and I absolutely love it. I wouldn’t be moving out if I wasn’t buying a home. I had a river view apartment and it was so relaxing and definitely worth the small premium price. The buildings are cleaned daily and the open floor plans are great. In the few times I had an issue inside the apartment, maintenance would come that day! The landscaping is Beautiful, the pool is relaxing, and the gym has everything you need (all with a view)! It’s conveniently located in the heart of Norfolk with great walkability to bars and restaurants. The only complaint I can come up with is that the parking spots are a little small but they did it that way to create more spots! I have never come home and wasnt able to find a spot near my building (so its really not a complaint!) i have recommended this apartment complex to others and I will continue to recommend this apartment complex to others!

The location is convenient. The staff is generally helpful. The parking is not great. My first month I came out to a car that was damaged. The parking is very tight. During my second year I was locked out of the building one particular night. My code had been deleted by mistake. I went to local hotel as it was after hours. I was never reimbursed. In fact I had to go back multiple times to the office to help them fix their mistake. During checkout I asked for a recommend person to clean apartment. I paid this person $225 to clean the apartment. 2 weeks later I get a bill for 874.90. New carpeting was needed and really have no grounds to dispute. It is worth reading the details of their contracts. This is consistent with several other peoples experience with this complex. My mistake gives someone else the opportunity to ask the questions on the front end.

My husband and I have lived at River House for almost two years now, and we absolutely love it here! We lived in a one bedroom for the first year, and after finding out we were having a baby, moved into a two bedroom. Both have so much space and storage! I cannot say enough good things about the office staff! Everyone is so helpful, and friendly. You could even say that we’ve become friends! Maintenance is very prompt, and friendly as well. Every building has an elevator, which made it so much easier when moving. I also love that you need a door code to get into the building, I feel a lot safer when I’m at home alone. I’ve never had an issue with parking, I’ve always found a good spot. The view at the pool is beautiful, which you can also see from the fitness center. During the winter storms, the parking lot was cleared very quickly, and some of the office staff even helped pull resident’s cars from the snow! Also, the parking lot never floods.

Look no further in your apartment search than River House. Great location, clean apartments and common spaces, and enthusiastic office staff who is always willing to help! Maintenance is quick to respond to any requests and very friendly. The workout room overlooks the river and pool-awesome view. Marc and I have been living at River House since mid June, and absolutely love it. We find that the community is very safe (it is gated starting at 6pm), and that the staff here are very friendly and helpful when it comes to maintenance issues. When we first moved in, we had some minor issues that were taken care of within that day. In regards to the actual facility, our apartment is very nice. Kitchen is fully equipped for us with plenty of counter space, and washer and dryer are awesome. We enjoy our porch overlooking the river as well. There is ample space for your towels, sheets, etc. We also enjoy the fact that everything is very modern and they maintain the apartments nicely. The gym has all you need as well as the pool (it lights up at night). The events they put on are engaging and you can tell they really care about us. Parking is good, and it is not assigned. This complex is located in a great area as we are near downtown Norfolk, and 21st street with PLENTY to do- restaurants, bars, mall, etc. Overall, we are so happy here and plan on staying for a while.

We are new residents of River House. We moved from out of state and were unable to come view apartments before moving. River House staff has been so wonderful through the whole process. They answered all of our questions, and made the paperwork process easy since we lived so far away. We could not have asked for a better group to work with while being out of state. We are loving our new home! Thanks to the staff we have met so far. Hannah who helped with questions before signing our lease and Jordan who greeted us when we arrived and was friendly and helpful. We cant forget E who has been so quick with fixing minor maintenance requests. We highly recommend living here!

I have lived here for a year and I can say that all is great here! The staff is great and has made me feel very welcome. I enjoy my apartment and the amenities in the community. The proximity to base and downtown is quick and easy. The view from my apartment is beautiful and the sunsets are spectacular. Pool and gym are great when I have time off of work. Honestly, I have no complaints here and am happy with my choice to live at River House!

I lived here for about a year and liked it. The rooms are nice and have newish interiors and the amenities are pretty good too: nice workout room and a nice pool. The surrounding neighborhoods are okay (not the best), but there are worse places in Norfolk to live. Parking inside the compound can sometimes get pretty full on the weekends.

Great apartment complex in a pretty safe area of Norfolk. Amenities are a huge plus (free kayaks, paddleboards and bikes) and the views of the river from the heated pool and gym are hard to beat. We were pleased when we moved in that the apartment seemed to have new carpet and paint, and was very clean. Maintenance staff typically resolved issues on the same day that we submitted repair requests, and the front office staff is very friendly and puts on fun events for residents. A dog park and playground are conveniently located in walking distance from the front gate, and downtown is about 10 minutes away. Id definitely recommend River House to anyone looking for high quality apartments in Norfolk.

I lived there for 8 months and Ill share the top good and bad things:Pro: Public areas are nice and well kept. The view is wonderful and worth the extra money it costs to face the water. The staff is helpful and makes the move in and move out a smooth process.Con: The parking - spaces are way too small. If you go, youll notice that everyone parks in every other space, but it fills up quickly like that.The move out - they will try and keep all of your money and you cant dispute it. I paid for cleaners and was still charged $400 for cleaning fees. When I disputed it, I got the attached pictures and then they stopped returning my emails and phone calls. This is consistent with other reviews. Taking picutes does not help.The management sends condescending emails as if they are scolding children. Ill give you an example - while I was there, there was not enough room for everyones recycling so instead of making more room or requesting more pickups, they took the recycling bins away claiming that the residents were leaving it a mess.If I had to move back to an apartment in Nofolk, I would pick a different one. The views are nice, however the River House has no other advantages.

River House is professionally ran and I can not express how pleasing it is to know you are in good, confident hands. Stephanie, Jordan, housekeeping, maintenance are all amazing and if you need anything, they have it handled. I love that maintenance is right on site and so is administration if you have any questions, they are right there and know their business and can give you solutions immediately. I am a local business owner and love using the conference room to hold meetings. The gym is so nice and the views are probably the best on the Lafayette River. The pool area feels like being on a vacation and the club house is always neat, clean and feels spa like. The community is very safe with a gate at front entrance and access points at your building to get in. There is plenty of guest parking too. I live in an Elizabeth Apartment on the creek side and I love the sunsets every night. I am here for only 6 months while I transition into a new home and its going to be very hard to leave. I highly recommend the River House Apartments.

The best complex Ive ever lived in. Ive lived my fair share of apartments, but River House beats them all. The management staff is incredibly friendly and helpful! Any issues you have they resolve immediately. Their resident portal is easy to use and any messages you send on the app are responded to in a matter of hours. Not to even mention the location. Right on the water, amazingly quiet for being on Granby St. I never deal with any street noise. Close to Ghent and downtown. Wonderful experience for the last 2 years

Staff is friendly, but also pay 1900/monthly and can’t seem to get the ac fixed. Put in complaints about it multiple times and still can’t keep my apartment cool in this hot weather. Also be careful if your inspection is out of date they’ll get your car towed even tho you pay rent to park here and have the parking sticker. Unbelievable.

Lived here for a little over a year and loved it. Great location, close to base, and close to downtown Norfolk. It never felt like a hassle to get anywhere in Norfolk, and everything is a cheap uber ride away if you dont want to drive. The apartments were beautiful; I loved having people over. The neighbors were all nice and respectful, and the amenities the complex offered were great! The complex either had very thick walls, or the neighbors were very quiet because I rarely heard any noise from any of the apartments. I loved checking out the kayaks and paddling around the river (free entertainment for a few hours!). Also loved my view of the water. 10/10 would live here again!

We lived at Riverhouse for a year and we loved it. We took advantage of the pool, the kayaks and the gym every chance we got. The Office Staff and Maintenance Staff go above and beyond and always knew exactly who we were when we walked in. They become more of friends to us than employees of Franklin Johnson and nothing was ever a burden or hassle. They were always upbeat and willing to go the extra mile to make sure everything was perfect in our apartment.

So I wanted to update my original post for this to 3 in half stars instead of 1 star. We originally had a lot of issues when we first moved in with the water. Throughout the yeAr we had water issues with the hallway toilet leaking constantly on and off causing our water bill go up dramatically. We had people come in and try to look at it and fix it multiple times but it continued having issues. But luckily by the end of our lease we was reimbursed it and I was very pleased with the outcome. So originally I had a one star rating for this place due to The leaking toilet causing water to go up dramatically and not being reimbursed at first with the old management that was there when we first moved in. but now I will put 3 to 4 star rating due to the new management that switched out in the middle of the year. With the new management I felt that my concerns were more listened to as well as The communication was Better and they seemed alot more willing to work with you on reimbursement and working the issue out. So thank you to the new management that switched out in spring estimated. Overall besides the water issue that was resolved by the end of our lease. This place is very nice and clean as well as friendly staff which is a big plus for me as well. I like the fact the community is a gated community with 24 hour security on call. It gave me a sense of security especially since my family and I are not from this area. My dislikes is besides the water issues that we had throughout the year but was able to get fixed at the end of our lease. Was maybe the school rating and district as well as the The neighborhood outside of the community/ gate. Like I said before if you go over the bridge it is average and fairly decent a lot more family feel to it but if you go down the street to the right down Llewellyn it was more of a rough feeling neighborhood once you passed the dog park.

We have lived here for three years and this place has gone to the dumps. Crime has increased, cars have been broken into multiple times, shattered windows, etc. The people above us smoke pot on their balcony and nothing has been done about that either. There are no security cameras anywhere and the lights in the parking lot are always going out or off. The parking stalls are extremely small, so you can expect huge dings in your door from people being careless. The people in the office have completely changed over the past year. They complain and give you notices about everything they can find to pick on and are quick to stack on penalties for no reason. I feel like I get a notice on my door every other day. When we moved in we were told the pool area is open 7 days a week which they recently changed and the grills are never accessible because they lock the gate at 7 oclock. Ive noticed an increase in roaches as well around the property and on our balcony. The maintenance men, although nice, come in all the time with very little notice and leave your doors hanging wide open. I would NOT recommend giving them your money. Although the apartments are new and nice, its way too expensive for what youre getting. I am terrified to move out, because Ive heard they charge you an arm and a leg no matter how well you clean your apartment.

Never knew how much i would rely on reviews when i had to move so hopefully this helps out the next person. Everyone in the community is nice & for the most part it is quiet. The office workers were amazing and professional and the maintenance people always spoke making it feel welcoming. The parking spots are very close so expect some dings on your car if you don’t park in the back of the community. Also make sure to lock your car doors every night because i had someone go through my car & my boyfriends car but it seems like they only wanted the money. & the gate does stay broken most of the time. I had to move because it was too expensive and my rent and pet fee were going up even more. Still overall a great experience.

An Update to my Original Review:We have been residents since 6/16, and we had a good experience for the first year and a half. The last 12 months, however, have not been good. The gym equipment is hit or miss on if it will actually work or not. There have been months where the exercise bike does not work at all, and fairly regularly, one or both of the treadmills will short circuit and shut off completely.Beginning in late April, 2018, the AC in our apartment building broke. This caused the building’s hallway temperatures to raise well over 80 degrees. When I first noticed that the hallways were exceptionally hot, I put in a maintenance request to notify the leasing office of the issue. About a week later, they closed my maintenance request as resolved although there was no noticeable difference in the building temperature. When it got unbearable again, I submitted another maintenance request for the same issue, and again it was closed without any noticeable action or update from the leasing office. This went on for over 7 months, and finally they acknowledged that there was a significant issue with the building AC, and it was finally addressed and fixed on 10/30/18.The apartment complex has quarterly AC filter changes. They are good about sending out notification of upcoming filter changes and when they are scheduled to go in and do each building. On 9/20, they were scheduled to do a filter change at our apartment, they put down the new filter by our door, but forgot to actually go in and change the filter. On 9/24, I reached out to the office to ask if I needed to do anything about the filter still sitting by my door. The person in the leasing office created a maintenance request to address the filter and determine if it needed to be changed or thrown out. I had to follow up a week later because the filter was still sitting there and the filter was finally changed on 10/2.The front gate of the apartment complex is unpredictable on if it will be functioning properly or not. More often than not (more so in recent months) one side will be shut while the other side is wide open. This more or less defeats the purpose of having a gate, which we pay a premium for. When pressed about the gate being broken, the leasing staff denied that the gate is regularly not functioning properly, and said that because there are two systems working in the gate (one mechanical, one computerized), it was difficult to diagnose which part was acting up and that the gate would remain broken for a few weeks until they could figure out which part was acting up. On the most recent time that we have addressed this, we observed people working on it after a few weeks of it being broken. They fixed it and it worked properly for about a week before going back to being half closed and half open again. On one occasion, while the gate was open, my fiancé’s car was broken into. The complex has cameras, but not sufficient enough to cover the entire complex, and so they could not/ would not do anything to address this.Our lease is getting ready to end, and we saw that our rent was going up again. Because of the issues we had, we were upset that they wanted to raise our rent again like they had the previous 2 years. We set up a meeting with the leasing manager to discuss this, and in that meeting we laid out all of the issues we had during the lease which were stated above. The leasing manager’s rebuttal to our issues was to state things like “this happens everywhere; it is unavoidable”, and was belittling our issues and attempting to make them no big deal. It was clear during our meeting that she had no ability to make decisions about our price increase and just had to relay what her bosses told her to say to us. Although the complex is nice and the staff are very friendly, the apartments are not cheap, and we as residents deserve more than what we are getting.

Was not told if I smoke cigs I would have to pay 3000$ to have the appartment cleaned. You are right smoking is not in there, and if someone was going to charge you 3000$ would you not like to be there, 75$ cleaning the microwave 75$ cleaning the refrigerator 75$ cleaning the stove. They were all cleaned........ Just because someone who works for you and they say it’s not cleaned. I agree the carpet and it needs to be painted, but that all.....

READ BEFORE SIGNING! I have lived at Riverhouse apartments for six months now and I could not be happier to say I am leaving. The tenant who lives in Building 4243, APT 205 has two obnoxious children nearly every day of the week running around non-stop for hours (it is VERY loud and you can throw the friendly neighbor thing out of the window because this tenant is very rude and condescending). After 5-6 calls to the Riverhouse personal security firm and 3-4 meetings/calls to the front desk, I was told the noise is normal walking noise and there is nothing they can do about it. Not being able to tolerate it anymore, I decided to stay at a friends house at least 2-3 nights of the week (for the last 4 months) so I did not have to listen to it. The staff was never rude to me, however, they did not take my MULTIPLE complaints seriously. The apartments are not bad but outdated and expensive compared to what you can get elsewhere. Please shop around, but if you decide to rent here DO NOT allow them to put you in Building 4243, APT 105. Also, I am sure there are parking space regulations but the spaces are unreasonably small and this is a continued complaint. Try for yourself and park in a space in-between two cars. One last thing, if you read all the negative comments about this place, take a look at their feedback and tell me what it solves. In addition, at the end of every review people are told we will contact you soon...Never once got a call.

Controlled-entry access, except for when your neighbors put a wood chip in the door jam to keep the security door open. I have personally reported this to management seven times. If you are looking for a secured property, look elsewhere. Beautiful location though

I lived in this apartment for 3 years and am leaving. The front staff and maintenance are approachable and helpful. The space is fine and could be overpriced. You get access to the business center, fitness room, and pool area. The location is okay but we never walked outside the community when it is dark and rarely did so within this neighborhood. I have seen their management and maintenance become poorer since I moved in three years ago. Email responses from the staff became sporadic, a door that should be accessible by a key fob is often left broken and sometimes open insecurely, and power goes out more frequently than I expected. Overall, I have enjoyed staying here but there are things that I wish they improve.

I lived at River House for 2 years. It is not the best apartment complex I have lived at but it does offer great amenities and the staff is friendly. My review is long but I hope it helps.Cons:1. Parking spaces are EXTREMELY narrow. I have so many dings and scratches on my car from the tight quarters. Im a small person and had a hard time getting the door open in my car to even get in because the adjacent car was so close. The complex had an opportunity to resize the spaces in April 2018 when they repaved the parking lot, but they are just as narrow as before. If you have a nice vehicle, this is something to consider.2. Road Noise. This is due to my location facing the Exxon on Granby. I had a beautiful porch with lots of privacy from tree cover in the warmer months but the road noise robs what would be a peaceful ambiance of a complex on the river. If you are fortunate, you may be able to get an apartment facing the river, which I imagine is quieter.3. Corporate feel. The staff were helpful and friendly but I did have some frustrations my first month living here. My ship was going to sea for a few weeks so I would be absent and I thought my first month was covered with an automatic payment. I alerted the staff that I would be gone for a few weeks and that the best way to reach me was by email. There was an issue with the payment going through. They called but I was physically unable to receive calls and voicemails. I received an email from the staff 3 WEEKS after the payment was late. By then I was already charged late and legal fees. I was able to rapidly fix the issue once I was aware there was even a problem. I complained heavily about the late notification and reinforced that they were informed I would be away and how to reach me. The fees were eventually waived but I was stressed and frustrated as I take pride in ensuring my rent payments are timely and consistent. I felt the situation was an injustice to me and it made me dread the duration of the lease. The situation was easily preventable had the staff been more personal. That was when I first realized that the corporate atmosphere is more about the business than about the community and they forget that its the community that drives the business. Both are crucial.4. Questionable security. Despite the gated community and faub or passcode building access, lots of delivery businesses already have access to the buildings. I had an amazon package and personal decorations stolen from my front door so I didnt feel very safe. I did notify the front office of the personal decorations that were stolen. They said they would send an email to the community and never did. The doors only have a deadbolt and I felt like I needed a second lock and a chain.5. Increasing rent. Every year the rent price rises which actually penalizes long term residents. I think the business is gaming for the military who are guaranteed to be in the area temporarily. Then they squeeze a few more bucks out of you before you transfer.Pros:1. Access to the Lafayette River and free kayak or paddleboard rent. This was the main draw for me!2. Pool, workout room, and events. Great variety in the workout facilities. Beautiful view for both the pool and workout room. Lots of resident social events.3. Great location. Close to Norfolk Military base, grocery store, library, downtown.4. Superb maintenance. This community is really great about fixing problems! I got locked out one evening when my front door lock jammed. The staff and maintenance crew had the lock replaced within the hour which was awesome! They are also great at notifying tenants well in advance of routine maintenance such as filter changes.Overall, an average 3 star. Honestly, I would not choose to live here again. The complex doesnt reward long term residents so why would someone want to give them more business?

We have lived here for 2 years now and are glad to say our lease is finally up and we will not be renewing. 1st year was great awesome staff, quick maintanence repairs etc. Pool heater is always broken so not really a year round pool if you even wanted to go swim. Never any parking available being a resident and having to hunt for parking a building or two down from where you live is ridiculous or having to park in visitor parking is ridiculous. We have had issues with cockroaches all of a sudden appearing which is disguistingly disturbing. We had water bugs as well that are so gross crawling tje walls they come spray and then they come back anyways. The front gate is always broken and takes them forever to get the gate fixed. Maintanence has still not fixed our spare shower that has the wall falling out from under the shower head that they continue to try to patch instead of fixing and water and mold is being trapped behind the wall it smells to use that bathroom at all. People with animals dont clean up after themselves and leave there dogs poop in the stairwells. Not a happy tenant. Would not recommend anyone stay here especially for the expensive rates that rise every year you stay instead of decreasing for you staying and being a loyal tenant. Good Luck.

To be honest, this is one of the nicest places I have ever lived. The staff is always friendly and very approachable. Maintenance responds quickly and works efficiently. The view is amazing! watching the sunset over the water everyday is a dream. If you are an active person they have kayaks, bikes and paddle boards you can take out at no cost! The pool is heated so it is open all year long. I never used it in the winter,but I have been out there sun bathing on those rare hot April days, when nobody elses pools are open. I would definitely recommend this apartment complex to anyone wanting be close to the action. You can bike just about anywhere shops,grocery store, bars, mall and to ODU.Just to comment on some of the negative reviews listed:I have never had a bug problem. You may see a water bug every once in awhile. However you will not escape those in Hampton roads since we live by the water.There is a lot of parking and it is free. A lot of places in downtown are will charge you extra to park. The parking lot also does not flood. Being right off Llewellyn Ave flooding was a concern of mine, but even during hurricane Matthew the lot stayed dry where as other complexs were not so luck. The spots are smaller ,however, if you do not park like a jerk you shouldnt have a problem with doors being banged.I have noticed complaints about crimes. Well that is out of an apartment complexs control. It is still located in Norfolk. However, they take all necesssary precautions to insure a secure property. It is gated and protrolled regularly. If you use common sense, such as locking your door, you shouldnt have much a problem.Overall, this is wonderful place to call home.

Incredibly over-managed. E-mails all the time about dog poop outside and trash overflowing from the dumpster. Nobody needs a reminder about that, it stinks!! They made everyone who owns a dog submit their dog to DNA testing and it did absolutely nothing to improve the constant piles of dog poop all over the ground. We had a $99 security deposit and $300 pet fee with a stipend of $50 a month. No chance of getting the pet fees back, but they told us to get the $99 security deposit back all we have to do is clean the apartment. Comes time we were moving out and they say read the fine print which stated you have to hire a professional cleaner to steam the rugs and clean the apartment. After shopping around I found the cheapest cleaner i could find was $80. So thats spending $80 to get back my $99. It doesnt take a math whiz to tell you youre being robbed there. They have no sense of personal communication here. They have parties every 2 months or so here they give out prizes. I once won overhead lighting for the kitchen. LOL. When I went down to the office to claim my prize they told me it wasnt available because they havent chose which company they are going to buy the overhead lighting from. I went down there 3 more times for the same outcome. When it came time to move out I mentioned that again hoping for at least an apology. What I got instead was well get back to you and of course they never did. I was really unhappy living here and I have never felt so easily dismissed or forgotten as when I asked for something from the front office.
