I am a resident of unique sapphire and living here from last 6 months. I am posting this review because I am totally fedup with the builder services.Builder has delayed actual physical possession:I booked my flat in March 2018 and they promise to give me possession in Dec 2018 but, they gave me possession in Oct 2020, which means delaying it for 2 years.Construction quality is pathetic:Floor tiles they used is very cheap in quality. In brochure they mentioned that they will use marble/vitrified tiles but they didnt. Its the cheapest quality that is available in market.Board they used for doors is very poor and weak in quality. They start bending and cracking.They didnt use proper amount of cement for plaster. it started falling. Also residents who are on top floor and ground floor facing water seepage issue.Tiles, Accessories, WC used in bathroom are very cheap in quality, tiles are not properly fixed. Bathroom seems like sulabh shochalya.No Guest House:When I booked the flat Sales person promised that they have a plan for guest house, I have a recorded audio clip but they are denying to develop it now.Dropped many facilities from club houseThey have mentioned many amenities in brochure and agreement but actual they are not giving it.Gymnasium : they setup it in a very small room and there are only 2 trademil, 1 Workout gear, 1 Cardio machine and 1 fitness machine. At the same time more than 7 people cant use the gym.Didnt build library yet.Didnt build video game room yet.Didnt build Healthclub room yet.Didnt build Hobby & Yoga room yet.Didnt build badminton court yet.No covered parking yetPeople are living here from more than 8 months but still covered parking is not provide yet. They charged us 2 lakhs rs for covered parking.No common toilets yetBuilder didnt build the common toilet yet. Guard and sweeper toilet at under constructed area.No Driveway constructed yetConstruction of Tower B & C is still incomplete, therefore, major portion of the drive way has not yet been constructed and is rather being used for putting the construction material, which is causing inconvenience to the residents of the building.Worst maintenence serviceAt the time of registry they already charged one year maintenance and its almost one year is complete and still no proper clubhouse, no parking, no proper cleaning, no lift and no fire fighting system provided yet. Also maintenance charges are very high, they are charging 3.5 Rs per square feet on carpet area.Also the person who is maintenance head of unique sapphire is totally useless person. He never work on our complaints.

Unique builders project with a centrally located lawn. Rooms are quite spacious complimenting the well ventilated flats. Additional facilities like club house, swimming pool, parking are also available.Though flats are still under construction but the proposed model is very pleasing.

Great location and great property. Located just close to Iscon Temple, this is a new society. Well maintained.Really liked the ambience of the society and apartments. Good facilities also available like Badminton, Swimming, Gym.

Like.. this block full, tht block full.. possessions are under going on.. will be ready by ...the date is given as per judging your payment plan..7. No coordination and synchronisation among Sales Team, CRM team, Ground Team, Contractor, everyone will not able to answer you clearly .. its an passing the ball game.8. Finally when it come to words you get whatever you wish for, once you conclude the deal, you will get only what they have planned well before.9. Its experience of 6 month deal, now I am here why?No pending payment now...10. Actuall struggle starts now...11. Nice amenities and great builder ever

Construction work is under processAmenities were not ready during the visit. I dont know present situation.

Project took long time to complete.. Thank god, possessions are being given now.

The project continues to get delayed endlessly. The builder has neglected the welfare and demands of the poor Flat owners of the Under construction property. Work continues at snail pace.Is definitely going to miss the RERA mentioned date and that too by a huge margin.So many fake reviews, wonder how much the builder can snoop down to fool people.

Finally the construction is in full swing and I would soon be shifting to my own flat. I am eagerly looking forward to this
