Tons of fake reviews. Moved us into a house with bed bugs and mice. Do not trust these guys. They charge for pet inspection and cant get the address right. Then when your utilities companies are confuse about who lives there because it doesnt appear to be an apartment. Overall fed up and cant believe you can get ridden like this legally. Side note is they had known about the infestation for at least a year, almost 2 now. They moved new people in and didnt tell them either. Pest control is surprised, you either better have a good lawyer or just avoid these guys all together. Nothing less than liars if not thieves.

All of my Grand Rapids properties are held with United. They have been great to work with, their staff are very responsive, super friendly, and provide us great guidance on the local market. This last one is especially important for me as I live out of state. I highly recommend them for your property management needs!

I use to work for United property as one of there Maintenance guy. I do say there is sometimes where I look back and wish I had stayed. For anyone that is looking for a great job and up for an amazing expires and a FAMILY this is the company to be at. The team is one best team I have ever seen or had worked with. Never seen a company more involved and that goes out of there way for there tenants and there employs...as you read on the reviews if there is not a 5 star that just someone that didnt get there way but they need to know that it not united that can make the call on updates or on some repairs its the owner if they want to do it or not... I live and work for this company and i would go more stars if I could but I only have a 5 start option...

I am very much happy with United Properties. I have used them for a few years now for my rentals. Tiffany (service director) is super helpful and professional when I need help. Meld was incredibly difficult to work with they would schedule walk throughs without any form of warning and whenever I would try to get something done they wouldn’t respond for days on end. The people who I interacted with were all wonderful very nice it’s more from a management prospective seems to be ran by a bag of rocks.

The service team is AWESOME. We are a vendor, doing lots of work with them as they make improvements for their tenants, and they are the best. The leasing team, especially Alexandra, was extremely helpful in setting up everything that we needed for a successful move. She was able to walk us through getting an apartment and even went above and beyond to help us upload items after hours. I am a tenant here and I have had my air conditioner out for two days. It has been 83 degrees in my house. I have contacted maintenance and they said they can’t come out cause I don’t have an air conditioner. WHEN IT RIGHT IN THE WALL. Been there since I’ve moved it. AND they are doing nothing about it. Lazy company that doesn’t care. I work in sales and deal with a lot of contractors and I’ve warned them about this company. My lease was out last year. And my friend WHO OWNS the house said to do month to month. Listen to what this Low class company did. Raised my rent $50.00 FOR NO reason. Then my buddy told them he never said they could do they said it’s a $25.00 fee to rent without a contract. So guess what they did. Took away lawn service WITH CHARGING ME MORE. What sense does this make? And now they are allowing me to live in a house without air conditioning and they could care less. Do not use this company. They are lazy and IMPOSSIBLE to get a hold of.

Pretty sad excuse for a company. Kicked us out of our rental and then took most of our security deposit for items that were not damaged upon us moving out. Be wary of this company as they do not care about you personally, only your money.Edit to your response: Nothing was damaged or missing from the home. Youre charging us for items that are still there! You also charged us for bills that we paid months ago, so maybe you should get your story straight before responding to my review. People need to be aware of your tactics to extort money from residents. You even attempted to get us to sign a non disclosure agreement, but I refused knowing this is what would happen. Youre vultures.

Ive trusted this company to manage my rentals for the past year and have been very pleased. I also used their construction management services and was extremely satisfied with the results. The construction team consistently completed the scope of work on time, below cost, and with high quality. Overall, very satisfied.

I have a friend renting from them. Couldnt see the inside of house until move in day. House was extremely dirty and filled with roaches and bugs. For the price the charge on their rentals it should be clean and bug free. I would never recommend renting from this company. I still get bites from bugs

My most recent experience has been with Matthew and the service team on the Ready to Rent inspections and the follow thought. The main point being that the inspections focus on the detail and so often it is attention to detail that makes a big differennce .In order to get good tenants that pay a fair makret price theyhave s right to expect their new home is in the proper move in condition. The work has been quick and responsive get the process completed, and I am hoping for two new renters soon

This is such an awful place to deal with, we went and saw many listed houses and when applied for one the next day they let us know it had already been rented out. So we went with the second choice and the next day we were communicating with someone in the office making sure that it was available to put a holding fee on in which we put 1500$ down and 30 minutes later they told us someone else had put a holding fee down before us. We then had no other options from this company to rent from so we immediately asked for a refund, which was in the 24 hours of putting the holding fee down and they said we should see it in 3-5 business days and now it is no where. We called the office after a week and they said if we didnt see the money within the next day to call back. They also told us that we still had 30 days to transfer it to another house a week after we had asked for a refund and now they havent answered our emails or our calls about this. I will be taking legal action soon if we do not see the money. DO NOT EVEN THINK TO RENT FROM THEM. I cannot imagine to think of what would have happened if I would have been an actual tenant.

Scott is respectful and understand. Im 3 weeks into my place and he already knows the house and how to get it to fit my needs. Couldnt have asked for more. I hope this stays like this through out my lease.

Would highly recommend renting from a different company. They wont work with you at all, in my experience.Charged me all the break lease fees which was 3 months rent, when i had to leave during the height of the pandemic. I think its an immoral unethical company for squeezing everything they could out of me, especially during the coronavirus pandemic.At one point they said I still owed them, when it turned out they tried to charge me the break lease fee (1 months rent) twice!! Luckily I caught it.While there were a couple people that were friendly and good to work with, overall this would be last place to rent from, in my opinion.Edit: they replied to this saying they rented it out a few days after moving out. This is absolutely not true! They rented it out after basically 2.5 months, so they did save me a liiitle bit vs the full 3 months. Just proves my point why you shouldnt rent from them.I will follow up to see if they actually did rent it out earlier even though they charged me rent for 2.5 months after i left.To clarify, i was charged the 1-month break lease fee (which they did try to charge me twice), and then charge you up to three months rent as they try to rent it out. and however long that takes, you have to pay rent for (up to three months). It took them about 2.5 months to rent it out, which i paid and have the reciepts. Now they are saying on this review that it only took a few days to rent it out.... THIS exactly demonstrates why i dont think you should rent from them

I am only speaking from my experience with UPWM. If you have great experience with them, good for you. They were unprofessional and when I confronted them, they even threatened us with fines and LIED to us (see below for details).Background: UPWM managed the property we are renting (yes, the homeowner and UPWM ended their messy relationship right after this event).Detail: UPWM sent us a request indicating that there is an extensively coordinated group coming to our home to do an inspection with LESS than 24 hour notice (we got an request 3:22 pm, and scheduled inspection is next day at 11 am). Then we emailed the project coordinator of UPM, told her that it is violating our lease which clearly stated the 24 hour notice, and we asked to reschedule. Then the coordinator LIED to us saying the inspectors are coming from the other side of the state (we asked them when they arrived, they are from downtown GR, 1 mile away). The coordinator also threatened us If entry is denied a financial pentathlon is issued by the bank and the ownr[sic] will assess this to you or any tenant not allowing entry, The fine is $150 if entry is denied (excuse me, you enter my home without proper notice, and you will fine me 150 dollars?).During the scheduled inspection, the inspectors (only 2 people) totally honored our privacy, and they rescheduled the inspection to 3 days later (yes, they are professional).End of the story: The homeowner and UPWM ended their messy relationship.

Do yourself a favor and live literally anywhere not owned, or represented by United Properties. This company is a headache. Terrible customer service, mice living all over the house upon move in, and impossible to get ahold of anyone in a timely manner.

Scott did a fantastic job of helping to remove our bee infestation. His kind and caring attitude shows up in the quality of his work. He even identified and repaired a gas leak that was not part of the work order. My family and I are very grateful for the wonderful experience that Scott provided. Give the man a promotion!

I am a vendor with United propertys. My experience with this company is nothing but exceptional. If I ever have a problem, question it is takin care of immediately by Mathew holmes or Tiffany Roscoe. I have never worked with more kind , professional people.

I have nothing but excellent things to say about UPWM. Tim originally called me while I was at work and was effortlessly able to reschedule to work around my schedule. During our call he was able to assist me beyond what I had expected. This business is the epitome of responsive, professional and most importantly, personable.

This is the worst rental place . In Grand rapids, the trick you and sign u up for new leases, and when u try and move out they lie and say they had to take fees from fixing the apartment. So dont expect your deposit back at all.

They really excell at their customer service. Their Repairman Scott changed my locks in like 10 minutes and was very friendly. They also moved my rent due date so it would be on the same day I get my disability and didnt give me much hassle about and emotional support animal.

Tim has been a great resource in my search for an investment property in Grand Rapids. He has offered great insight and tips on how to analyze potential rental income. His knowledge is priceless for a new out of state investor. Thanks Tim!

Maintenance requests are always addressed quickly and professionally. Scott came out and did great work with a patch job in addition to looking at the dryer before we had scheduled a time for it.

Scott replaced the wall in my basement after some water damage occurred. He took his time with the work and even took time out of his day to bring me down there and show me everything he did and explained to me any issues that occurred. He was awesome! :)

As a homeowner, when I decided to move out from my house and hand it over to a property management company, I had the following concerns:1. Company that would not try to extort me on maintenance and repairs, since I was a captive audience2. Would be unwilling to work around some unique requests that I had for my first few years of being a landlord3. Would be unresponsive and hard to get a hold of4. Would let my property sit on the market and passively get filledAfter almost 18 months with them, they have exceeded all of my expectations.1. On numerous occasions, Ive been amazed at what theyve been able to do with their budget. Numerous times Ive thought that they were more efficient than if I were to have done it myself.2. They sacrificed for me over the first year.3. I almost always hear back within 12 hours with my concerns addressed.4. After five days, pricing corrections were made based on feedback (got weekly updates on metrics of views, tours etc). Two weeks later, the unit was filled at a market rate.18 months ago, I was worried about owning a rental property and offloading management to someone I had never met before. I now have the upmost confidence and appreciation for what United Properties of West MI has done and are continuing to do for me.

My private landlord recently changed over to a property management company. This can make any renter nervous, but it has been a great experience so far. Their team is extremely professional and kind.Today Derek came to do the property inspection and lock change before my new lease starts with them and he was fantastic. He came with his PPE, got his work done quickly, gave me a few tips and helped me understand how the maintenance operates. He even helped me learn how to properly lock my old janky windows. It definitely made me feel welcome and officially invited to join the United family.

I have been a resident of United Properties for almost a year and they are the best property management company I have leased from. Maintenance requests are responded to and addressed in a timely manner. Courtney showed me the place; shes easy to work with and easy on the eyes. We have never had an issue paying rent, communicating with the office, and getting answers with any questions we have had during our tenancy. The process of signing the lease was fast and painless as it was all done online. Same with rent payments monthly, we dont have to think twice because of the automation. I appreciate our experience with United and would recommend them to anyone looking for a place to rent.

United worked with me to refund a security deposit that was being held erroneously by a previous landlord. Though it didnt benefit him to do so, Tim responded very diligently to all my emails. He was polite in getting all of the facts and mailed me the deposit immediately after getting a sense of the situation. Again, this was 100% a favor to me and to the previous management company that held the property. It was a relief to get the check in the mail after going back and forth with the previous landlord for almost two months. These guys do good business. Thanks Tim!

United Properties have turned out to be a joke of a landlord. We are coming up on the end of our second year here and the quality of their care has gone down dramatically over the past year. The front page of their website has a form, clear as day, that if there is a problem you can fill it out and they will make it right (submitted the below problem almost a month ago - absolutely no response). Our major problem (there are plenty of issues, but this is the worst): we were sold on this place that heat was included, and it has turned out that for our unit (2 units in this house) the landlord might pay for gas but the electricity for the furnace is connected to OUR unit. This house has absolutely NO insulation value, half the windows are single pane, and we have NO control over the furnace except for on and off. The thermostat is in a lockbox, and even with the box the thermostat is a single stage (one temp) and it is set at 75 ALL the time. During the months of January and February the furnace seemingly never turns off (seriously). We were on a budget plan with consumers energy and after the first year it didnt touch our balance what so ever. After we noticed that we dug into our electricity usage, and how about that?!? JAN AND FEB were HIGHER each month that our entire summer bills and that includes 3-4 window units running during the summer. To help confirm my suspicion we became friends with both sets of Tennants upstairs and their electric bill was pretty much the same all year round (our unit was the same as far as how many people and devices typically used), strange how our winter bills ended up being 4-5 times as large. they publicly try to make it look like they care but in all reality its all just smoke and mirrors.

They provide the fastest response to any maintenance issues reported, as well as the best service from their Vendors, they are courteous and very professional. My fiance and I have been looking for a house to rent for the past few weeks. The majority of houses we were interested in were all owned by United Properties, so its not surprising we ended up renting a United Properties house. We just moved in yesterday, but so far all is great. The house is awesome with a lot of potential. The contact team has been really helpful, especially with the fact that we couldnt switch the Utilities right away due to the holiday (Veterans Day). If youre looking to work with United Properties, I totally recommend contacting Courtney - shes been really helpful! My fiance picked up the keys yesterday and said Gabby has a great personality, too. And Denise was helpful with my many many many questions.

Update to my review:unfortunately I could not rent the property I wanted based on things on my end, BUT they are working extremely hard to get me into something that will be better suited for my budget. David has been a GEM. And although the process on my side has been challenging, they have done their best to keep everything smooth and seamless. What they ask for seems like a lot, but it is things that make a good tenant applicant.I have not yet been approved BUT everyone at the office has been beyond helpful through the application process. I called like 5 times in 10 minutes and Alex didnt ever seem irritated or impatient. Definitely would recommend this property management. No idea why there are poor reviews either. I have seen about 12 properties through them and each and every one of them is in tip top shape, smells new and is super well maintained.

They have great systems in place and everything is recorded, communicated and documented. They have saved me money and gotten me higher rents than I even analyzed for. They do things better and faster than you will likely do yourself whether its construction or screening and leasing. There is so much more to a good company than their cut and United demonstrates this with every interaction I have with them from emails to on-site meetings with Emily! Go with United and get to the next deal faster!

From my experience having used most of the major PMs across Grand Rapids, United is both the most accessible and comprehensive in terms of suite of services.In addition to basic leasing and property management, they have a unique organizational structure that provides experts on media, renovation strategy, leasing strategy, and entry/exit plans. These experts are not only accessible, but have been instrumental in guiding strategic decisions that inevitably arise. Tim, Jesse, Kurt, and others have been simply fantastic.After years of working together, Ive given United ~90% autonomy in decision making and only step in where necessary. I would highly recommend to either busy landlords or medium to large owners seeking to grow!5 stars!

My experience with United Properties of West Michigan has been very positive. The entire process was well laid out, quickly handled, and maintenance showed up in timely manner to resolve any issues. I had some plumbing challenges in the washroom with my washer machine and Don handled them quickly and professionally. Very happy with the maintenance support and overall experience. Also, Brandon was great to work with and he fixed some issues with one of the doors to the house.
