BEWARE OF THE EMAAR FRAUD !!Anyone interested in buying any property in Gomti Greens project must be cautioned by me regarding following points -1) They sell the disputed plots first, may be the actual plot is not disputed, but the connecting road might be disputed due to which you may not get your registry for atleast 6-7 years. They will convince you hard, but dont fall for their trap.2) THEY SELL THE PLOTS AT DIFFERENT RATES TO DIFFERENT PEOPLE. CUSTOMERS WHO COME THROUGH ANY SOURCE GET PLOTS AT THROW AWAY PRICES WHILE FOR COMMON PEOPLE, THEY WILL SELL AT ROCKET HIGH PRICES. IF YOU WANT TO GET PROOF OF THIS, THEN GO TO THE REGISTRY WEBSITE OF UTTAR PRADESH GOVT, i.e. igrsup.gov.in and search for all registries of EMAAR gomti greens, through the property search tab, in the list of registries, look for the uploaded documents of any 4-5 customers (it contains the date of plot purchase and date of registry and all other details). YOU WILL SEE THAT PEOPLE PURCHASING THE UNITS IN SAME YEAR, AT NEARLY SAME TIME, GET DIFFERENT RATES, AND ALSO SOME CUSTOMERS PURCHASING UNITS AS LATE AS 2017-2018 GET THE PRICES OF 2012-2013. I MUST CAUTION YOU THAT IF YOU ARE A COMMON MAN, YOU WILL NOT BE AMONG THOSE SOME PEOPLE .3) Their customer service is decent, neither bad nor too good ( better than most of the real estate companies in Lucknow) , but ask yourself, what will you do of a good customer care if you dont get the registry of your plot done, which is in the hands of the Sales department of the company?? The sales department is the real con, who will fool you by selling an undeveloped plot at high prices and then not give you registry for years.4) The company had atleast 6-7 cases from customers against them in UP RERA, which have been currently dissolved BECAUSE THE COMPANY IS UNDER INSOLVENCY PROCESS AS PER THE INSOLVENCY & BANKRUPTCY CODE 2016. THESE 6-7 CASES WERE FILED AT THE TIME WHEN HARDLY AROUND FEW PEOPLE HAD GOT THEIR REGITRIES DONE. WHICH SHOWS THAT MOST OF THEIR UNITS HAVE NOT BEEN SOLD, WHICH SHOWS THAT EVEN 6-7 CASES ARE A HIGH PERCENTAGE OF AGGRIEVED CUSTOMERS AMONG THE FEW PURCHASERS ( Source- uprera webstie and igrsup.gov.in )5) DONT FALL FOR THE ALL UNITS HAVE BEEN SOLD, AND YOU MAY GET IN RESALE ONLY GIMMICK. THIS IS A CONNING TECHNIQUE, THEY HAVE MANY UNSOLD UNITS. IF YOU REALLY WANT TO PURCHASE, THEN EVEN THOUGH I WOULD SUGGEST AGAINST IT, BUT IF YOU DO, THEN BARGAIN HARD, IF THEY SAY THAT NO UNIT IS AVAILABLE, THEN JUST WALK AWAY, THEY WILL THEMSELVES CONTACT YOU, AND BARGAIN FOR RATES AT BELOW MARKET LEVEL PRICES, BECAUSE THEY DO SELL AT CHEAP PRICES TO THEIR PEOPLE .6) RESEARCH ABOUT THE AGGRIEVED CUSTOMERS OF EMAAR ACROSS INDIA, AND YOU WILL KNOW WHY I HAVE WARNED YOU SO MUCH. THE COMPANYS MATTER IS CURRENTLY IN SUPREME COURT.7) YOUR MONEY IS HARD EARNED MONEY. DONT WASTE IT BY INVESTING IN A FRAUD COMPANY.

The Emmar is real fraud in name of multinational realstate giant,, they sold the plots in Gomtigreens project in Lucknow without having acquired the whole land.Many plots in this projects are still not purchased or acquired by Emmar, also the real owner of plots didnt allow the completion of ptoject ,,,,,,So please dont go for the bait,,, as i and also many are repenting the purchase in 2011 and still waiting for registry of plot after giving 70 lakh to Emaar..
