STAY AWAY FROM THIS PLACE !!! We had a terrible experience with David Jackson, property manager at The Meadows. This was around Sep-Oct 2020 timeframe when we were looking for a 2B2B apt. Meadows had several vacant apartments due to their unreasonably high prices and people moving out due to Covid. David was always trying to steer us into selecting some remote unit which was vacant for several months, far away from the parking lot. It was also dark and not very bright. So we visited again to check other units. But, David is worse than a car salesman. He keeps talking gibberish all the time and you will feel hard pressed to have a single word in the conversation. He continued to push us in selecting that remote unit and said that we would get crazy deals if we chose that one. Under normal circumstances, we would never even consider renting this place due to their exorbitant prices. But, during Covid, apt prices had come down and we were looking for one with a in-unit washer/dryerAfter touring the property a couple of times, we felt that this place is a bit unique in that it has TOO MANY TREES. Most of the apartment buildings have massive pine trees right in the front blocking most of the sunlight. This is true for the living room as well as the bedrooms. There are only 2 buildings, Q and P, which have slightly fewer trees in front of them so we decided we will wait until one opens up in these 2 buildings as we did not want to select a dark unitWhen a unit opened up on their website for bldg Q, we immediately toured the property again and asked David to send us a quote and the application so that we could get started. David sent an email with the quote and the application but he had no specials to offer on this unit unlike the crazy deal he was promising us on those dingy units. I, nevertheless, replied back with my counter. Basically, i asked for the same deal that he was offering on the darker unit. David slept on my email for a couple of days. I went back to the property and he told me that the Q unit was gone. I asked him why did he not reply to my email and he said which email?. He did not like me asking questions of him at this point and said that he does not like to argue. This was probably the first time that i was trying to make him LISTEN but this is alien to him. David had not even checked my emailI am doubtful of the fact that the Q unit would have gone so soon. These apt owners play tricks with their availability on their websites. They know which buildings are hard to sell so they always try to push them by saying that the relatively good units are already soldStay away from this place if these apply to you:1.If you need a bright, sunny unit.2.If you value your money. Prices are now back to pre-Covid levels, if not higher3.If you want to save yourself from that motormouth

Fast and responsive management, even to things like vegetation blocking drivers sight.Cons: Old building as you would expect: No central A/C. First floor may have seasonal roach problem, though they provide pest control service for free. Rent seems getting expensive quickly on the website, but feels like theyre really trying to compete via services and gardening. No move out experience yet.Overall, as long as the current rent is okay for you for an old apartment, its worth taking a physical look here.

Lived in a 1b1b for a year. Overall experience was good! The hot water gets hot *insanely* fast; I never had to wait for it. Water pressure was also great. Unit had an overwhelming amount of storage space, which was excellent. The entire complex is walled off save for two entrances, making it feel more private than the nearby wall-less complexes.Management was very responsive. After returning from a vacation in the late afternoon, I noticed my bedroom smoke detector had a low battery and was beeping. I was able to get the issue fixed within an hour - no need to have to try and sleep through the beeping. My main gripe is the bedroom walls are sort of thin. I could frequently hear a neighbors baby crying from a floor and a unit away, which was annoying since otherwise the place was very quiet. It was mostly high-pitched noises like that, though. Only a few coughs and maybe muffled conversations if your neighbors are loud made it through otherwise. No complaints about upstairs neighbors walking, as every floor above 1 has carpeting.Access to major freeways is mostly convenient - though not being able to turn left on NB Mary or SB Middlefield was kind of annoying. There are a few shops a block away, too, which was nice. Food trucks visited on occasion, which was a nice bonus.Move-out was smooth; I had to leave very early in the morning, but management was very accommodating and let me drop off my keys in the overnight slot. Move-out expenses were also extremely fair; I was only charged for the expected standard cleaning, and nothing more.

We loved living there (family of four).Very sweet and caring staff. They help you with anything you need, fix everything promptly. When we moved in the apartment was sparkling clean, same for the neighborhood. Beautiful little roads to walk around inside the apartment complex. The management takes care of this place and the neighbors look out for each other! We moved out because we moved overseas. It will always have a special place in our hearts!

Pro:safe neighborhood.Helpful maintenance team.Con:higher price in this block, but the public equipments is kinda better than others if they are all available.High move-out fee. The apt is pretty clean when before our moving out, but we still paid 1400-ish for painting all rooms, doors and even the storage room, though we only live here for one year...

Love living here! The grounds are the best kept out of any apartment complex I visited while looking (and we visited a lot). The apartment complex is very quiet, very well maintained, very quick to answer maintenance requests, and they do special activities for different holidays. Highly recommend!

This is hands down the best apartment complex in this area. The staff are exceptional; empathetic to their tenants, kind in how they approach problems and always quick to resolve any issues you might have. They also go out their way to make it have community vibes such as weekly food trucks, Halloween pumpkin patches, fitness sessions for everyone who lives here if they want. The location is great, quiet in the evening but close enough to downtown etc to go for a coffee or a casual bike ride on safe roads. Also plenty of parking for when or if you ever have guests or even a second car!The apartments are pretty cute, I love the spacious look they have and the size is very comfortable, making it easy to set up how you want! The storage room is massive so frees up so much space in the apartment itself. The washer/dryer and dishwasher are really new. And the complex is kept super clean, the grass is always cut and the trees trimmed where need be! There is security at night that is visible and always available.I literally don’t have a bad thing to say (speedbumps are ruthless but better than folks drag racing around the complex so I’m ok with it 😂 makes it safer to walk around etc) Highly recommend this place for price point against what you get in return. I have lived in a few complexes since I moved to CA and this tops the list ❤️

Pros- Extremely good maintenance, web portal is user-friendly too- New good quality appliances- Clean and the surrounding gardens are scenic, well kept throughout the year- Gym, fitness classes, jacuzzi- Smoke free community- Good location, easy access to Encinal park & Central Expressway, major highwaysCons- Among the expensive places in the area- Lots of speed breakers inside the community, makes parking the car annoying. Parking spaces can be far away from the apartment- The management can be slow to respond for emails, forms, lease extensions / rent update etc- I stayed for a year and the pool was closed for long time. Earlier due to construction and then due to Covid-19.- Some of the apartments have very less natural light, rooms are relatively smaller- The apartments inside arent easy/intuitive to find. Parcels are often delivered at wrong places, especially difficult for food delivery.

I lived here for 14 months in 2018/2019, and I give The Meadows the highest rating. It is on the more expensive side, compared to complexes nearby, but it has better amenities than those places. In the time I was there, I saw several units receiving upgrades between tenants, and maintenance was on-going. The grounds are expertly maintained.Another review mentioned the management companys desire to extract every possible dollar from tenants and/or applicants. This directly contradicts my experience. What I experienced was upfront fairness. I could even describe it as more than fair to me. In my interactions with the staff, they stated clearly (and in writing) the terms, conditions, and costs. And even having so stated in writing, there was flexibility. This is a unique place to rent an apartment. I highly recommend it.

The staff here are so friendly! Anytime we had a maintenance request, it was taken care of quickly. They have beautiful grounds and amenities. This is an older community, with lots of gorgeous, giant trees. You get one reserved parking spot that is covered, but we never had a problem finding a spot otherwise. There was plenty of parking. The apartment interiors arent bad, but there are definitely nicer apartments in the area. Youre definitely paying for location here. A wonderful place to live, but we left as prices continued to rise.

Weve lived here for about 3 months so far, and it has been amazing. David gave us a very thorough tour when we were looking around apartments, and answered all of our question. The leasing process was smooth and they make it very easy. The complex is beautiful - lots of trees and flowers, but theres also enough open, green spaces that it doesnt feel too dark/dense, like other apartment complexes. And everything is very well groomed. The roads dont create too much noise, the nearby park is nice, and the neighbors are also pretty quiet (but weve only lived here during the lockdown - it might be more active usually). The apartments are also well kept up. Great wood cabinets in the kitchen, Bosch washer/dryer, and good dishwasher/oven/microwave. The storage unit is pretty spacious as well. Carpeting is good - its actually soft, unlike other places Ive lived in.Management is very responsive to maintenance requests. So far I havent waited longer than the next day. We made a note about a wasp nest forming on a fire sprinkler one night, and it was gone by 11am the next day. They regularly clean the stairwells/areas around the apartments also.A nice perk is that you only pay for electricity - they cover gas, water, sewage, and trash. Parking is free. The only bugs weve seen so far in the apartment are the very occasional silverfish. As far as other amenities go, they have a nice gym, a yoga room, some grills, a playground for kids, and a pool. Havent used the pool yet - again, due to the lockdown. No issues with the mailboxes either.

I like this place. The best apartment I have seen so far in sv. Management team is reasonable and listening. Then you have a peace of mind and trust . They have generous holiday parties. The stuff hold bags of candies and disburse to kids. Love it. We have noisy young neighbor but kinda ok. Stuff helped and try to work things out. At least attitude is good. Recommend. Safe place too. Lots of kids families here.

I am super impressed with Meadows Apartments and their staff! It’s hard to go from being a homeowner to renter but after a corporate relocation I am renting in this new area. The move in process was seamless with a completely upgraded unit at move in. Maintenance was lightening fast responsive on a few minor issues on move in and said to call anytime (even for a burnt it light bulb). The gym is amazing and within a couple weeks of requesting more female friendly weights they were ordered and available. I highly recommend this complex for working professionals who want a quiet and nice living community!

When googling price gouging, the Meadows should head the list. Squeezing every single dime of your hard earned money is the name of the game under the leadership of the fabulous Amica. It sure makes a compelling case for rent control. This place became overpriced and under-managed, were happy to leave. Years ago it was priced right and managed well, but every year now they crank the rent up. They try to justify it with amenities and apartment upgrades but its not equitable. The apartments were remodeled with low end carpets and cabinets, but with a high end look. Typical wear and tear appeared in months not years. The walls are paper thin and neighbors can be heard from two floors away. Security is a joke, because they do nothing of value, and managers always complain about the need to replace them. Any complaints fall on deaf ears as the managers seem powerless to affect change. The managers cycle through here so often one never knows whos in charge, and each one seems more and more ineffectual. The only saving graces for this place are the location, the maintenance crew, and the grounds keeping.

I have lived at the Meadows for 2.5 years and expect to be here for a while. The complex is top notch, the facilities are amazing, and the staff is very attentive and responsive to any and all support issues.A great place to call home, it is usually quiet, neighbors are great but mostly private. The price trends towards the higher end (I am frugal) but it is an excellent value considering the all around quality and the people. Cant say enough good things.

We just finished a one year lease of a one bedroom apartment at The Meadows. The office staff was very accommodating in helping us to secure a temporary second home located across the country. Completing rental agreements and coordinating the move-out was effortless. We enjoyed the peaceful, beautiful grounds, the updated fitness center and the upscale pool area. All the apartments have been recently updated to include granite counter tops and nice cabinetry.

Over 1.5 years, maintenance is always super quick (within 24 hours). They constantly to try to upgrade common amenities (which of course is paid by our rent), but it helps that they make an effort to try to put it where it counts. Staff is friendly and gym is very nice but wish it was open a little longer. I shall update this review after our move-out experience when we end up moving out.. that is, if we can ever afford to buy our own place around here, geez.Update: we ended up living here 2 years and 3 months until moving out of state. move out experience was good. When our lease was up and time to renew, they tried to be flexible with our needs of a different rent term (needed only a 3 month renewal). We got most of our deposit back excluding a reasonable cleaning fee. Overall, its an expensive apartment, but considering the great maintenance/management and location, it was worth it. During our time there we did experience two mailbox break-ins, but mgmt tried to address the issue quickly.

DO NOT RENT HERE.1. Walls and floors are thin, you can hear neighbors snoring/talking/singing/walking and the neighbors can hear you. So bid your peace and privacy good bye.2. If you or your neighbors complaint - the management will willy-nilly decide/threaten you with not renewing the lease for no reason specified. A.K.A you will have to scoot you out at their will. Along with paying the HIGHEST RENT in the area do you also REALLY want to deal with this nuisance and uncertainty esp. with school going kids ?3. Management will pester/suggest you to change apartments, rather than fixing the thin flooring.4. They will promise you things like thick carpets for noise proofing but will never deliver.5. Year over year rent increase is an arbitrary premium to pay.6. Gym equipment is not functional around the year7. Recent car BREAK-INS and lack of adequate security.

New appliances from a recent renovation are a big plus, and they let you pay rent automatically via direct debit. Walls are too thin though; I hear my neighbors all the time. They also have outdated cable wiring and like many places have a ceiling fan in the dining area but not in the bedroom, which doesnt make any sense to me.

The pros:-- they do a fine job landscaping the property and basically anything that makes a good first impression.-- the maintenance staff (those who do the real work and not those in the leasing office) are genuinely friendly and competent. The cons:-- went through several management changes, got worse over time.-- the staff in the leasing office is a mixed bag: some are decent, others not so much. In particular, one called David: a sleazy used car salesman who can’t even correctly take a service request and will make up excuses for lack of resolution.-- in the past few years, rents were jacked up by double digits and their attitude is if you don’t like it, take a hike.-- new arrogant management is now imposing rent insurance, and would not even replace a light bulb or fix the treadmills in the so called gym where equipments are mostly for show and often out of service.-- they heavily promote @ Google and this tend to attract tenants who are still in transition from campus life with all the loose etiquettes that entails.-- while the apartments were remodeled 7 years ago, the walls remains paper thin, you could literally hear your neighbor snore. If you happen to have a neighbor with a baby, good luck getting any sleep.-- the new management are useless when it comes to addressing issues with noise.-- while it might be convenient to be close to the highway, the smog and the noise from Central and from the train could become unbearable at times. Some units don’t get any sunlight, others suffer from extreme ventilation problems. A coffee mug left on the countertop will build mold in less than 48 hours. Did I mention that the Mary/Central intersection is a death trap (check the Sunnyvale accident report).-- safety is a major concern: car break ins is pretty common. First it started with bikes, car stereo and tires and since there was nothing done now we see cars theft all together. I guess its a matter of time before we have house break ins. Very disappointed that they cant provide effective minimum security for the rents they collect.-- finally, the pool is there to use if you don’t mind dipping in infected waters by non-toilet trained toddlers. This place used to be decent, and became a good case study of how bad management can ruin a residential community.
