Gated community villas, well laid out and pleasing to the eye. More progress to be made on unsold / empty plots before it becomes an ideal residential location
Spacious villas in a peaceful, lush setting. Good amount of ventilation and sunlight - they have east, north and west facing houses. Surrounded by adjacent layouts so no highrises closeby. Morning and evening walks inside complex will be pleasant.Clubhouse is now under construction with completion in 2 months - May . Visited at night as well and streetlights are functional across the property. Approach from Begur lake side has been completed recently with good roads. Kids play area is set up and behind clubhouse in the garden, has shade in the evening which is good. Schools in vicinity: DPS, Vibgyor, New Bishop Cotton, BGS NPS preschools- Kidzee, Hello kids etc less than 25 mins distancePhotographers delight with greenery and open space, sunset views are lovely.Plus point: understand that amazon, swiggy, licious and bigbasket all deliver to doorstep. Ola and uber operate here regularly. Project has strong potential with good appreciation after 2 to 3 years.

Proper BDA Villas with dedicated plot and at a great value. Many other villa projects, some big names too, are row houses promoted as villas with only undivided share, bmrda and off city limits. These villas are aesthetically done, also provide spacious ambience. Some are high ceiling dining area architectures.The sales team and crm team are friendly providing seamless experience.
Place is good, construction quality is not up to mark and the route passes through graveyard from hosa road which is a concern
Terrible layout with very poor approach and connectivity to main roads (NICE road, hosur road, Bannerghatta road etc). Heavy electrical wiring goes from within the layout.

This is my assessment from what I understand from last weeks visit.Good:1) The vision and intent was clearly at the right place. (It appears preparation for execution of the project has misfired)2) The paved roads are wide. There a small channels built for rain to flow.3) Clean air4) considerably quiet despite there being a buzz from the traffic on NICE (but its not like the city)5) Metro is barely 4 KM6) The access roads are good7) People have been living there since 3 years. There are children who study in the city. So it can inspire you to what could be possible8. Homes are designed to be let air and light in.Concerns/Can Improve:NOTE: Though my brother and mother feel differently, this is purely my views.1) Access roads: dont seem to have any lights and can seem very scary2) Groceries and other basic necessities: are not a walk away- but instead you will have to use a vehicle and may have to drive out at least 1.5 km out.3) Boundaries definition: There is a mix of villas and plots. - there is no partition between the villas- not even a steel fencing. Though the plots have stones 4-6 stones placed to define the boundaries. This may cause conflicts later even if it is a small area. The cost of creating one such clarity of division will be on the buyer. The sales man was not being clear that any encroachments even by means of a hanging roof will be cleared by the builder.2) Kaveri water - there is no provision provided in case in a later date Kaveri was to be provided. This BDA approved but not under the BBMP. There may be some lack of far-sightedness to atleast provide the provision for it. So if it does come under BBMP in some future date, the cost of creating the provision will fall upon the residents.3) Club house design: isnt very thoughtful. And perhaps looks like it lacked sincerity and interest. Vertically designed with huge flights of stairs to the party area which isnt inclusive to the old and handicapped.4) Club house facility: Through people have been living there for 3 years, the childrens play area seems faded. The swimming pool was still being worked at. The access stairs to the squash court that is in the basement could have been better. It is unclear if the swimming pool is connected to the STP. There is a tennis court under negotiation. It has to been seen how the residents ensure that the developer will finish all this at time, when technically the developer is to hand over the maintenance to the Association or else there is costs that the residents may have to bear to improve these.5) STP capacity: It is unclear if the STP has been inspected and examined to see if it can handle the output of all the residents once its fully filled. For now it has 16 families living. The quality of the STP and its refined water is a common issue in many offices and apartments these days esp since the onus has been on the shoulders of the builders and the public. The residents can take control and would have to get it independently inspected. If the problem was to arise, it may be an extra cost.6. Borewell - there is only one to serve this project and the residents are asking for more. The residents may have to take some initiatives to see if the club house roof collection or the open areas can be transformed to catch rain water to recharge the wells. I hope the residents are not as short sighted as the people who planned this place for water consumption. Small garden patch infront of each house can be transformed to water collection and purification points for each homes use while still retaining some garden space.7. The salesmen seem to be feeling hopeless or demotivated and so they come across as arrogant or disinterested. They are not keen to give some clear answers where it should be easy. We had to explicitly ask one of them to give us the brochure while he was sending us off.CONCLUSION: It may not be as cheap as it comes across - its possible there are bigger common costs coming a few years ahead. Consider this while pricing the product.
I just wonder what is up with people. I mean 93 lakhs for a 2200 sq ft plot with no source of clean drinking water. Bangalore properties are just like a bubble. Waiting to burst. Lakes have been encroached. Ground water is polluted and unfit to drink. Rainfall reducing year by year. I mean what the hell is wrong with people. Not just this property. No property in Bangalore is worth buying.

The property is very good, calm but now its edge of completion.. very few units left out.
Lot of improvements happening every day. Will become very nice locality.
Loved the project. Great amenities and facilities. Hardworking sales and support team that are always ready to help you spontaneously even during this lockdown. Highly recommended..

Stunning attitude of sales guys....not sure why but they will surprise you with imperious , supercilious & bragging...The aspect of sales team is to be modest, humble and convincing, here you will find the guys to be overpowering & childish.
There is a lot of open place and the place is newly build. The surrounding area is coming up with more constructions. Very near to nice road. Unfortunately though its near to Nice road its not directly connected to it. To get on to nicer oad you need to go towards electronic city tollgate or to Bannerghatta. Its like being near but still far from it. 😉

Elegant villas with good quality interiors and a superb finish. Master plan is well designed and gives a sense of space. Plenty of light and breeze inside homes.There are several options for the units and given the prime location, pricing is good. Impressed with the overall project. There are houses under construction already, not just the sample unit. Close to good schools and several corporate firms.

Not worth the price....still unsold Villas ....none are buying them because of the pricing....Very rude and over confident sales guys.....they talk like they own the customer....Youre dependency on NRI....I mean its laughable....world wide there is uncertainty and you think NRIs have enough cash to fund youre projects...Buyer/customer is the king...current situation demands much more reasonable pricing then one thats getting talked by bluejay aster sales guys....

Just visited family members living there,nice cozy place with latest facilities for a modern era Villa community,still a work in progress.
Its villa project. Gated community. Nice road view. But far far away from ready to move. No nearby daily needs access. Dont think even we get a cab there in case of emergency. Price seems to be little on higher side.

An isolated place, in the city yet away from the city. For people who want to stay away from noise and pollution of city, this could be the right choice. Its still in the initial development phase, its well planned society. The only concern is daily commuting and public transportation.
Haunted kids play area, old broken and colour faded equipments, has made easy to break bones of kids by not using sand.

Nice layout. Gym, badminton, basketball, swimming pool and yoga room etc as amenities. Clubhouse is good. Greenery and peaceful surroundings with no traffic or pollution. Hosur main road - Hosa road junction with Metro station being built is 6 mins by car or bike. Saw two new apartment complexes being built close to this place, area is being developed. Good potential. Approach roads good. School bus comes here for students pickup. Amazon, swiggy, zomato, big basket, licious dunzo operate here.
Certainly a great project and good value for money. Only concern is you cant consider moving in right away (even though they have ready to move units available for sale, and 3 families have moved in already!). The connecting roads are bad, no stores until almost 5kms (hosa road junction), no street lights, slum/village stretch in between. ACT broadband just started, NO DTH as I write this review.Good place to invest and forget for 2-3 years, as this is BDA site, the appreciation will be huge in next 5 yrs.
