I availed their service for verifying the property documents. The lawyer is quick, approachable, highly responsive and transparent with the pricing. But not competent enough to detect the common frauds. The property that, I was about to purchase has been notified by BDA for acquisition, but the lawyer missed that out. It could have been caught with a simple online check for RTC mutations. I would not recommend their service for property related matters.Edit: For replySir, You suggested not to purchase the property citing three reasons and after a brief discussion, we convinced that risks are minor and can be handled with little due diligence from my side. Hence, I requested you to issue a public notice for purchasing the property.But BDA notification for acquisition of the property is a major RED flag. If you would have found that and mentioned it in the report, then I would have dropped it immediately. If an experience lawyer cannot find this, then no way the common people can!!It is not based on my own online research. I enquired in the BDA acquisition department and they confirmed that the entire land (In Sy. No 55/2, 6 acres and 3 guntas) is a BDA property and the notification reports are issued to the land owners long back. The seller is a fraud and has hidden the facts and reports. Also, BDA strongly advised me not to buy the land.
