The location and quality are very good for the price. Delay in handover is a common complaint, covid also adds to it. If any buyers face legal issue, builder should take full responsibility and ensure the property is clean, also More transparency needed on the loans taken for the property by the developer, as people invest their hard earned life time savings.One good thing is Pioneer responds regularly and help us sort out the issues one by one slowly. Also the Founder/owner is constructing his own house in the layout which gives more confidence to the buyers.Hoping to have a very peaceful and active society Pioneer Lake District without any issues.

My big brother has invested in their project Pionier lake district. All amenities in the project are fully operational and are one of the most premium in the whole of south Bangalore. I recommend everyone to buy or invest in Pionier as they are best plotted developers in south Bangalore

Updated Review :I had a talk with CRM team today and they have mentioned that refund amount will be initiated soon through the cheque by deducting the cancellation amount as per TnCs mentioned in the booking document given to us over email and their management has also reviewed and agreed to refund it . Appreciate this gesture.I have remove my previous review which had partially incorrect information.

I have booked a plot in Jan2021 at Silver Lane and there was a document missing as part of legal verification. When I asked for a link document, they did not have it and I had all rights to cancel the booking. They acknowledged that they cannot supply the missing document and agreed to cancel in March and since then they havent refunded the money. I have been chasing behind them since then. They said that they were working during lockdown and even after lockdown has been relaxed, still they are delaying the refund by giving some excuses.Finally - I received the cheque on 02-Aug-2021

We have been dealing with Jennifer since last 7 months. She keeps postponing the refund date. Again yesterday(24th aug 2021) she mentioned another date that is sep 10th. If she won’t make refund before 10th sep I will share all the details here about our plot numbers ,upload all the emails exchange screenshots and pics as well. If they make payment by 10th sep I will update that info as well here. But my sincere request to all who are planing to purchase plot, please don’t give any advance money to pioneer developers until you get clear documentation from them. Thanks

I have visited Pionier Lake farden . They are the best in the real estate development. Their Phase-1 is developed very well. Plot buyers must visit the Pionier Developers at least once before buying plots in Bangalore. My rating is 4.5 /5.

My review is specifically regarding the hassles I went through dealing with Pionier developers.I visited Pionier Lifestyle project approx. around Jan 2019 [of course now they have changed the name a few times]. I was quite fascinated with the location and the reasonable price point and paid a token amount of 15lakhs in Jan 2019 and obtained all the documents regarding the project for legal verification. At the time of booking, Pionier promised to refund the money in 15days. This promise was made by their sales director.My lawyer pointed out a few missing documents and issues with the papers that were given to me. When I went back to Pionier with the list of missing documents and sought clarifications for the questions my lawyer raised, there were no satisfactory answers. After a month of going back and forth, my lawyer advised me not to go through the process due to issues with title and transferability issues. Based on my lawyers advise, I decided not to go through the process and hence demanded the refund of my booking amount.Pionier failed to refund the booking amount in time. I made at least 8 visits to Pioniers Koramangala office and spoke to them on phone umpteen number of times. Every time, they would promise to transfer the amount within 3-5 days and every time they failed to keep up the promise.Eventually, after 5months, they gave me 2 cheques out of which one of them bounced. Finally, they returned my refund amount 6months after I communicated my decision formally not to go ahead with the transaction due to title and transferability issues as advised by my lawyer.The worst part is how their leadership team (especially the CEO) treats you and the harassment one has to go through when you go to their office to rightfully demand what is yours. I was startled that they had lost sight of the fact that the refund was already overdue and started blaming me for demanding refund. The CEO also arrogantly declared will throw the cheque on your face which is not the kind of conduct that befits CEO of an organization.To mitigate the above risks and hassles, I advise the potential buyers who wish to deal with Pionier (or any builder for that matter) insist on at least one of the following, in the order of preference:1. Ask for Bank guarantee for the booking advance amount, for refund of the booking amount on demand without demur.2. Post dated cheque by the developer for the booking amount dated not later than three months from booking date.Any potential buyers should be extremely cautious and do a thorough due diligence before investing in this particular property or with this developer.

I wasted my time by visiting the layout.They sold pionier gardenia few months back and no basic amenities.Just to sell they put temporary road which is gone now.When you visit they will make lot of promise all to be done in future only.They sold reliaable prime city 1yr ago see the condition of layout its same as 1 yr ago.They will not allow to go for the bank which u want to apply loan for(be careful they r not confident about property documents).Once you book,if u cancel within 15 days also they will not refund anything.

The community looks good and fascinating because of club house.But when I enquired with already existing plot owners they said they still didnt get possesion for the construction with necessary things like STP , Water supply and permanent electricity since long time. If they focus on this hope this would be one of the best community. But also they are extending with different phases where the club house will not be sufficient for those high number of customers.

Visited the layout last year had an eye for a corner plot. Visited last weekend and booked my dream home. Worth the wait. Nice layout, fully functional amenities and round the clock security.

I visited the layout & booked a plot in their latest project Gardeniaa in the beginning of this month and because I was sold out on the location, future developments and was awestruck with the lake view and its amenities & assurance of houses built with long 80 feet main roads. Overall a good investment option with immediate possession.

I had visited Pioneer Gardeenia on Sarjapur Road with an intention to purchase a villa plot and I was not disappointed with any of their products and services which they have provided on the site. They have brand recognition in Bangalore as they are in this plot development business of a very long time. They are providing world class features with resale assistance, home loan assistance and much more. They have build there brand in the market with consistence and quality in what they deliver. I think this investment would definitely grow in the long run and yield benefit. Would arranging my finance to make an investment in here.

My brother booked a plot here last November. I guess he was lucky the project was almost sold out and then they launched only vastu compliant plots. The location is good and clubhouse amenities are fully operational and you can build your own house immediately unlike other projects

My father booked one of the plots here last month December. The best part is that all plots are vastu compliant and the clubhouse is fully operational. I would suggest anybody who wants to build a home immediately in a fully operational gated community with amenities.

I feel lucky and saved!I visited Pionier Developers sites: Pionier Gardeniaa around 6 months back. Sales people were offering plots in Pionier Gardeniaa or Reliaable Prime City (Reliaable Developers are sister firm of same Reddy owners). These brand is full of show and display. I was about to book a plot, then I thought of inquire about it. Lucky I found a colleague and a friend how were existing customers of Reliaable. They had plot in Reliaable Dollars Colony and Purva Westend (They are land owners in Purva Westend). What is happening with Dollors Colony you can read about it in the reviews, I was more surprised with the friend who have books a Landowners flat in Purva Westend. For him it has been more than a year now and they have not got the possession of there flat and still suffering.I discussed above two cases with the sales person, he said, Sir, that is Reliaable sir, they are like that, but Pionier is different.. blah blah. I asked him so same Owners who are cheating people under a different (older) brand, suddenly became saint with a new brand??? What a rubbish!!!I talked to my friend how have flat in Purva Westend, what a pathetic experience it has been for them, CRM, Directors, Chairman (Mahendra Reddy) no one is responding to their calls, these guys have his more than 1Cr blocked. Thats why I said I feel luck and saved.. Save yourself, inquire around the owners and invest with them.GodSpeed

We had worst experience booking a plots in pionier lakedew.. as promised they dint give a plots after taking a booking advances for 9 plots 1 cr... Pionier developers team wasnt responding and giving false promises.. they dint settle our amount untill we dragged them into court.. please be careful when buying with pionier and reliable developers
