How do people like these survive after cheating peoples hard earned money? There are people who are still paying monthly EMIs for the plot purchased in Upkar Residency. I have personally met at least 8 site owners at URWA who are fighting to save their land.I strongly suggest Upkar Developers to intervene and help them with the matter and keep up with their name.[Al-Shuara 45:30] As for those who believe and do good deeds, their Lord will admit them into His mercy. There has been a lot of problem in Upkar Residency, which is one of the earlier layouts of Upkar developers.Upkar developers should sort out the issue and clear the sites from BDA. They have really good contacts and in BDA it is all about money. If Upkar developers were really good people, without any guilt, they would have easily sorted the issue with the BDA.I have also heard about their issues in Upkar Habitat (as one of my friend who lives in Upkar Residency wanted to buy a plot in Habitat, but dropped the plan after looking at several reviews which told that it has similar issues)

Upkar developer is fraud company, they taken money in full payment and I have my site in old layout Upkar residency. Is the work of the developer over once they sell the sites? Isnt it their duty to make sure they handle if any problem comes. Upkar developers are the ones who simply try to lure the buyers by providing attractive deals and offers. But in reality, based on some reviews when I tried to do some paper check, I realized there has been several fraud done by this developer.

I am a resident of Upkar Residency and I confirm that there is a huge problem in the Upkar Residency sites near the lake. I know many owners are struggling for the last 5-7 years to get their sites back. They keep coming and discussing with our association (URWA) about their sites.They do complain that Upkar developers have not done anything about their sites. The layout overall is nice and peaceful, but yes there has been FRAUD done by upkar for which innocent buyers are suffering.For people who need the details, please contact URWA and take the contact details of the owners of the sites and contact them directly.

Over 30 sites in Upkar Residency is having problems. This is one of their old layouts and the innocent buyers are suffering a lot. The sites have been partially acquired by BDA and Upkar developers know these sites have problem and yet sold.If they were clean and decent developers they would have sorted out the issue for the buyers. The buyers are suffering from the last 7-8 years.Upkar developers are the most shameless and heartless developers ever.

Is it the responsibility of the developer only to sell the land, and the problem is over? till you purchase they are very good, once you pay the money then they will show the true colours.I am now struggling to sell my land that I had purchased at Upkar Habitat and I am not getting even the cost price which I purchased 2 years ago. I want to ask Upkar developers, I am willing to sell the site at the same price I purchased 2 year ago, are you willing to buy your own property?There has been some problems with the layout and it is the duty of the developer to sort out the issue. The developer is not at all responding to the issue, forget the issue, he is not even pick up the calls. They dont even have basic manners to pick up the call and speak even if you call 100 times. They are a 3rd grade developer.

I have purchased 2 sites in Upkar Habitat layout from Upkar Developers. Whenever I am coming to India and visiting the layout to see my plots, I found no development work and looks like a jungle. I frustrated by following up with the builder and their false promises. Few people moved there and lots of frustration, horrible situation, basic amenities are missing like Water.Forgot to start the construction of house in this jungle, even I am struggling to sell due to no appreciation even after 3 years because of in-completion project work by the builder. Think many times before investing your hard-earned money into this scrap project. Also, I found google review of this layout that ‘’The release letter given by the builder and the BMRDA are not matching, there are some issue made on the approval letter. The builder has only GPA for few of the Survey nos. without that they are selling the plots which is not a valid sale deed. Also, they have encroached the civic amenities area and sold as plots’’. BE AWARE OF THIS CHEATER BUILDERS.

Their sales representative Mrs. Sindhu is worst female. She will not receive your calls and does not have courtesy to reply back. Their customer service will also not help you. They will try to avoid you. Be aware from them and do not make your life hell by dealing with them for your home.

WARNING - guys, please consider this warning seriously, there has been several people protesting against upkar developers as they have several fraud case against them.1. Upkar residency case: please call mr. Viresh Maskey and he has complete list of fraud papers and can explain about the fraud2. Upkar Habitat - site no.1 to site 11 in problem because it is the land of TVS company. Since TVS company has filed a case against them, all sites in Habitat are in problem3. Upkar gardens - papers problem4. Upkar spring fields - no development at all since 15 years (or very minimum development)5. Initially I was worried reading few negative comments on Google about Upkar. However my experience was quite good as compared to what I read. I bought three sites in Upkar Spring Valley. The staff at builder especially Mr. Sudhakar was very kind and polite. Not even once they chased me for payments and were very supportive during lock down. Rather gave all documents as needed from time to time. I had a great experience with them.Only one feedback I have it will be great if they adapt to new world of corporate ways of working. They are Very hierarchical. I work in MNC and report to CEO of a global company so it was bit aukward for me. In most of MNC there is no hierarchical culture and you find it very wired to work with them as i was asked not to copy emails to one of there senior leaders. LoL. However this do not impact you anyways but you need to be mentally prepared if you are for IT / ITES field as it will be difficult to digest. It was for me.Over all very good deal and experience. Upkar is a cheater company. They sold us the that that belongs to BDA in upkar residency. Khan is not talking to us also and although he is sitting inside the office he tells that he is not at office.The site is now being acquired by BDA and this person called Nisaar does not pick the calls too..Please dont buy anything from this cheater company.I have found all of Upkar properties have problems as their paper work is at fault. Upkar buys all litigation lands for a very cheap cost and sells to the customers, then later the customers face issues.....I am re-adding this review as I recently saw some reviews on Upkar residency and the issue is not yet sorted.

Upkar developers has done a great job. They really have a great team. Had an easy and smooth experience starting from booking of the plot till registration. Upkar marketing team helped a lot through the bank procedure when applied for loan. I wish them all the best for their future business.

Yes, it is absolutely true that there has been a group of people (around 30 sites) affected, Upkar has cheated these folks by selling sites that belong to BDA.I am personally in touch with a person Viresh who has provided all the papers to his lawyer, Shoba.Upkar is absolutely irresponsive in this matter and is not helping these folks at all. It is absolutely shameful that they call themselves 50 year company, but if needed can solve this problem easily, but is not solving.Rajans pics of site offside by BDA is attached.More pics to come soon, including the documents of proof of cheating.I request all the people to form a group and raise voice against such cheaters who squeeze our hard worked money to their pockets. I am looking for 2-3 sites for investment purpose and came across this developer. The sites are quite affordable and within our budget. But clearly as the reviews says this developer can be fraud. I have personally not spoken to them, but as somebody else mentioned, the response for the negative review is very rude which clearly shows the culture of the company.After looking at the google reviews, I generally tried to see the reviews which took me to mouthshut and I was surprised at the number of people who have given -ve reviews, most of them looked genuine where people are crying for their money.I am not buying here. I came to know about Upkar Developers when I was looking for a site. I did my survey about them and found very negative reviews about Upkar Developers. I still wanted to go to their office and check with them just because their prices were really compatative and they gave me all kinds of FALSE PROMISES.I did book a site with them by paying a booking amount. Since then Upkar Developers are never on time with anything. They have delayed everything from the beginning. Be it the documents, registration, agreement.It’s been a nightmare with these developers and I hereby CAUTION all of you about these CHEATERS. I have also filed a complaint against them in Rera.

We have requested upkar to make water tank operational.Even after repeated requests and signed letters, upkar did not repair over head water tank. Being such a big company this is not what expected from them.See their arrogance, Overhead tank was promised by Upkar now the response says its associations responsibility. I strongly recommend not to go with this developer. I had been to their office in Jaynagar and they did a ward welcome and everything looked impressive. They even discussed and told me theyll help me with financing as their projects are approved with several banks. All good till now. However, in the next room I saw people fighting for some issues that have happened with their land, another set of group was standing outside waiting for the head of upkar to sort out their problem with the land they had purchased some years ago.I was very curious and asked them what the problem was, they they suggested me not to even thing of this developer. They dont ever bother to talk to you once you have purchased the land. They told each and every layout of theirs, they have problem with the papers. They asked me to verify from the BDA and BMRDA (lawyers wont be able to help -- because their DC conversion order itself has some problems, which can be got to know if you visit BDA and BMRDA offices). I am not exactly sure what the problem with the paper is, but it is with the same conversion number being fraudently using in multiple lands.Please check on this aspect if you are thinking of buying land from them. I also saw some reviews talking on the similar lines, please check them too

Very unprofessional developer, we are resident and till now what ever promised to us not been delivered. Marketing person hadshown big water tank which is only a structure and till now its not operational. No proper roads, power supply, dummy STP etc etc.When ever some one asks they point out at association which never formalised and also its responsibility of developer to complete all the pending works like water tank etc. Then we residents can manage ourselves.We sent letters and several mails, but no luck.Not at all recommended and we are cursing ourselves for constructing or buying here.
