Rohan Akriti is a diligently designed project. The amenities provided are in tune with other known developers of Bangalore. In the first phase of the project the builder had even created provisions for piped gas, however, that has been discontinued in the second phase.The flats we saw had ample light and ventilation. There is a dedicated place for wardrobes in all the bedrooms which ensures that they remain spacious.The only downside (for us) of the project was its location.

One of the best and fast filling project in the vicinity.Deliberately designed architecture to ensure enough light on every corner of the house. Decent amenities and most importantly the builder is handing over the units much much before the dates mentioned on the documents. We have booked a unit in F tower and happy to move in to this project soon.Pros :1. Construction quality looks to be better2. Enough open space between the towers to ensure good airflow and light3. I visited this property an year back but couldn’t write review so far.Let’s write about entrance first, the entrance is at a corner of this property, unlike few other apartments – there is just one single entrance for all movement in and out. The road leading to property and entrance is in worst condition right now. The front wall of the apartment isn’t attached to road but rather they are society sites and all those house can peek into your common areas and facilities, loses it appealing factor and entrance visibility.Most importantly, this land is several feet’s down from the road, rain water enters easily, future maintenance can be tough in case of heavy rain.Famous Kannada artist and actress Kalpana Samadhi is inside the property, some people may have reservations buying home due to this.Property adjacent to phase 1 has a Big School campus coming up which can cause noise throughout the year.Don’t go by the availability of Cauvery water in future, it won’t be sufficient to quench thirst of that many homes, it will be only for namesake but no real value addition.The building stands on axed full grown Mango and Coconut trees farm, the builder and residences have moral responsibility to plant new trees and give back to neighborhood.Think about recurring high maintenance cost attached to facilities you get back, is it worth? Rental income here can be low (not an IT or industry area), there are several big brand apartment complexes in neighborhood already.

The building is really good, clean paper work, great amenities and an brilliant sales team.However the biggest disappointment is the CRM Team. They are severely understaffed and lack any kind of experience. Its a nightmare to get them on call.Due to their lack of experience and ignorance I have lost close to 1.5 lacs, they have the ability to make you feel miserable and helpless.I had to register my flat in Basavanagudi Sub register office, I thought it would be better if I take the CRM teams help as they would be better equipped to fill the details. Alas! To my luck the lady filling the form was filling it for the first time.She had typed BANASWADI Instead of BASAVANAGUDI.On the day of the registration I had to pay the fees again.Now my money is stuck at BANASWADI SUB REGISTER OFFICE. all thanks to the CRM lady.Apart from this even the executive from rohan builder who was at the sub register office was another nightmare to deal with.The CRM team had asked me to carry one set of document and the executive was asking for completely different set of document.They are a totally uncoordinated and dis organised.If you are planning to buy this property, please be prepared for a tough time with the CRM team.

G+13 High rise building with view of turahalli reserve forest. Very coold chilled place. Less traffic noise located 4km from Yelchenahalli Metro station.

I booked (2.5bhk) here in 2020 starting time after researching almost all projects from Bannerghatta road to kengeri. A grade builder, Mivan construction and value for money. Its fully residential layout surroundings with all facilities nearby. Waseem and Kavitha from management really supportive to all query. Management is good. All process in place, Even in Covid situation, work is progressing with no delay at all. They will complete much earlier then committed. I recommend Rohan builders.

Rohan Akriti stands out perfect, for the kind of home my family was looking for. Before we finalized this piece, we hopped lots of other properties, in and around Whitefield. But none of them could hold us, for the increasing concrete jungle, dust and noise pollution, narrow roads, dependency on by road transport, construction, interior space e.t.c.Akriti is so far the only one which matches our most of the expectations.1. High rise2. Forest view/inside outside its surrounded by green, hence lot of fresh air for which the temperature is about 3-4 degree lesser. This April, we visited Akriti in a midday around 2-3pm, and the air temperature is way different than Whitefield, spent almost an hour without a.c inside our car in the middle of akriti and turahalli forest.3. The Vajrahalli metro station is within 1km, hence for transportation, one has 2 options, by road and by metro.4. the construction so far is good, but once move-in can get the actual feel. Lots of daylight/sunlight from every corner in the 13th floor that we booked.5. The construction work is very progressive, we are hoping that they could handover on or before time that they mentioned in the agreement.6. We took the 3bhk property but 2.5 is super decent size.7. They also said within 2yrs akriti would get the Kaveri water supply too.8. The swimming pool area is huge.9. Free space inside both the phases(1&2) is huge.10. Waseem is very cooperative, the other team Kavitha, Shruthi proactively corresponding for which so far our process is going smooth.~.. So far am a happy customer .. ~

For ROHAN IKSHA:Quality of construction is so bad, seepage is seen every wall in apartment. Builder is not serious to acknowledge the bad quality of construction. Within year of possession, all issues like plumbing, power supply, seepages, leakages etc.became common for it.

Although the property is strategically located, the flat layouts are not great. Safety on higher floors also seems to have been skipped as the railings in the common area are too low and is especially risky for folks with kids. There are windows within the flats that overlook the other flat that compromising on privacy. The only dimension we liked was the 2.5BHK which was large and spacious and was the layout was decent.The salesperson we met was one Mr. Waseem and he seemed to have no interest in giving us proper details. The prices quoted were also exorbitantly high and one can actually find better projects in and around that area for decent prices with good flat layouts. I would only recommend this project if you have lots of money and are looking at a property overlooking the turahalli forest.

Builder are very rigid about the price .the rooms are not spacious with only one balcony whereas other builder offers much lesser price with double the space and 2 balconies.They only tell thier price and do not listen to the customer negotiation.Its a average project with limited amenities and space.Some of the flats do not have space for dining hall .

One of the best project in Bangalore. I purchased it recently and very much happy. Location, Amenities, Construction quality, Reasonable price are the key factor. Near to upcoming iskcon Leela theme park. Close to Uttarahall main road. Close to metro station amd upcoming 2 malls(With in 2 km). I appriciate effort of Mr. Waseem from sales team as he was very supportive and gave detail explanation about the project.

Project wise it is a good deal. we are interested in buying but marketing department is not at all supportive. even when we went to finalise the booking, they were not ready with the costing part. I have seen sales team from other projects, they will be so over enthu in selling the property. Here it looks like 9-5 job. Though we liked this project, because of lethargic behavior of the sales team, if the sales team does not act quick, we may as well go with other reputed builders.

Great property to invest

Rohan Akriti is strategically located in the BDA layout that comes under jayanagar housing society board. Near by metro station is Krishna Leela park 1.5 kms far which going to be operational in 2020 dec also near by Mantri Area mall is coming up (since Mantri is closure to the bankruptcy Im not sure when the mall will be in full running mode). Another advantage is it close to Banashankari 6th stage the future residential hub in south Bangalore.Size of the 3bhk is decent enough especially those units at the 12th floor and well designed, but the living area is too small as the distance between the sitting area and the TV location too small not good for the eyes. Looks like they are coming up with 6 floors club house which is wow. Im not sure of the quality of the construction which anyway one can get to know post possession better get in liaise with the in house engineers..

It took a while to search out the site location, google maps does guide you near the site, but since the markings are not clear you need to navigate a little far to find the sales office and parking area. The sales person was not responsive and I am not sure whether they have already booked all the apartments or pushing customers to pick from limited stock. The location is not 5 -10 mins from Kanakapura road, it should take 15 -2 0 mins to reach kanakapura road from the site. There is a farmhouse next to the site and hopefully more apartments will come up nearyby, considering the rocky terrain need to be certain of ground water table in the long run

Good property but no development . Right now the work has been stopped as there is not much difference in pricing between prestige Lakeview and Rohan akriti. Many have booked the other one.
