Please be aware that there is a very big and open cemetery just 200 meters from this site. The pathetic news is that there is no compound wall also, it is wide open in all sides Please refer the attached google maps snapshot. You can go and visit yourself.

Its a good project to invest. Upcoming metro is just a km away and then we have sumadhura capitol coming up. Arun and Arvind from the sales team are very helpful and patient enough to understand our needs and provide us with genuine answers. However, only con would be the project delivery date. If they can make it more sooner then it would make it lil easier for others.

Aqua is a good project considering various factors like it is on a corner plot took over by builder (no land owner), spacious rooms and open area, close to hopefarm & upcoming metro station, Sumadhura Capitol Tower also coming up with a large official space at the junction, road access on both side of the property and daily essentials are already established next to the project.Property is adjacent to Prestige Mayberry villas. There is a cemetery about 200 meters from the property but it is at the other side. It shouldnt be a concern as there are 3-4 other flats (few are under construction) before the cemetery. There are other A builder projects where cemetery and project are sharing a common wall, which isnt the case here.Mr Jayant (Sales) has shown great patience in explaining all details and he is very supportive.I recommend to visit the site for your own assessment.

Theere are two natural water paths on the land (seems like encroachment and no construction zone) if you check on rajakaluve.org website. Also, Flats facing are not same as what they claim. It is actually North-west for North facing flats due to inclined building structure.

Finally today we were able to book our dream home at Gopalan Aqua and that ends our 3 months of every weekend house hunt trauma :)What worked for us? Almost everything. Extremely good well connected location which is the USP of the property , near to bus stop and proposed metro station and the beautiful ventilated spacious 2 BHK which gave us the instant homely vibes. Building quality seems pretty good and all the luxurious amenities are available. And finally kudos goes to the awesome sales team who were quite helpful specially Mr. Dinesh who helped us throughout from sight visit to booking and we were able to book our home in a single visit.Hope project will be done by the time as promised. The visit was pleasant and staff are really courteous. The team and especially Mr. Dinesh understands the needs of the customers and guided us throughout the entire booking process. The sales executive Jyothi was also very clear in providing proper information during the initial enquiry that kept us motivated to visit the property preferably over other shortlisted options.We were very happy with the way our requests were addressed during the visit and all details were provided upfront and clearly. Instead of spending money on marketing gimmicks, they prefer to provide a value for money home to their customer. The quality of the building also looks very sturdy. With a few minor improvements in the interiors of the flat, this project could stand out as one of the best apartments in that area. Situated in an excellent location and very close to metro and bus stop. Surrounded by a good locality and broad roads. Weve visited around 20+ projects before taking the decision to buy.The project has advantages of locality, location , amenities, cost & A class builder (therefore quality & time of completion would be trustable).Location - very close to Hope farm Junction & ~1.4 km upcoming metroAmenities - cricket ground, basket ball court, swimming pool, party hall, departmental store etc.Surrounded by Prestige Villas & already built apartments , so the area is really good.Since we stay close to the project, weve seen its development progress really going well.The best thing we liked about the sales team - Mr. Dinesh was his friendliness & very prompt , timely response. After visiting various projects in the past few months, finally booked an apartment in Gopalan Aqua. The location and construction quality is very good. Mr. Jayanth helped us in the sales process and the experience was very good.Below are some pros and cons of the projectPros1. Location2. The issue with this apartment is they are not giving any projects completion date to their clients in the agreement. Thats why I dopped off this property. This means that they are going to delay this project and we are not sure by what time they will give the handover. Atleast as far as I know every builder whether it is in tier A or tier B or tier C use to mention the rough date of their project completion on agreement. So this was the main issue behind this property. Remaining all other things seems to be ok for me. If you guys are okay to go without any completion date on the agreement then there is no problem with the property.Thanks.

The location is the USP of this project since it has easy access to both bmtc bus stop and upcoming Metro Station. Close proximity to schools, hospitals and major business tech parks. Both 2-bhk and 3-bhk apartments are well sized. Sufficient amenities are provided. Trustworthy builder.Mr. Satpreet Singh explained the details of property very well and answered all our queries.Scope for Improvement: The brochure needs to include detailed Floor Plan that describes the dimensions and direction of 2 and 3 bhk apartments in each tower.

I have booked an apartment here. Im giving my personal feedback:What I liked:1. Project is located at a prime location. Only 900m from hope farm junction.2. They are using Mivan construction. Which is one of the best construction technique available. Only prime builders use it.3. Project is very near to hope farm, yet its located at a quiet space. Just beside Prestige Mayberry villa. So you get quite living space in the middle of city.4. Star market is only 250 mtr away5. Metro station is 1.4 KM walking.6. 2 balconies + open utility. Many good builders stopped giving open utility. But I like open utility, as it helps in providing place for drying cloths and all.7. Lots of open area in this project. Also its 14 floor only. You get Good UDS because of this.8. Whitefield global school is just at the next lane. Stone throwing distance.9. Cauvery water connection is available.10. Very good amenities in a separate club house. Indoor badminton court, temperature controlled swimming pool etc.11.GOPALAN brand name and the trust that it brings.12.Very open towards customer feedback and address the shortcomings. Example: Earlier there was only 1 balcony but after listening to customers they have added another balcony in master bedroom.13.Competitive pricingScope of improvement:1. Given the premium nature of the project, piped gas connection should be available.2. As club house is separate they can make the terrace of the clubhouse accessible and can make it a beautiful garden. This will provide better view for the apartments as well. Also a cooking area inside clubs house is required.3. They have given more focus towards 2 BHK. 3BHK living room balcony could have been bigger.4.
