This is one of the best projects in the Electronic city. The ambience is outstanding. Temple is there for everyone which spreads the positivity all around. All facilities are there including multi purpose court. My investment in this project was worth it. It is located at the heart of Ananthnagar.

Nice apartment in ananth nagar, electronic city phase2. Good place to stay for rent or buy apartment. Just opposite to Mahendra Aarna is Vishal mega mart. All things are available there. There is market also nearby. Inside aarna complex, there is lot of space to walk, kids to play, dog park also!!! What i really liked about the place is that for houses in the groud floor, they have provided extended garden space. I havent seen this facility in any of the apartments that I have visited. It has 13 floors approx. Floors above 5th are all well lighted and ventilated. The Supreme advantage point: no high rises nearby. Loved the place but I did not buy it because it was little expensive for my budget. However, I would advise people to go for it.

This is my story where I lost all my hard earned savings. .....On the assurance given by Mahendra Homes I wanted to invest on the apartment in a project known as Aarna. I wanted to obtain legal opinion before investing however they pressurized me to invest 20% advance and assured that they would return in case if I am not satisfied with the title. However they failed to give necessary documents requested by my advocate. On demanding the return of my money they are claiming to withhold my money without any valid reasons and they are trying to penalize me for their mistakes. I have also filed consumer case and the same is pending for consideration. I am going to RERA & Ministry of Housing and Urban Affairs, Government of India for JUSTISE. Please verify the documents thoroughly before investing any money.

The maintenance of the building offered by the builder is sub- standard. He is cheating us by charging excess on electricity and maintenance charges. Refusing to let us create owners association even after two years now. We are forced to pay gst of 18% on maintenance because of this on top of the exorbitant charges on maintenance.

Below Important request has been given to facilty management on emergency to help on basement lane rules refinement on April 12th. As no action was taken by facility and We have decided to post as a google review.Letter given to Facility management dated 12/04/2021.I pen this letter with great sadness and concern regarding non-confirmation of traffic signage by our Mahendra Aarna management workers, friends and neighbours within our shared parking area. Over the last few months, there has been 2 incidents where kids was at risk of serious injury because some of the Aarna management workers and residents choose to ignore traffic signage and drive into the car park using the exit route. Throughout the car park, there is clear signage indicating entry and exit routes and when residents choose to ignore them, they are not only breaking the rules set forth and agreed by all residents and putting everyone health and safety at risk but are also setting a bad example to the children of this shared community we all call home.The parking space allotted to me has a pillar to the right which blind spots my vision and I have personally been at the receiving end of such behaviour last week when I was almost run over by a speeding resident who chose to enter the car park via the exit route. I had raised my concern with the security and was deeply saddened when he reported that he was verbally abused when he tried to confront residents who were violating said rules.I humbly implore facility team to raise awareness among our fellow residents and Aarna management workers about the purpose and benefits of such common rules and should this behaviour persist, facility team should come up with some physical barriers or improved signage for everyone’s safety.The parking slot and drive way designed and built by MHPL, So please ensure people follow rules without any compromise.Evidence:Aarna basement entrance cameraViolator details submitted by basement security.Thanks and regards,Rajarathinam Lakshmanan,secretary,REIN India foundation trust.Mob: +919535248385Note : Attached notice given Aarna facility on 12th April 2021 and acknowledged by Girish Facility manager. Not good quality material used in construction. Surprised to see windows without mesh.Even window grill placed is shaking.panchayat builders are providing mesh frame along with glass for windows. Moreover design is not good . No doubt outside building is looking good. Price is very high as per the location.I am sharing my feedback for further customers after visiting this property.

Its one of the new and decent apartment society with all amenities and play grounds to teenage to young kids....... Its price is bit higher side as compare to area price and interior building plan is average. But if you have kids 7 yrs above its good choice.Good security and very big society spread in different phases.Biggest advantage is its almost on the main road so u will get everything within 2 min walk.

For the price which is premium overall experience regarding amenities issues faced by residents its just medium and attitude of builder is below medium when it comes to addressing key issues like water quality electricity meter readings etc. Outdoor amenities look good in catalogue but not the same experience in real. One sided approach and threatening attitude of builder when asked to address few issues makes it a wrong choice for buying flat and staying. A great project felt ordinary by 70% residents staying since last October.

My friend owns a flat in Mahendra Aarna and i visit him often.I have not seen an apartment building with so many play areas and facilities for kids..Not just outdoor play areas but they also have an indoorIf you have toddlers then this is the best place to stay...There swimming pools separate for man women and kids.

Dear Management Team,Recently I had visited your office and shown interest in flat. Even I was ready to invest in your property, but unfortunately I had to rethink on my decision and finally decided not to go further.My decision was completely based on very poor response from your Sales Representative. For very simple queries they use to take too long to respond back. They always promise to call back, but it happened rarely and I need to call them every time.These regular incidents bring me to suspicion, what will happen if I book the flat. Management will address our queries after after we pay money?... I dont think so :( .Why this had happened - This might had happened because, 1. yous sales rep were permanently employed and they do not bother about performing their job. 2. There is no timely, skip level review meetings happening. .. .... there could be other possibilities also, but need to look into immediately.Please take this review as an input for improvement.ThanksRB

Visited the project in E City a week back as I have been seeing this coming up nicely over last couple of years on my way to work . Sales Reps showed me both ready to move in and under construction apartments. Spoke to some residents as well and heard good things about the amenities being ready to use and lot of things for kids to enjoy.Build quality and open space was good as well. Still in contact with Mr Mahesh from their sales team. Really appreciate his pleasant and timely answers. Hopefully everything goes well so we can book and start living there in a few months time.

We brought a flat in Aarna thinking we will have a home in Bangalore where we can live peacefully with our hard earned money. But soon we realized the reality that there is no real peace here, if you own a flat in Mahendra Projects (for reasons which I have highlighted below). So in a nutshell, we have to fight for everything including our basic requirements. On a contrary I keep thinking it was better to buy a flat near the Pakistan border so the war we fight here could had been fought there (for a cause)Problems seen here -1. The builder thinks he is the only decision maker for everything and never discuss anything with his customers(owners) who invested in his property. This was from day one, started with internet, cable TV, water quality, electricity goof-up resulting higher bills etc...to name a few.2. When owners call for meeting, the builder is least bothered to attend and solve the problems of the owners.3. Never listens or tries to solve any issues suggested by owners/residents. Builder dictates his terms and expect the residents to pay for everything on the higher side (Electricity, Maintenance charges etc..).4. They have no governance and rules, does what is right for them.5. They also have a never responding facility maintenance team.So at the end our problems are never ending for reasons that nobody wants to solve it. The only option out is thru association formation, but builder is not taking interest for forming RWA, as that will decoy their vested interest and ploy.

Exercise extreme caution when you book this property. If by any chance, you happen to cancel the booking, they dont return the booking amount.We even agreed for a 50% refund but they dont respond to your calls if you cancel. We cancelled due to bank loan sanction issues and we would have called and mailed 20-30 times now but they simply ignore. Until you book, they treat you well, once booked - customers are no one to them.Exercise caution!

Mahendra aarna is in a good place to live a peaceful live for all age of people. It is very safe for my kids and parent’s . I like the amenities and the room sizes in the 2 bhk variant. The living room is spacious for a 2 bhk. It is very close to the proposed Metro station. And vishal megha mart is just outside of apartment gate so we can go and buy all our provisions at a very attractive prices, with lots of discount. And M5 ecity very big Mall is coming up within 1KM from project. I am very happy that there are national and international schools within close distance. And then once the Metro comes all the places will become close as the distance in Bangalore should be measured in the actual time taken and the running distance. I booked east facing 2bhk.

************Attention all potential buyer who want to invest in this project *****This project has collapsed with respect to all infrastructure it has. This is mostly due to inexperience of managing such a bug society by a new builder like Mahendra. I promise you will cry everyday for basic needs such as water, electricity etc. If you dont believe me then check other reviews or pick any random residents and ask them.Problem 1: Water: They bring water from Bommasandra Industrial area through tanker. This water is highly toxic with TDS value of 1500+ along with dangeorus bacterias like e coli. Many residents are already suffering with eye pain, body rashes and several other problems. Inspite of several requests they dont change the source. Storage for water is also not sufficient, cleaning happens once a year that too after 100s of followups. The water connections to each flat are alredy been messed up. Minimum of 10-20 residents are suffering from seepage issues.Problem 2: Electricity: They provide HT connection to every flat. Which is very dangerous for appliances. Along with that, there will be minimum of 20-30 times power fluctuations everyday. People here are literraly scared to switch on heavy appliances like Refrigerator and Ovan. On top of that, they have private billing for each of them which are 1.5-2 times higher than what you will be charged with Bescom.Problem 3: Management: This is worst ever part. They literraly dont bother about any problems. They will not reply to any single emails. For every concern or issues post selling flat, you need to fix by yourself by calling external vendors. They are so big cheaters that they will change the CRM every 2 months. One of the CRM has taken 15k from each member for Khatha transfer and have not given either khatha or money even after 1 year.Problem 4: Open space. Yes you are right... the Open space that everyone fall for (including me), is a trap. The open space and maintenance are just a trap for you. Except that they literally dont have anything to offer you.I will try to attach the condition of there 1 year old building soon to this post.There are endless problems with this society. I understand that by writing such review, the cost my property will decrease, but this is the only way to warn new buyer.PLEASE DONT EVEN THINK OF INVESTING HERE. YOU WILL THANK ME LATER.

This builder changes the amenities section with new words and doesnt provide whats in earlier ones so those who purchased flat before are unable to see few such amenities and once they realise they are told its a sales person quality who sold the flat. 300 plus residents have a sand pit converted to play area after paying for both and etc and the ploy continued with new catalogues.

Bad experiance from one I know. He said Once your payment is complete problem starts. 1. It will start with Registration , will ask for several thousand for bribing the officials. 2. They wont give you the possession possession letter , they will compell you to cough up arround 1-2 lakh in the name of balance interest. 3. Once the keys are handed over to you , you are going to find lots of things are incomplete. Some inlet or outlet pipe will not be fitted. 4. They will keep one of the keys giving some irrevalent excuses. Project is OK but officials are not. They are very good till your full payment, then problem starts. Cable, internet, what not. You have paid already. You cant leave. Had a nightmarish experiance with those guys. Good luck.

I booked the flat within a week in my second visit. I have seen few negative comments based on the choice of cable/electricity operator OR security guard sleeping. In my view if you are looking for a home you should consider below parameters,1) Base price: For a good 2 OR 3bhk you have to spend in line with Aarna. I can say Aarna is slightly less (Ready to move Price). I checked with Godrej, Prestige, Bren, Brigade, Shobha and few other local builders. Local builders prices are less but it will not give you a feel of luxury and also there will be less open space.2) Society layout: Excellent, Great open space which gives you awesome feeling when you walks in an around the building. I can understand number of flats could be less but you will forget everything once you walks around the building. Another important thing is its size. It is neither big nor small. If you can make a good group you can enjoy the most.3) Flat design: You will have almost all options, based on your pocket you can select. No common wall concept is really nice. You cant get similar designs in Godrej OR Prestige. If you get then it will be of much higher price.4) Amenities: Should not matter much since rarely people will use. But still it has all the basic amenities with great quality. Mandir is really special.5) Location: Again excellent, just 1.5 kms from national highway. Once metro will start, connectivity for this location will definitely increase and you can reach anypart of Bangalore using metro. All necessary things like schools, hospitals, markets, major IT companies are located within 5 kms range. You can easily get your daily items from the supermarket located outside the main enterance.I cant find anything which gave me negative vibes. Obviously there will be some but right now I dont know.

I came to visit the apt today and met few residents who were gathered down. Came to know the builder is not addressing the issues, instead threatening that hell disconnect the EB and water if the residents reports any issues. I then came to know that the builder has provided some private EB vendor and not the direct BESCOM connection to the individuals. Also the unit rates were so high which is close to 10rs/unit. Also the water softener is not operational and the TDS seems to be around 1300 which is really hard. No proper security and waste management. I thought its a premium apt. But no way it looks like it. Ive also seen few other reviews earlier related to the internet and other issues. Looks like buying an apt in Mahendra Aarna has its own issues. Builder doesnt seems to be professional from the way I see the reviews.I suggest not to buy this if any had planned to.
