Stayed for 3 yrs here. Best experience. No one will feel like leaving.

Few things to highlight..1. The locality is good.2. People residing here are friendly3. Easy access to most of the places like hospital,phase I and ii of electronic city,dmart,decathlon,super markets,school.4. Maintenance team is always available.5. Security team is very good..few cons -1. Maintainence of amenities like badminton court is bad2. Entrance has no proper road.

Nice place to stay, very homely feel.. lovely garden outside. The society is almost completely ready but gym, general stores and medical shop are yet to be opened.

Clean cool and nice

Nice complex. They did their community Durga Puja for first time this year. Only drawback of this housing complex is that they don’t have any proper gate at the main entrance.

Best place. Very low maintenance fees. Stayed with my sister. Had a great experience while living. Best for couples and new families. Do buy a property here. Its a great investment if your looking to invest. You have a swimming pool, gym, basketball, cricket, tennis court as well as badminton any more pasttimes available. Hope you found my review useful

Value for Money & its really quite. we booked an Airbnb there, it was really clean n neat . But there is no nearby tea shop. Also, it has security, so before entering you have to get acknowledged by the team there

I stayed there and its a very good society. Build recently and developing very fast with all the entities. 24/7 securities available and its good for families. Suitable for any people working nearby electronic city, and at a walkable distance from hebbagodi bus stand, people who does not have their own vehicle.

This project is in legal dispute between landowner & Icon Homz builder since more than 2 years.Now builder escaped before project completion. Neither landowner nor builder ready to pay maintenance of their unsold flats.Beware before thinking to buy.

Good to stay for tenants. Amenities are good . Swimming pool, outdoor badminton court and kids play games are available. Parking facility is also good. Good greenary they have maintained.To purchase it is not worth as the quality of items used are not good and flat is not spacious too.And also main gate and entrance road is pending from long time like almost 2 years. Builders must take care of these small issues which theyre not.

Home sweet home

Its a good sprawling area in Electronic city and built in quality is very good. Then it has 24/7 security around the campus.

Worst socity to live in , i am an existing owner.Pls check the maintenance , for 1000 sqft flat i am paying 3500 as a maintenance.And the society is not at all maintained .it is in worst condition .

Apartment complex is nice with all basic ammenities. Its always maintained clean. Maintenance cost is low. Only issue is the approach road.

Icon happy living was a best apartment for middle class people

I am one of the owners in this (ICON Happy Living) apartment. Iam extremely disappointed with the Builder (ICON HOMZ) for not fulfilling the promise to have our apartment as a Gated community.We are now at the risk of losing our apartment internal roads as encroachment or being used as public roads. We may also lose the amenities and live in continuous fear of trespassing.We dont understand, what is the rift between Builder and Landlord. We are clueless on what is stopping them to secure our apartment area by proper demarcation of boundary wall and installing Gate.Our repeated pleas to Builder, ICON HOMZ fell on deaf ears.

Worst management i have ever seen among builders. The possession was promised for Dec 2016 but still buyers are struggling to get the flats. No hope with them as the management does not even communicate among themselves. Every time you visit them, they will have 5-6 new excuses. Even after the grace period is over, these guys have the guts to say, and i quote WE CANNOT PROMISE ANY DATES FOR POSSESSION.According to them, Electricity connection takes time and it has taken them 6 MONTHS TO GET THE WORK STARTED. IT IS NOT DONE EVEN NOW.If you want to test your patience, try them out. They really are best at it. Quality of work only matches the lowest level of expectations that you can have. Giving ONE start just because google does not take NONE.

Location of apartment is good but builder is a big cheat. Lota of issues going on for years including society formation, main gate etc. but builder is melding money with hight maintenance.

In E-city area Happy Living is a nice built up apartments. Looks neat and easily accessible. The project comes up with good specifications and used only branded materials. Totally the property is worth its cost...

Flat owner are really upset because of main gate issues...builder simply keep quite...Very bad behaviour.....

Im Really Happy with the experience I had while buying my first home from Icon Happy Living. They made good and excellent service. Staff is very cooperative.The best part was that the team was extremely approachable even after the sale.

A nice gated community with affordable homes, very close to schools, hospitals and the highway. Construction quality could have been better. Irresponsible builder with no clear supervision of staff leading to poor construction quality.

I bought an apartment from Icon Happyliving. They have done a fantastic work with designer windows and polishing on the doors. The flooring of the apartment is cool and awesome. Interior for each floor is nice. I am so satisfied with their amazing service.

This are the best builders in the E-city I have ever seen. All the work done by them is very clean and systematic. The work done by them is very much durable, project are done on time, and it shows off its good work in many more areas other than E-city.

After staying for more than 6months and paying for all amenities(maintainance) still the swimming pool and everything is still under construction and nobody bothers.Place is not locatable by most of the courier ppl and cabs.

I have purchased a flat in icon happy living projects.It is situated at a good location with affordable price and amenities.The quality of the product and their service is good.But there is a delay in BESCOM power supply and sanction process .I spoke with the management team and they assured it will get it done soon. when compared with the problems faced by my friends and relatives with other builders, i feel their project and services are good .

The houses are not as per vastu. But price is very reasonable. and all good facilities. Only thing is vastu. House will be little smaller look. But price is very less compare to other places.

Never make mistake of buying property in Icon. It is the most horrible project ever with false promises. The name happy living is not even apt. It has become a living where all the occupants are unhappy and uncertain about the quality of building. Everyday, there seems to be a new problem added to the catalog of already piles of issues which remain unresolved.

It is an apartment. It has more 3bhk compare to 2bhk. 2bhk are very small. Currently they are constructing amenities and finishing work in phase 2.

Good. But Rooms are bit smaller and plastering is not good balcony walls are delicate
