Poor parking.Stack parking like the one we have in malls is given in this so called luxury project of Brigade.Maintenance cost of stack parking is separate from the normal maintenance cost you pay for society.Stack capacity has weight capacity of 2 tons only, if it would have been 2.5 ton, it would have been still acceptable.Height clearance of the stack parking is also not sufficient. You can not have 2 compact SUV’s.

I know this review will soon be marked and taken down by builders side. But I will keep on posting.Each word of this review can be sworn upon. It is truth.I enquired about this property i.e. Burgundy tower around few days back.This is a pre-RERA property. so RERA id doesnt exist for this. OC has been received. Project looks green with a unique structure, flats are spacious.Brigade call it as there Luxury project.Pros: - ==== - Unique structure - Spacious. - I am not building material expert but looks like good quality work, though in past people have reported seepage and stinking issues. - Good lush green campus. - Pool, tennis court, cricket cemented pitch, children play area - basketball court and club house. - Small guest parking. - A 10 acre ppt , around 460 flats which looks adequate, only two towers of 35-36 floors. - Decathlon nearby 100 mtrs - 8 lane highway. - A brigade mall nearby with Cinema (minimal brands exist there).- Cons: - ==== - Small washrooms. - The lift lobby area and balcony from lobby to flat is with a rough finish. (ok ok types) - Work is going on real slow. - Other issues have been reported in past like seepage from wooden floors and water flooding during monsoons, clubhouse area being submerged. I am not sure whether it is resolved, the builder claims it is. So I trust them.- Biggest of all ****PARKING IS A REAL CRUNCH***** here. - I was informed by executive that they are using Stack parking of capacity 2 ton, when I visited, I saw some stacks and remaining will be implemented later. - Maintenance cost of stack (3k/YR) parking is apart from the monthly maintenance cost. - B1 and B2 are partially hap-hazard - In Azure tower, the executive told me they have given 1 parking to a 4 bhk owner. (very strange) - Stack parking require maintenance and there are failures as well. There is no insurance by stack manufacturer nor by Brigade. - Bigger capacity stack should be there to park an SUV on top but brigade is giving 2 ton, the executive gave me mind boggling idea that you park your hatchback on top of stack and your XUV below it, since weight of XUV is 1860 KG, its not advisable to park XUV on top of stack. - I was like wow, since I dont use a XUV for daily use prefer hatchback for daily run , so I have to take out the XUV first and then bring the hatchback down, take it out and then park the SUV inside, after all this I would be ready to go. - Actually its not about the weightage capacity only, its about the height clearance as well. so you cant afford to have 2 compact SUV as well or a compact SUV and a WagonR because the stack parking doesnt have that much height clearance. So indirectly you are being dictated by Brigade about your preferance towards the cars you should own. - Imagine, 9 am office hrs and even 10 people are doing this activity at same time, what a chaos, it would be in so called Luxury project- Exotica. - I am not sure how come the parking got so ill planned. and for Brigades mistake, the buyers have to pay and still suffer. This is sheer engineering misadventure,and they call themselves A grade builder. - Last an the most Bizzare is there cancellation policy, if you booked the property and due to any circumstances you want to roll back and cancel, you wil end up loosing atleast 1.5 LAKH Rs. I am not sure which real estate law support to have such kind of policy but yeah BEWARE of this.Thanks

The layout of the apartment is unique.The patio/balcony is v shaped and is the centre of the entire house,accesible directly from the hall and all adjoining rooms.so a 5stars for the unique design

Came for a site visit. Loved the spacious and unique design of the apt. Great choice if you have a higher than regular budget. Not really that far from city. Lot of open space. Shops are coming up in the vicinity. Budigere cross and Decathlon are upcoming landmarks. Updated my review after multiple visits.

The building looks great, also the location, but two reviews of people staying there caught my attention. One (3 years ago)had said that wooden flooring in bedroom had to be removed because of water flowing into it and that plumbing was not good, seepage problems and during monsoons water in corridors etc.Has this been addressed in the new Tower?The other (2 years ago)said that during rains it looks like living on an island with basement and club house submerged in water!Have the issues of flood water been addressed?

The apartments are nice and spacious and the Landscape of the central courtyard with a large fountain is amazing. Theyve nice green space all around the main building with a great view for the residents. Within the apartments, not all Patio and balcony spaces are spacious. Few balconies dont even have water outlet.

Huge apartments with amenities and centrally located on developing neighborhood. The prices are quite high and not sure of how many families would be moving in soon. All the nearby apartments are filled with people but this project has been under construction for a real long time.

A landmark property on Old Madras road by brigade group of developers.. it looks magnificent and stands tall at 45 floor. Access to white field is easy from here as the road to white field is also very near. Airport is also near from here. Over all very vibrant property defining the beauty of East Bangalore.

A part of it still under construction. Just on the main road, easily noticeable. High security to enter and more open space.. nice place to stay.. but yeah.. beware of high wind blowing most of the times since it is on an very open area!!

First time I was on 31st floor and the view was awesome from balcony. Very relaxing place and society is well maintained, very nice park and so much of greenery, Very spacious flats, Design of flats are nice.Overall very good experience of staying thereThe only thing is price is too high as per area of flat and it is too far from main city.

One of the best architectural design in Bangalore. With top amenities. The view from helipad is just mesmerising . I worked there as civil engineer till completion. Even the quality they provide is top class. Brigade group always provides quality homes . Well located area . And a very good customer friendly marketing team including project head Mr GK Dutta Sir.

Its a premium condominium. Either 3BHK or penthouses are available. The layout of the apartment is good. Construction quality is medium. Has a club house under construction and has a host of other amenities.

This place has far too many problems, plumbing designs are inept at best, and we have repeated and severe issues with plumbing. Corridor designs are bad. Inadequate car parks have been planned. Updating my earlier review based on sustained senior management involvement to resolve our issues. While we have had serious issues, the willingness of the management to accept the issues and work with the owners to resolve this is better than I have seen with any other builder

The apartment complex is spacious amd has a lot of amenities including a gym, a swimming pool, indoor sports equipments, basketball court, gardens, etc. Some parts are still under construction, but a couple of families have already moved in.

Good layout but tragically built on a slightly low lying land and in monsoons it is like staying on a floating island with basements and clubhouse facing submergence. Hopefully the builder provides water and flood management system that is reliable and not ad hoc based on quantum of rain. If not for this issue it was a good 5 star property located in the open part of Bangalore suburbs and with plenty of open space planning. The property is located on the upcoming real estate corridor connecting Whitefield and the airport. While reaching places like Indira Nagar or MG road does not require one to travel through chaos of Bangalore traffic. It falls under the panchayat management, a plus given that they are quite open and willing to help as against a stretched BBMP or BDA. A good investment for rental as well as self stay, and a seemingly great bunch of residents based in my own interactions. The nearby local markets and with e-commerce accessible the society is almost self contained. But as always please look around and check out the place rather than go by just my opinion. Again I am saying this if the flood management is taken care by Brigade group this is a 5 star rating from me. So I am looking for what they can and will do so that I can revise my rating.
