This Apartment Complex is centrally located...Approach to any Exit Road of Bangalore like Tumkur Road, Mysore Road, is very easy except the Tirupati Road and the Hyderabad Road.

Prasad Modak owns 3 flats here. All gotten by courtesy of 420 builder Jayesh shah. Prasad Modak has waived off maintenance fee for the builders 40 plus vacant flat to pay his tribute. That is why he is not showing any accounts of the maintenance. It is mutually understanding business between 420 builder and fraud Prasad. All it means is Prasad Modak is living here by the money of other residents. Shameless fellow he is! People are finding it difficult to buy 1 flat. But this crooked man owns 3 flats, all by supporting a 420 builder and with 420 activities.Renu Gowdas case is also same. He has not paid anything except registration fee for his 3 BHK flat. He is also living here by supporting the 420 builder and at the mercy of other residents. To support his corrupt builder, this Gowda resorted into inhuman activities like cutting electricity, harassing people and goonda activities.There is another street goonda, Mr. Anantharaju. He has built his kingdom by extending his helping hand and shielding 420 Jayesh Shah. Doing fraudulent business activities, goondagiri, threatening people are his birth traits. He is associated with a political party (now, i dont need to explain his character). bcoz of this he thinks he can do anything to people. He supplies cable TV network for apartment. To support his business 420 builder has made a rule not to use DISH ANTENNAS. Even he supplies water tanks to apmt (sometimes half full tanks comes and goes, if we question this, his men shows rowdism). That is why this goonda Ananthraju shows soft corner towards builder. He is the best example for public cheating and fraud. After all he is a politician!!!

There is a rule from BBMP that after 10 PM loud speaker should not be used for any functions/events. Violation of this rule attracts heavy fines. It could be individual house, apartment or public function. Throwing this rule to air, the Gujarati community here use loud speaker with loud noise till 11:30 PM (and some days till 12 AM) during some festivals and seasons. I totally respect their religious beliefs and sentiments. But what i observed is they play film songs, items songs after 9 PM and perform group dance. There is no one to control this in the apartment. They think whatever they do is right.I have a kid and old parents who get disturbed by heavy noise in the night. I had brought this to the notice of committee members 4 years ago. No action has been taken, it is continuing till today and that is why I am writing here today. Even after this if they dont stop, i will have to lodge complaint to concerned authorities.

Hello Mr Govindraj gowda and Mr. Kulkarni,every one knows what is happening inside this apartment. Your certification for Renu Gowda and Prasad Modak is ridiculus. Instead of defending them in public forum here, you must teach moral lessons to renu gowda, prasad, cable anantharaju and few others in the aprtment. i kno w what horrendous things thye have done for some residents. cutting electricity, disallowing entry inside the gate, harassment, goonda giri etc just for questioning the builders pending works. We all know these third class people are living here @ the grace of another third rated builder jayesh shaha. if a proper investigation is done all these people including buielder will go to custody. curse of poor women and childrens tear will difintly touch them sooner or later. Muscle & money power is temporary. karma is a vicious cylcle. wait & watch.

An apartment buyer always knows that he/she has to pay maintenance fee as stipulated by the association. There should be a keep of accounts, yearly auditing, transparent transactions, democratic election of association members, annual general meeting etc. This is how the apartment association runs everywhere. But in this apartment there is no association. Some real estate goondas joined hands with fraud builder Mr. Jayesh for their personal benefits and making money. Even after 9 years of apartment construction, work is incomplete. With support some internal goons builder is collecting cash and doing the maintenance. We many of us are against the payment of maintenance fee in the form of cash and we are more inclined to form association and do our apartment maintenance on our own. BTW, why should we depend on fraud man for our apartment maintenance?There is a thug called Renu Gowda. He is a civil engineer of the builder. Professionally he is a civil engineer, but personally he is an uncivilized man. He has got a 3bhk flat from builder at almost zero price and he is very obedient to builder. Ordinary people work hard to buy property, but this man has chosen to support a fraudster to own a house. He is hell bent on protecting his corrupt boss at any cost. In 2015 a resident complained about poor quality lift in the apartment to this man and in retaliation he attempted physical assault on the resident. In 2017 a resident denied to pay maintenance fee in cash. This goon cut the electricity connection @ night. The resident broke open the mesh door in the night and restored the connection himself. In 2018 few residents offered maintenance fee in cheque, but builder rejected cheques and demanded cash. Residents said cash can’t be paid. So again this Renu Gowda cut the electricity connection in the night. But this time the resident was very daring, he directly lodged police complaint in the night. Police reprimanded this Gowda and ordered to restore connection immediately or else meet him at IG office next day morning along with builder Jayesh. Heavily embarrassed Gowda called electrician at 10 pm and gave the connection. This goon thinks, with muscle power he can do anything. Is Bescom his father’s property? Isn’t it taking law into hands for extorting money? He cuts the electricity connection after the sunset. His idea is that old people, school kids etc will suffer and residents pay him cash helplessly. This shows his fascist culture, the way he was brought up, his attitude towards life. He did this wicked job to many residents. But this time he was taught a befitting lesson. We have personally seen many middle class flat owners here who work dawn to dusk to pay-off their housing loan EMI. But this shehzada has taken a dubious way to own a flat! Does this man has any shame on his face?We have another specimen by the name Prasad Modak. He looks very innocent, but he is No.1 Khiladi. If Eshwar is god for all of us, jayEshwar is god for him. He owns 2 flats here which were bought at huge discounted price. He has invested huge black money. He is already 50 plus, but his greediness has not come down. He is the president of Bindu Amulya Committee (a self-appointed position with the help of some like-minded corrupt people, not democratically elected). He is the perfect example of fence eating crop case. Generally an association president serves the residents and addresses their problem. But this man is protecting the builder at the cost of residents. He has become the president to safeguard the builder. He holds secret meeting with builder and imposes what builder favours, to the residents. If any resident raises any apartment related issue with this man, he proves them wrong and builder is right. He is an utter selfish man who is paying tribute to builder in return to the benefits he received. The builder is yet to finish works in the apartment, this man is very silent though other people keep raising the issues.

There are around 25 flat owners here who do direct business with builder Mr. Jayesh in various ways. These 25 owners knew builder even before they purchased flat with him and they are very loyal & allegiant to Jayesh. Their ultimate aim is to safeguard their business with Jayesh.As many as another 100 families here are of same community/language as that of Jayesh. These 100 families treat Jayesh like a god and they are always loyal to him.These two put together will be around 125 and forms majority in the apartment. Jayesh is biggest liar and defaulter. He has not completed the Bindu Amulya project even today. OC and many other works are still pending. No association in the apartment even after 9 years. Jayesh is still doing the maintenance of the apartment by cash collection with the help of above 25 owners. These 25 owners have formed a residents committee and they are working for the welfare of the builder, not the residents. They silently meet builder without informing others, take decisions unilaterally to favour Jayesh and impose it on innocent residents. if someone opposes their decisions they threaten such people by various means. These 25 owners intention is only to have healthy relationship with builder to continue doing business with Jayesh. If we had showed unity and fought together, either Jayesh would have given OC or he would have landed in jail.As I mentioned before, the apartment maintenance is being done by Jayesh since the beginning of time and these 25 owners support him by collecting the cash from the residents. Many of us are against the cash payment. Neither Jayesh nor these 25 owners give the calculation of the maintenance. We dont know the status of corpus fund, total expenses, total collections etc. How can you handover the maintenance of the apartment to a person who is a proven defaulter? During the rain, there are many leakages in the parking area, some tiles have broken and come out. Is it not the responsibility Jayesh to repair it? Why are these 25 owners silent? If we question them they try to silence us.These 25 owners force us to pay the maintenance fee in cash which is absolutely wrong. Many of us unwillingly paid in cash because these real estate worms can do anything for peoples life just to safeguard their business. The people who rejected the idea of cash payment were targeted and harassed in many ways. These people are eager to fill Jayeshs pocket and have no willingness to address the issues of apartments & residents.Some of these 25 owners are real estate thugs and it is very danger if you go against them. For a small piece of bread, they can harm someones life. Their only agenda is to ensure Jayesh faces no obstacles and thereby keeping their business with him intact.I have burnt my finger by purchasing this flat. Others, please avoid this troublesome apartment.

I purchased flat from BINDU DEVELOPERS 7 years back at Bindu Amulya, Anjananagar. This company is owned by Mr. Jayesh Shah who is expert in cheating public. This property has 2 phase of construction Phase 1 & 2. Mine is Phase 1. Each phase has 140 flats each, making total of 280. 1st phase was completed around 2010-11 & 2nd phase in 2015. When we occupied the flat there were many works pending including promised amenities, compound wall, cauvery water, occupancy certificate (OC), completion certificate & more. Whenever we asked for these the builder said he got the project approval for 2 phases and he would give all pending things when the 2nd phase is complete. We all residents trusted him. From the beginning there is no association in this apartment. The builder used to collect the maintenance fee in cash & he only used to do maintenance. We thought he would give us OC after 2nd phase construction and form an association. But later we realized that he is a biggest scam.He completed 2nd phase project by Oct-2015 & new owners started occupying their home. Now we old residents asked for OC and promised amenities. He said he would give OC & complete pending works in 3 months. We believed him! 3 months over & nothing was done. Again we asked him in Jan 2016 & he said he would give OC by May 2016. Likewise he made a habit of fooling residents from 7-8 years.Now people reading this will definitely have 1 question. Why are 200+ apartment owners not taking any action on this defaulter? Please read below story.Out of 280 flats around 40 flats are still unsold. Another approx 40 flats are occupied by builder’s kin & kith. These kin and kith include builder’s blood relatives, business associates etc. Ex: Builder’s brother, some of his relatives, his civil engineer, architect, his real estate broker, the person who does flooring for his projects, the person who supplies wood for his projects, the people who supply building materials, ones who give financial support, political support etc. These kin & kith have got apartments at a very good deal and they are extremely loyal to Jayesh. They do not want to see Jayesh in trouble.Even today Jayesh is only doing maintenance by forcefully collecting the cash from the residents. These KIN & KITHS do not want to take over maintenance until they get OC & association is formed (and also because many of these people do not pay maintenance fee). Jayesh doesn’t pay maintenance fee for 40 unsold flats (He is saving approx Rs 14 Lakh/year like this). This episode is going on since 8-9 years. Few years ago I was part of maintenance fee collection team. We used to go door to door for cash collection. During that time some of his people used to say “Jayesh never take maintenance fee from me. If you have doubt please call him & ask.After 2015, once the builder broke his promise we hesitated paying cash to builder. We don’t know how much he was spending for maintenance, how much he was pocketing.This year many denied paying cash for maintenance & they were ok for digital payment. Such people were harassed by Goondas (some of these KIN & KITH become goondas when the situation arises to safeguard Jayesh). They have even cut the electricity supply of people, diffused their vehicle tyre & created many nuisances to the residents. No one has right to cut the electricity supply of a resident, it can be done by only BESCOM in case of non-payment of bill. By doing such heinous acts, these KIN & KITH are proving their goondaism, hooliganism and mafia. They have made BINDU AMULYA a horrible place to live. When ur co-residents can cut off your electricity supply using muscle and goonda power, what is the use of owning such a house? Is it a residents society or Taliban? It is better to stay in rented house than this kind of worst apartment which is filled with rats. Ive also heard few residents were threatened for expressing their views against cash payment. They can take someones life also for their selfishness.
