I had very complex property valuation needs in high end areas of Bengaluru, New Delhi and Mumbai which required an independent professional who was devoted to the technical methodology of property valuation, had a sophisticated understanding of real estate and legalities thereof, and demonstrated uncompromising personal integrity and fearlessness. I did not take Mr. Krishnaa’s word on this. I called and spoke to 7 references based in Ohio (USA), Canada, UK, UAE, and Bengaluru prior to engaging Iyengaars Property Valuers for my needs. All of the references I spoke with said that he had delivered accurate and meticulously described work presented professionally which had proven effective for their needs. And so I went forward with a contract for work and have not regretted my decision though it must be said that my business needs at this point have far exceeded the requirements of anyone I spoke with in advance. In the course of working intensively with Mr. Krishnaa over the past year, I have also witnessed the records of one case where Mr. Krishnaa’s valuation opinion came out against his own client, which I believe demonstrates credibility. I have also witnessed papers where he was hired by Courts directly to provide valuations to settle Indian property disputes in domestic and foriegn court jurisdictions. Only one mistake across all reports each exceeding 30 pages and all produced within two weeks - an honest copy and paste mistake - was identified during this nine hour deposition and Mr Krishnaaji submitted a corrected appraisal within 48 hours. Krishnaaji also provided key facts on BIAPPA, Khata/A-Khata/E-Khata, RERA, BMDRA, depreciation calculation methodology, and society legal dispute searches and general education to American lawyers to test the opposition’s claims, which ultimately suffered enough damage to their credibility to move issues forward. Mr Krishnaa procured comparative sale deed data that is difficult to come by in India as it is not public. However in my case, based on rules of evidence and procedure in the Court where this was tried, sales deeds were admissible evidence only in the appraisal itself. Though it is more costly, it might ultimately save you money in legal expenses. Mr. Krishnaa also procured updated stamp registration data from a Karnataka based Panchayat proving current ownership of two properties. I am not an Indian nor a Hindu and Mr. Krishnaa has delivered honorable service on my behalf, which should be the norm everywhere but in these sectarian times must be noted as exceptional.
